Clarence Town, New South Wales
Please note, this is not a party house. The property is located in a very quiet valley with nearby neighbours and noise, particularly at night must be kept to a minimum.
Located on a beautiful and picturesque 15 acres overlooking 300 acres of neighbouring valleys, and sitting on the banks of the Williams River, the main house has 5 bedrooms, with a separate granny flat having 2 bedrooms and its own lounge room, kitchen bathroom and laundry. The main house has a master bedroom with King Bed, walk-in robe and ensuite has a king sized bed with a single bed and trundle. There is a queen sized bedroom off the front sun room. The southern end of the house has 2 queen sized bedrooms with walk-in robes and the rumpus room which connects to the main bathroom has 2 single beds and 2 single mattresses.
There is ample room to lounge around and also numerous indoor and outdoor dining spaces. 1 large 6 burner BBQ is located near the outdoor dining patio.
The kitchen is fully equipped with all the essentials and there is a coffee machine and milk frother for when you wake up to the magic sunrises over Wallaroo National Park.
There is also a granny flat with 2 bedrooms and its own kitchen and bathroom.
Guests will be provided with all linen, quilts, towels, and tea towels, Full access to the laundry (washing machine and dryer) will also be provided. Guests to bring their own washing detergent. Other essentials such as salt, pepper, oils, alfoil, glad wrap, etc will also be provided
The house is air-conditioned with most bedrooms provided with a ceiling fan.
4WD vehicle (only) access is available to the river. There will be cows on the property so slow, careful driving is required. Also please close all gates behind you. Please only drive on the designated tracks.
Things to do outside - swim in the pool, walk down to the river, see the many kangaroos, (you might even see a koala!) canoe, water skiing, wake-boarding, fishing, chill out around the outdoor fire pit, read, and just generally relax. There is also a pool table (located in the shed) and piano for wet day activities.
If you have a boat the Clarence Town boat ramp is 5 mins up the road. You cannot launch your boat from the property.
The property also has a small orchard. If the fruit is in season please feel free to help yourself to the lemons, oranges, limes, mulberries, mandarins, grapes or grapefruit. Please only take what you use during your stay to ensure the next guests also get a chance to sample the home grown fruit.
Shopping - Clarence Town is a easy 5 min drive and has a IGA, Bottlo, Chemist, Bakery and Butcher for all essentials. For a bigger shop, Raymond terrace which is 20 mins south has a Woolworths, Aldi (where you can buy coffee pods for the coffee machine), Big W and Dan Murphy's.
Clarence Town also has a great family friendly pub - Erringhi Hotel, which has a free shuttle bus every Friday and Saturday night.
Wi-Fi is available on the property and the 2 main TV’s has ability to connect to Netflix etc. The TV in the rumpus has an Xbox and DVD player for the kids.
For wet weather help yourself the the books and games located in the sunroom and main TV cabinet.
Guests will be provided with full access to all components of the house. There will be one room locked off which holds our personal belongings.
The main garage also houses our personal vehicles. Guests cannot use these items.

1 dog is allowed per stay. As this is a working farm it is expected that if the pet disturbs the cows or neighbouring horses they will be tied up for the duration of the stay.
Pets are allowed in all tiled areas of the house however not on the furniture. Any major damage due to pets will be taken from the security deposit.
Smoking is allowed outside only and please dispose of all butts in the bin.
Please also ensure all rubbish and fishing gear if removed from the river bank and property grounds.
The setting is beautiful and we greatly enjoyed our stay. Our host Glen was helpful, approachable and accommodating. Highly recommend this property.
I’ve stayed at the property a few times and as always, we had such a great weekend away. There’s always something to do during the warmer or colder seasons. Fits everyone comfortably. Overall great accomodation and no issues with checking in or checking out. Looking to book again soon!
We had an amazing stay for our father's 80th birthday. We stayed for a long weekend and enjoyed our family getting together as we did when we were kid's ,now all with our own. This home has plenty to offer from chill out spots to big spaces to be together for meals and games, Plenty of fires and blankets for outside sing alongs, and a great space to enjoy playing pool and playing beer pong. when the weather is on your side the pool is perfect for a swim after a walk down to the river with the cows and kangaroos. My whole family said this was the best weekend away we have ever had and we HAVE to do it again
Great place for the family to unwind and relax. Stayed here for 2 nights and Glen was an awesome host. Easy to contact and very understanding of our situation. Kids loved the pool, plenty of space for them to run around House and facilities were great
Glen was an absolute pleasure to deal with. He was communicative, kind and went above and beyond to ensure all our needs were met. The property listing was accurate and was perfect for our group of 10. All the equipment was functioning well. There were plenty areas to hang out. the place was stocked with everything we needed from condiments to board games. 10/10 experience, would highly recommend!
