Summary:

Well‑designed studio in a classic Capitol Hill row home, highly rated by our past guests for cleanliness, comfort, and location. Ideal for solo travelers, couples, or a small family, it sleeps up to 3 in a smart queen bed with pull‑out twin and has a compact but well‑equipped kitchen (including a convection toaster oven), smart TV, and fast wifi. A neighborhood parking pass is available on request. Walk to Eastern Market, Barracks Row, parks, and three nearbyMetro stations for easy trips to the Capitol and National Mall.

The Space:

Located on the lower level of a classic Capitol Hill row home, this studio offers an efficient, thoughtfully designed home base in one of DC’s most desirable neighborhoods. Our past guests consistently praise its cleanliness, comfort, and convenient location for exploring the city. Bright finishes and smart layout choices make the most of the footprint so you have everything you need without wasted space.

Sleeping & layout (up to 3 guests)

- Queen‑size bed in the main area that pulls out to reveal a twin‑size mattress, providing flexible sleeping for 2–3 guests while preserving floor space during the day.

- Works well for a solo traveler, couple, or a small family with one child who plan to spend days out exploring and return to a comfortable place to recharge.

Living & entertainment

- Seating area and TV with smart streaming capabilities so you can log into your own Netflix, Hulu, Amazon, and more.

- A practical space to relax after a day of sightseeing, meetings, or dinner along nearby Barracks Row.

Kitchen

- Compact but well equipped for simple meals, with a cooktop, fridge, full convection toaster oven instead of a traditional oven, and essential cookware and utensils.

- Ideal for breakfast, snacks, or light dinners before or after your DC adventures.

Parking

- A neighborhood parking pass is available on request, allowing on‑street parking in eligible residential zones for the duration of your stay, ideal if you want to park once and explore by foot or transit.

Guest Access:

Guests have full, private use of the entire studio apartment, with its own dedicated entrance. The sleeping area, living space, kitchen, and bathroom are all on one level and are not shared with other guests. A family lives upstairs, so you can expect some normal household sounds (footsteps, stairs, kids playing) at times, just as they may occasionally hear you. This is a typical Capitol Hill home rather than a sound‑proofed hotel and is best for guests who are comfortable with everyday city and family noise.

The Neighborhood:

The studio sits on a tree‑lined street in the heart of Capitol Hill, one of Washington’s most historic and convenient neighborhoods. Brick rowhomes, sidewalks, and nearby parks give the area a residential feel, while restaurants, cafés, and bars in the Eastern Market and Barracks Row corridors are close by for dining and nightlife. Reviews often mention how easy it is to reach key sights from here while still feeling like you’re in a real neighborhood rather than a tourist zone.

You’re well positioned for both work and sightseeing: the U.S. Capitol, Supreme Court, Library of Congress, the National Mall, Eastern Market, and Navy Yard are all reachable by foot, Metro, or a short rideshare. It’s a strong choice if you want a neighborhood setting with easy access to major DC landmarks

Getting Around:

You’re roughly between three Metro stations—Eastern Market, Potomac Avenue, and Stadium‑Armory on the Blue, Orange, and Silver lines—each about a 10–12 minute walk away. From there you can reach downtown, the Capitol complex, the National Mall, and other parts of the city quickly.

Many guests choose to walk to nearby restaurants and markets, and there are several Capital Bikeshare stations in the area if you’d like to explore by bike. Buses and rideshares are also easy to access, so you have multiple options depending on your plans.

If you’re bringing a car, we can provide a neighborhood parking pass; register for the pass ahead of time and you can park on eligible residential streets nearby, then rely on Metro, biking, or walking for most of your stay.

Other Things to Note:

This is a compact studio with a modest kitchen and lower‑level setting—well suited to guests who prioritize location, value, and functionality over large square footage. The home and block are primarily residential and generally calm, but you may hear normal city and family sounds.

Please review house rules before booking, especially regarding smoking, parties, and additional visitors, to help ensure a comfortable stay for you, our upstairs neighbors, and future guests.

FAQ – Before you book

How many guests can the studio sleep, and what are the beds

The studio sleeps up to 3 guests in a queen‑size bed that pulls out to reveal a twin‑size mattress. It’s best suited to a solo traveler, couple, or a couple with one child.

Is this a good base for exploring Capitol Hill and the Mall

Yes—Capitol Hill, the Capitol complex, and the National Mall are all reachable by Metro, bus, bike, or a longer walk. Eastern Market, Barracks Row, and local parks are also nearby.

Is the studio private

Yes, it is a self‑contained apartment with its own entrance; you do not share the space with other guests. The upper level of the house is occupied by a family.

What should I know about noise

Because a family lives upstairs, you may hear normal household sounds such as footsteps, stairs, and children playing, and they may occasionally hear you. Very noise‑sensitive guests should keep this in mind.

How big is the space

It’s a small, efficiently designed studio. The pull‑out bed and layout maximize the available space so it functions well for short stays, especially if you’re out exploring most of the day.

FAQ's – During your stay

Is the kitchen fully equipped

The kitchen is compact but well equipped for simple meals, with a cooktop, fridge, full convection toaster oven, and basic cookware and utensils.

Is there wifi and can I work from the studio

Yes, there is wifi suitable for checking email, planning your day, and light remote work. The space is most comfortable for one person working rather than multiple people on video calls.

How does parking work

We can provide one neighborhood parking pass. You’ll register for the pass ahead of time and can then park on eligible residential streets nearby, which works best if you plan to park once and use Metro, bike, or rideshare for most trips.

What public transit options are nearby

You are within walking distance of Eastern Market, Potomac Avenue, and Stadium‑Armory Metro stations, plus several bus routes and Capital Bikeshare stations, making it easy to get downtown and to the Capitol and Mall without a car.

Do you offer early check‑in or late check‑out

We can sometimes accommodate early check‑in or late check‑out depending on cleaning schedules and same‑day bookings. Send us a message with your request and we’ll confirm what’s possible closer to your dates.

Interaction with Guests:

You’ll have 24/7 self check‑in via lockbox or keypad, and our local team is available by phone or message if you need assistance before or during your stay. We also provide a detailed digital property guide with neighborhood recommendations and tips for getting around DC so you can settle in quickly.

The vrbo location was great for what we needed. As others have mentioned the noises from upstairs were occasionally a little distracting but that’s the result with a basement-like unit. The parking was very confusing and stressful but ended up working out.

This apartment is great! Just as advertised, in a nice, safe neighborhood. The location is ideal for sightseeing… walking distance to the metro, Trader Joe’s/Safeway, restaurants. Street parking is easy and free, which is a plus since some hotels charge extra to park. The apartment is cozy and well furnished. I stayed here with my teenage daughter, and it was perfect for our needs. The hosts are great too! Communication was good, and no issues with noise from upstairs at all. Don’t hesitate… book it for your visit to DC!

very nice and cozy property. everything was very clean and communication with the owner was excellent. It was a bit noisy though because the person living upstairs had a dog and a small child who cried a lot and you could hear the dog barking all the time and running throughout her place but after a couple day, you got used to the noise and it wasnt so bad.

The property was just a few blocks from my son’s apartment so it was perfect walking distance. Safeway was a couple blocks away and we hit Starbucks daily. All the comforts of home and then some were provided in the property

We enjoyed our stay. The apartment was in a great location. Safe and able to walk to the train station, Eastern Market, restaurants, grocery stores, etc. It was clean and communication was good. One challenge was using the bathroom sink. It was a bowl sink and the height of it made it difficult for me to use as I am only 5'2. Also, was often noisey in the early morning or evening due to a little one running back and forth above us, which is understandable. The owner may want to look into some sound proofing. It was quieter during the week days. All and all it was a very nice apartment.

Great place! Enjoyed my time at their spot in Capitol Hill. Clean space, recently updated, conveniently located. Great spot! Tall guests should be aware that the English basement is a true English basement and if you are 6ft+ you may struggle with the low ceilings. Also, if you're trying to sleep in on weekdays at least, you will hear the family upstairs getting ready for their day. All of which should be understood with this type of apartment. Everyone else should enjoy it just fine!

This is a cute, cozy basement apartment. It was clean and the neighborhood nice. The big drawback for me was the noise from above. The family upstairs was just living their life- but the sometimes constant thudding on the ceiling was so frustrating. Impossible to sleep in.
