If you’re into bone rattling base until 12:00 am then this is the place for you. It was very dirty and not very secure. The general public had access to the interior of the building via the stairwell. The unit was directly above the drag queen stage. Annoying music and yelling every night. Late into the night. We will never stay there again. Building and unit we stayed in had a horrible odor. Very disappointing.
Perfect location just over the nightlife but no chaos during the night. Super pool on the roof, very beautiful apartment. We liked it very much !
First off, be advised that there is no parking to unload your luggage. When you pull up to the building, there is only valet. The valet is rude!! Very rude!! The check in guy had no clue what was going on, took forever to find my reservation and when asked a question....he couldn't answer. Acted like he could care less and hated his job. The condo was not very clean. My friend took an entire evening going around cleaning things. The forks in the drawer had to be washed before using. The sliding glass doors to the balcony took two people to open. It was hot when we walked in but figured that it was just the setting since no one was in there. We adjusted the thermostat but it never cooled off the entire stay. In the middle of the night it actually cooled off one degree. We all would wake up sweating throughout the night.
The location was perfect, close to the beach and shops, restaurants. Its located on top of Palace. We had a great time, the straff was helpful and nice. Swimming pool on the roof ?

Place is right on the strip in the middle of everything but it could have been cleaned better before arrival and that only give u 1 roll of tissue balcony was full of ashes but I love the condos it looks just as the picture stated
This place is in the heart of south beach right above “Palace Bar” the hotel entrance is to the left of Palace in like a small alley. We arrived early and were able to check in early , there is a $25 EARLY CHECK IN FEE CASH ONLY. Upon entering the room, everything looks just like the pictures. With all amenities (microwave/oven, stove, dishwasher, fridge, plates etc). The bathroom did have a few hairs laying around but whatever. We stayed for 7 days. There is one lock on the entrance door and the balcony door is a little hard to open and close.. if you don’t mind some noise than this is the place for you. You will hear music starting around 11 am which isn’t too bad. But it’s louder at night. SATURDAYS EXPECT IT TO BE LOUD IN THE WHOLE AREA. But I don’t mind the noise it didn’t bother me. My only complaint is that it was HOT! The AC in the Room is not the best . We had the thermostat down to 60 and the room stayed around 75-78 degrees and there is a ceiling fan. I think this is a building issue because the Hotel building was HOT AS HELL on of the nights. There is a pool upstairs, you might have to show your room card to get back down, and sometimes you have to show your room card to get pass Palace security. 10 Dollar refundable Cash Deposit for EACH BEACH TOWEL at the front desk. But overall if you’re looking for a hot location in the middle of south beach this is it! I would stay again or In that area it was a good experience.

This place is a great for South Beach. The room is above the Palace I think its the loudest restaurant out of all the row of restaurants and bars but its I can sleep thru anything.
Not a place for kids, but if you love to party and hear/see live entertainment every day, this is the place for you. Rooftop pool is beautiful, location is awesome and we had access to everything we needed within walking distance.
The place is in the heart of South Beach; close to restaurants and entertainment; in fact, it is above Palace Bar. The noise coming out may be a problem for some, but a broken toilet seat, a ripped couch, a leaking tub faucet, a dirty microwave, and a broken dishwasher can irritate everybody that stays there. Also, the sliding doors leading to the balcony are broken. It takes two people to open if you want to go outside. Overall: thumbs down.
I think the location was great, in case you want to save some money while staying there, the place has a kitchen and everything you need to make a meal. The supermaket is very close to the location as well near Washington and you will save tone of money.

My stay was nice. The noise from the club was more than I expected but I was notified before hand.
If you are looking for a club like atmosphere, this is the place for you. However, if you are not, then stay away!! Yes, you can see the ocean, but there was a big tent on the beach, so you had a tent view. There is a bar/restaurant/nightclub below the unit and it is bouncing until 2AM seven days a week, not 11:30PM, as advertised on the posters. Unfortunately, the property needs some repairs. One of the repairs needed is a new lock, I did not feel safe, not being able to lock the door. A text was sent to the property manager with details, and to this day, I have yet to hear from him/her. We ended up going elsewhere to stay and would appreciate our money returned for the five days that we did not use the property.

We left because the unit was seriously different to what was advertised and what we paid a lot for. Charged a separate cleaning fee but the unit was filthy on arrival. Blood stain on bathroom door. Hairs and grime in the sinks and tub, sunscreen smeared on doors, dusty and dirty cupboards, drawers, floor and cookware. Dirt and liquid residues in fridge, cooking pans used to catch leak under the sink, mould and dust in vents, dried out coffee and grounds in coffee maker, dirty items in nasty dishwasher. Owner offered a clean the next day, “if we really wanted” but said no problem could possibly exist Facilities not as described. Self parking is not available at the unit, there is public parking in garage 2 blocks away. Valet parking is available but the owner advised us the day before arrival that they recommend the public parking instead. There is no golf as a facility of the hotel, nor is there a private pool. The communal rooftop pool is shared with the Palace bar - the Palace’s website proudly displays it as the site of its rooftop bar. Many facilities, amenities and local attractions are described and pictured (sometimes not even falsely) but somehow the two large, busy and incredibly loud establishments that sit directly under/in front of the units are not even vaguely referenced. Tennis, a distance away, is. Wildlife viewing is. Outlet shopping, spas, snorkelling, cycling and many other calming, relaxing activities within the surrounding area are listed but strangely not the two bars. The Sugar Factory operates loudly until midnight or 1am every day. The Palace runs very loud and very popular entertainment until 2am, 7 days per week. You can hear nothing but them in your room. You can feel nothing but the vibrations caused by them in your room. If you want to use your unit for sleeping in between 11am and 2pm, this is not the place for you. Volume, duration and frequency confirmed by receptionist, the bars and numerous non-Vrbo reviews before we walked. The door to the balcony was unlocked when we arrived. Probably because the locking mechanism is missing completely leaving a large hole in the door. We contacted the unit owners before and after leaving. They use a pattern of denial, victim-blaming, lies and refusing to acknowledge a complaint. See if you can spot which tactic they use in the response to this review. Bonus points if they’ve repeated the same response in any other reviews about them!
