## House Rules & Important Washoe County STR Policies
Welcometo beautiful Incline Village. We want all of our guests to enjoy their stay while also helping us protect this home, our neighbors, local wildlife, and our Washoe County Short-Term Rental Permit. Before confirming your reservation, please review the following House Rules & Policies carefully to ensure this property is a good fit for your group.
By proceeding with the reservation and entering the property, Guest(s) and all persons associated with the reservation acknowledge and accept the following Rules & Policies without exception.
### 1. Check-In / Check-Out Policy
Whenever possible, we are happy to accommodate early check-in and late check-out requests within reason. During holidays and peak summer or winter seasons, this may not always be possible, but please ask in advance.
Unauthorized late check-outs will result in a Schedule Interruption Fee of $150 per hour. Cleaning staff may not enter the property until all guests and belongings have fully vacated the condo.
### 2. Maximum Occupancy
This condo sleeps a maximum of four (4) guests total at any time, including children and visitors. Occupancy limits are strictly governed by Washoe County ordinances, HOA regulations, and fire safety requirements.
Any violation of maximum occupancy rules may result in immediate termination of the reservation without refund, additional county fines, and removal from the property.
### 3. Pet Policy
Only approved pets are permitted. Unauthorized animals are strictly prohibited.
Guests are responsible for cleaning up all pet waste immediately. Pet waste may never be left anywhere on the property or surrounding neighborhood areas.
Excessive barking, howling, or disturbances are not permitted at any time.
### 4. Parking
Only park in designated parking areas assigned to the condo. Street parking may not be permitted, especially during snow removal operations and winter storms.
Guests accept full responsibility for vehicle damage, towing, theft, fines, or violations while staying at the property.
### 5. No Smoking
Smoking and vaping are not permitted anywhere inside the condo or on the property. Evidence of smoking may result in additional cleaning fees and immediate termination of the reservation.
### 6. Quiet Hours
Quiet hours are strictly enforced from 9:00 PM to 8:00 AM.
Quiet hours apply to all outdoor areas, balconies, parking areas, and common spaces. Loud music, yelling, parties, amplified sound, or disturbances are prohibited at all times.
Washoe County and neighboring residents take noise violations very seriously. Violations may result in county fines, HOA fines, and immediate cancellation of your reservation without refund.
### 7. Trash & Dumpster Rules
This is bear country. We love and respect Tahoe’s wildlife, and all guests share responsibility for keeping bears safe and preventing property damage.
All trash and recycling must be securely placed inside the designated community dumpster area with lids fully closed and secured at all times. Never leave trash bags, food, coolers, recycling, or scented items outside the condo, on patios, near vehicles, or in common areas.
Bears in Lake Tahoe are highly active and extremely attracted to unsecured garbage and food odors. Bears that repeatedly access human food sources are often euthanized by wildlife authorities.
Guests assume responsibility for any fines, HOA violations, damages, or costs resulting from improper trash disposal or wildlife attractants.
### 8. Housekeeping & Check-Out Practices
Your cleaning fee covers normal turnover service including linens, laundry, floors, and standard cleaning.
Before departure, we kindly ask guests to:
* Leave used beds unmade
* Load and start the dishwasher
* Place used towels together
* Remove all food from the refrigerator
* Secure all trash inside the dumpster area
* Return furniture and household items to their original locations
* Close and lock all windows and doors

### 9. No Guarantee of Services
Mountain conditions can occasionally affect services including Wi-Fi, cable, electricity, snow removal timing, HOA amenities, and internet service.
Seasonal amenities and community facilities may occasionally be unavailable due to weather, maintenance, HOA scheduling, or operational issues. Temporary interruptions do not alter the terms of the reservation.
### 10. Security Cameras
Exterior-only security cameras may monitor entrances and exterior common areas for security, wildlife activity, and property protection. There are no interior cameras.
Tampering with or disabling cameras is strictly prohibited.
### 11. Property Use
This property is for residential vacation use only. Parties, events, commercial activities, photo shoots, subletting, or transferring reservations to another party are prohibited.
### 12. Cancellation Policy
Our cancellation policy is strict. We strongly recommend purchasing travel insurance, especially during winter months when weather conditions can affect mountain travel.
### 13. Travel Risks & Mountain Conditions
Traveling to the Sierra Nevada mountains involves inherent risks and changing conditions year-round, including:
* Snowstorms and icy roads
* Wildfires and smoke conditions
* Power or internet outages
* Bear and wildlife encounters
* Road closures and traffic delays
* Weather-related travel interruptions
* HOA or seasonal amenity closures
By staying at the property, guests acknowledge and accept these risks as part of traveling to Lake Tahoe.
### 14. Assumption of Risk & Liability
Guests assume full responsibility for themselves, their visitors, vehicles, pets, and belongings during their stay.
The property owners, hosts, and affiliated parties are not responsible for accidents, injuries, theft, weather conditions, wildlife encounters, service interruptions, or circumstances outside of their control.
