________________________________

I have found over time that every VRBO is different and every guest’s expectations are different when they book a short term rental. It is my goal to make sure that I am as transparent as possible so that you can make an educated decision on your choice of where you would like to stay.

PET POLICY: All pets must be approved in advance. You must confirm that the animal has no history of property destruction, indoor urination/defecation, aggression, or excessive noise. I expect you to have the animal with you or crated when you're not home. In order to maintain an allergen-low environment for other guests, we have our cleaners do deep cleans after every animal stays there and hire a carpet / upholstery cleaner if necessary. Any undisclosed pet will result in a large penalty. FEES: Dogs and cats: 14 days or less: $100 // 15 days or more: $200. This fee does not cover any damages caused by the pet that result in excessive cleaning or repairs.

ESAs / Service animals: If you have an ESA animal please send me a copy of the paperwork including the letter from your healthcare provider. If you have a service animal trained to help you with a disability, I will be asking you the following legally allowable questions: 1) Is the service animal required because of a disability 2) What work or task has the animal been trained to perform (Your disability does *not* need to be disclosed)

NOISE: No excessive noise. No parties. No yelling. Quiet hours are strictly 10pm - 8am. You may hear guests in the main house. However, if they are disobeying the quiet hours or rules, please let us know asap.

SMOKING: No smoking anywhere on the property:

CLEANING: Sometimes a cleaner does a poor job and it catches me (and you!) off guard. Please let me know if the cleaner missed something(s) important and allow me to fix the issue. I assure you that we strongly value cleanliness and any lack of cleanliness is not on purpose.

AC: We will add an AC unit when it starts getting hot. Please let us know if that's the case.

SUPPLIES: We provide you enough supplies to get you through a month. If you end up staying more than a month, it is on you to purchase your own supplies (e.g. TP, shampoo, etc)

Very happy! Only problem was the occupants in the adjoining unit were a bit noisy. Not a big issue and we were out much of the time.

I needed an inexpensive place to stay while the flooring in my house was redone. This was exactly what I needed. I especially enjoyed the beautiful, peaceful backyard meadow, perfect for the three visiting deer.

Loud upstairs neighbors (renters?) well past midnight on a Friday yet we have quiet hours. Broken fridge. We notified the host and while they took it seriously they also asked us to do some of their leg work. After they asked us to take a pic of the serial number they wrote:“And a pick of the side of the fridge facing the bathroom door. So I can tell how much room between the fridge and the bathroom door - for sizing a new one if needed.”If we were their friends and family, sure, we’ll do this for you. But we’re your paying guests and we’re not here to do work.

Overall it was exactly what we needed . I definitely feel this vrbo is a weee bit over priced for the amount of room / cleanliness/ it being connected to the main house . But thats just me . Overall the area was quiet and felt safe enough leaving all of our travel gear./ camping supplies in the bed of the truck.

Super cute property. Would stay here again. Walked to Safeway. Sat in the doorway looking out at the yard. Nice view.

I had a very nice time at Tobins. The suite is clean and well supplied. I found the bed to be excellent, but of course preferences will differ. The area is very quiet at night. Conveniently located for South hills in Eugene, but really easy access to anywhere in town. If your staying in the heat of summer a A/C unit is available, nice touch. Large back yard, shared laundry, plenty of parking space on the street. For one or two people this is recommended.

A place to sleep, and that's about it. Reminded me of an outdated motel, but just in a safer neighborhood and not in a sketchy area of town like the actual motels in Eugene. The bed is hard. The closet was a little dusty. The room smelled musty when we arrived and there was a faint odor of urine right at the doorway going into the bathroom - not sure where it was coming from. The shower head is very low - I am 5'9 and it was below my head. There is a fruit tree outside the front door - there was a lot of rotten fruit all over the ground by the door attracting many wasps, bees, and flies. There is a leak that drips over the walkway to the door and a random rosebush right in the middle of the path that is eye level you need to duck under in order to get to the front door. If there is another party staying in the house upstairs, parking is a challenge - the spaces are not marked at all. We ended up parking on the street most of our stay. Since the house above can sleep so many people, there can be a lot of cars on the street just for the guests staying in the house and you may end up parking down the street. You need to start towels in the laundry before you leave, but you can't use the washing machine early in the morning, so that was a challenge for us when we needed to leave at 7am, but still needed to shower and use towels before we left.We were very busy during our stay, so luckily we didn't need to be at the space except to sleep and shower.

The shower didn’t work and it took 2 days to get it repaired. The manager reported he didn’t know there was a pet cat with my son after I annotated that in the reservation and paid the fee prior to arrival.

Our tennis team needed a comfy quiet house for our competition weekend. We were able to book both the studio and the house giving us additional bedrooms. We had a very comfy stay, the house was just right. Quiet with comfy beds, very close to groceries and other restaurants when we weren’t cooking ourselves. We would definitely stay here again.

The property was in a lovely neighborhood and very quiet. It was very neat clean and tidy. For a smaller space it was very well appointed and had everything we needed. The owner was always responsive to any questions or needs we had we would definitely stay here again.

Modest studio suited to our needs except NO COFFEE. I realize it was cheap, but we weren't prepared to have to go out immediately in the morning for coffee. Messaged host, but no reply. Otherwise heat, kitchen, linens adequate.
