The old historic Sullivan Farm has been remodeled with modern comforts, 3-star comfort and a 5-star location. This is the last house on the road with over 20 acres of fields which guarantees peace and quiet with great views on all sides. There is a screened porch for outside dining, a formal dining room with grand fireplace, a large open kitchen, and an adjoining great room for relaxing. There are 3 bedrooms (2 on the first-floor, 1 on the second-floor finished attic) with 3 queen size beds, 2 doubles, 1 bunk bed and 1 single (1 up and 1 down). The house sleeps 13 and with cots for extras. There are 2 bathrooms with showers and a washer and dryer. A hot tub on the back deck with a wonderful view of the stars and the mountains is a pleasant way to finish a day of skiing or hiking.
The Sullivan Farm is a circa 1800 farmhouse that was the original homestead in Mill Brook valley. The farm has the classic layout of big house, little house, back house, barn. There are 4 structures, the original farmhouse, a small mid-barn built shortly after the farmhouse. A portion of the mid-barn was converted to living quarters as they expanded. After which a large 40’ x 50’ post and beam barn was constructed. The in-line layout is pleasant for summer and winter as it creates a windbreak to enjoy mild weather in an otherwise windy valley. There is a wood stove in the Great Room for warming up on cold days. There are 2 fireplaces, one in the dining room and another in the bedroom. There is an old-fashioned hand-operated pitcher pump on the kitchen sink. Farm tools, some original to the Sullivan Farm, adorn the house. The spectacular setting and barn are a wonderful location for a rustic low key wedding. The wonderful old barn has some fun games for evenings and rainy days with corn hole, darts, and a swing.
Nestled in the top of Mill Brook Valley, the Sullivan Farm is a great place for a summer get away for hiking, swimming, and relaxing with the slow pace of a mountain retreat.
Remarkable views for fall colors and leaf peeping. You need not leave the house to enjoy the amazing fall colors with views of mountains and valleys on all 4 sides.
A winter retreat with a 30-minute drive to Cannon, Loon, and Waterville.
Fantastic hiking and cross-country skiing from the house and views of the top of Waterville Valley on the other side of the ridge. The driveway is the old Dickey Notch Road with Dickey Notch less than 1 mile away and only a few miles away from hiking trail access to the Welch-Dickey Loop, Fischer Mountain, and Mount Tecumseh and the heart of the White Mountains.
Go for a swim at the community pond and beach and play a game of horseshoes. Enjoy a swim or soak up the views at the Mill Brook Cascade waterfall a short walk away. Good swimming and great views.
A quick ride down Mill Brook valley brings you to Benton’s Sugar Shack for breakfast and freshly made maple syrup. A 10-minute drive to Campton offers restaurants, groceries, ice cream, coffee, hardware, and more.
This will be a place that you will want to return to vacation again.

We are repeated guests to Sullivan Farm and will be back again. We love the charm and quiet of the surroundings. This is a great location - our whole family loves it!
We loved the house! We had adults, kids, teens, and dogs! Not too far from ice castles and just a great house to stay cozy and hang and eat and play games. The short walk to the waterfall was nice too and the waterfall in the winter was spectacular. Would love to come back in Summer/Fall.
We truly enjoyed our third trip to Sullivan Farm, a wonderful location with beautiful scenery. Our experience is better each year! The house is warm and welcoming and Robert is very helpful. ! We enjoyed a restful weekend with family and returned home ready for the busy holiday season!

We live in a restored 1830 colonial and fully appreciate the work, love and money that Rob put into restoring this 1800 farm. Don't expect a modern, perfect home. Enjoy an old but modernized antique. Very comfortable, very quiet on its 50+acres. The extensive grounds around the house were great for our dogs, and safe. The huge barn is an adventure in itself. Good but isolated location, near attractions. Plymouth is only 13 miles away for shopping if needed. Very enjoyable week.
This is a beautiful old farmhouse on a stunning property. The place is cared for and Robert is a wonderful host.
Great spot. Walk to the waterfalls, walk to the pond, walk to the mountain stream. House has everything you need… Pots, pans, dishes, linens, pillows. Peaceful and quiet. Short drive to the store, or several different restaurants.
And great host we’ll be back.
The farm is great as a winter getaway and Rob was a helpful and communicative host. Highly recommend!
Stayed with another family. Plenty of space for all 9 of us. Great location. Road getting in is sketchy in the winter weather - 4WD/AWD was necessary but worth it for the privacy.
We were looking for a place that provided privacy and was off the beat and path from the Ski resort area itself. The house was an old farm house which the owner is restoring. The main house has a lot of character. Our only complaint was the icy road but that has no reflection on the owner or the property. We had 4 wheel drive SUV's so a non issue. We would rent again as Robert was there to answer every question we had. Great expereice, M

This was our second year staying at Sullivan Farm for a week three generation family trip. From downhill to x country to hiking, there is something for everyone, and the location is absolutely beautiful. We also greatly enjoyed the hot tub!
This is our second visit to Sullivan Farm and we will be back again. Our family of 4 gathered with my parents and all 6 of us enjoyed the quiet and cozy farm. We enjoyed long walks in the woods and warm evenings by the fire.
It was our 4th(?) time at the farm, and my kids are beginning to think it belongs to us in some way! It is always the most rejuvenating retreat for our family. In the middle of a busy fall sports season we got to enjoy the gorgeous leaves, crossing the brook on stepping stones, marveling at the waterfall, playing together in the fields, and making s’mores in the giant fireplace. My 12-year-old was only able to make it up for 1 night but he said “it was totally worth it.” What could make a mom happier?! Thank you Rob! Always such a pleasure!
We had an amazing stay on this property. The house had charm and was spacious. We have two toddlers and two dogs. The kids loved exploring the house and playing the piano, while the dogs loved the yard and nearby hikes. There is a picturesque pond and nearby waterfall, all within walking distance ~ 0.5 miles. We visited in the fall - the leaves were absolutely gorgeous surrounding the farmhouse! This property is a hidden gem.
