An authentic residential area, full of local restaurants and shops, and an excellent base for experiencing Rome away from the tourist crowds. Self check-in available.



The Space:

A roughly 70 sqm apartment on a floor served by a lift, laid out with two bedrooms, a living room, a separate kitchen and a full bathroom. The master bedroom has a queen double bed, the second bedroom a single bed; the living room features a comfortable sofa bed, for a total of 5 sleeping spaces. The bathroom has a shower. The separate kitchen is fully equipped: oven, hob, fridge with freezer, dishwasher, coffee machine, kettle, toaster, plus dishes, cookware and glasses. The apartment also offers fast Wi-Fi, air conditioning, heating, washer and dryer, iron, TV and a laptop-friendly work area. Hot water is always available.



Beds are prepared for the number of guests booked; different configurations must be requested in advance. We provide one set of towels per person (body + face towel); replacement towels are available after 3 nights of stay.



Guest Access:

Guests have exclusive access to the entire apartment: two bedrooms, living room, separate kitchen, bathroom and laundry area. The building does not have private parking.



Self check-in is on your own via an access code, available 24/7.



Check-in is possible once the online form has been completed with document upload, the city tax has been paid and cleaning is finished. The same conditions apply to early check-in, which must be requested by 6:00 PM the day before; confirmation is subject to availability.



The Neighborhood:

The apartment is in the Nomentana district, an authentic residential area northeast of the historic centre. Just steps away you'll find Villa Torlonia, with its large park and historic villas, and the extraordinary Coppedè Quarter, a unique architectural gem in Rome with its fairytale facades. Porta Pia and the Aurelian Walls are nearby. The neighbourhood offers restaurants, trattorias and shops frequented by Romans, with prices lower than in tourist areas: an ideal base for experiencing the city authentically, away from the crowds yet well connected to the centre.



Getting Around:

The bus stop is right in front of the building, on Via Nomentana, with quick connections to Piazza Venezia, the Colosseum, the Trevi Fountain and the Vatican area. Castro Pretorio metro station (Line B) is about an 11-minute walk away and connects easily to Line A and Termini station. The area is outside the historic centre's ZTL (limited traffic zone). The building has no private parking; paid car parks are nearby (Parcheggio Via Mantova and AutoParking Porta Pia). From Fiumicino airport you can reach the centre via the Leonardo Express train to Termini (about 32 minutes) and then a short metro ride or taxi; from Ciampino airport via shuttle bus to Termini or by taxi.



Other Things to Note:

Early check-in and late check-out are not guaranteed by default. If needed, they must be requested by 6:00 PM the day before; confirmation is subject to availability.



Cleaning: for stays of at least 10 nights, one free cleaning on request after the first 5 nights. Extra cleanings available for a fee (same rate applied at booking).



Luggage storage: possible before check-in or after check-out at our office at Via della Madonna dei Monti 24, from 9:00 AM to 5:30 PM. Free service, availability to be confirmed in advance by contacting us.

We communicate in Italian, English, Spanish, French and German.



Property notes: to keep hot water always available, the O/I switch in the bathroom must stay set to I. Rubbish should be placed in the bins located in front of the building entrance.
