Welcome to River Rock Farmhouse. This beautiful property is located 45 minutes North of Asheville, NC in the quaint town of Burnsville, NC. What is called the gateway to Mount Mitchell. This beautiful 3 acre property offers the best river access in the county and the farmhouse sits on three flat acres. The river access is huge with an observatory deck looking out over the Toe River, picnic table and a fire-pit on the river.
Step into this very comfortable 3 bedroom, 2 bath farmhouse that offers 2 queens, 1 full and can easily accommodate 6 guest, there is a Queen sleeper sofa in the living room take can be used so that the cabin could accommodate 8 guest. Our cabin is the perfect mix of charm and convenience as it offers, High Speed Fiber Optic Wi-Fi, a fully equipped kitchen and all bed linens and towels are provided. As well as Smart TV's, A land line phone, A gas grill, Large deck area, Two fire pits, and Direct river access.
The River Rock property is perfect for volley ball, football or bring a tent for the kids. Most guest will find that they will want to be outside most of the day as this is the number one River access in the county and our guest have all of the privacy.
Bring along your fishing poles, water shoes and tubes, kids floats and canoe or kayaks. The access into the rivers is easy and deep enough for swimming. There are large rocks to sit on and the little kids can enjoy the river too. Your pets are invited at a non-refundable pet fee. Get some much needed R&R while relaxing by the river or roast marshmellows under a blanket of stars. A clear view of the sky makes this property a great place for star gazing as well.
The area also offers many attractions. Mount Mitchell, Nativat Zip-lining, Hiking, Fishing, Blue-Ridge parkway, Biltmore House, Art galleries, Gem mining, Horse-back riding, skiing, water tubing and rafting, Nice restaurant venue and more. They will provide you with this information. When reserved through VRBO the information will be sent to you the message thread where you booked the property and received your reservation confirmation message as well. GUESTS ARE EMAILED CODE TO ACCESS, DRIVING DIRECTIONS AND INFORMATION REGARDING THE PROPERTY. PRIOR TO ARRIVAL, NO OFFICE VISIT TO PICK UP KEYS!
DOG fees are extra and NONREFUNDABLE The pet fee $100 is per pet per stay or $109.75 with taxes included. i.e. Any length stays with two dogs equals two pet fees plus taxes which is $219.50. Maximum of TWO dogs!! More than two dogs constitutes prior approval by the homeowner and Pristine Vacation Rentals. DOGS ONLY allowed! No cats, bunnies, birds, or any other animals allowed unless approved by homeowner and Pristine Vacation Rentals.

This is a SMOKE FREE environment! Please don't smoke in the cabin. If you choose to smoke outside please dispose of your cigarette butts.
PHONE SERVICE: Cell phone reception is generally good, but it can be spotty at times. We are in the mountains.
CHILDREN: This house is not child-proofed for young children. There are also no accommodations for babies.
SUPPLIES: Groceries and supplies are available within 5 to 10 miles, but we suggest guests bring what they may need for immediate use so they can stay and relax on the property for their first meals, if so desired.
FIRES: Guests are welcome to use the fire pit year-round. However, we do not provide firewood. You can purchase this at many of the local convenience stations, local grocery stores or Walmart. It's generally around $5 per bundle.
NO SMOKING POLICY due to guest and owner allergies. You will be charged an extra cleaning fee of $200 if you smoke inside the cabin. If you smoke outside please dispose of your cigarette butts properly.

Please Note: Guest have access to swim in any part of the river but the owner of this property only owns over to the right of the observatory deck by the fire pit. The other beach area is owned by separate owners. It is possible that you could encounter other people down on the beach area on the other side that belongs to the other land owners. You may also encounter people floating down the river tubing / kayaking.
Overall was ok
Great spot, bad farmhouse. Pretty clean, with nice updated bathrooms but otherwise kind of shabby. Access through hot, ugly utility room into cramped kitchen with worn linoleum floor sets the tone. Very little closet space, no central air- just 3 tiny window shakers with extension cords hanging taut in the walkway around the bed. I bought them an appliance extension cord to avoid kicking the old one out of the room's single outlet every time I got in or out of bed. Nice big deck overlooking the beautiful shaded lawn but no shade on the deck, which abuts the unwashed, paint-peeling house. Super convenient location off Hwy 19 but still on a broad, (relatively) deep part of the river. A 3/5 review is not a negative review, but there are definitely some challenges.
Absolutely perfect place to stay for a family vacation. The house had everything we needed for our stay. Location was convenient.but still a little off the beaten path.
This place is always a great place to stay while we are doing work in the South Toe River.
Love everything about this property. The management is awesome.
Great location with stream on property and near to Burnsville. The house was well supplied and very clean - but it had a fairly strong and unpleasant musty odor. The queen bed in the main bedroom sagged badly in the middle. The queen bed off the kitchen was more comfortable but no adjoining bathroom. I didn’t catch any trout on the property but I did catch some trout on the Cane River nearby. The drive up to Mt Mitchell State Park was stunningly beautiful. Lots of good hiking possibilities nearby. Burnsville has some nice shops and restaurants. All in all we enjoyed our stay but a couple of improvements with the house would make it even better.
I stayed here before a few years back with my husband and two dogs. This time I decided to take my parents (in their 70s) and mother in law (86). The house is set up so they didn’t have any difficulty getting around. They even went to the water. My dad spent everyday fishing. They really enjoyed staying here. The house is an older farm house but well kept. The bathrooms have been updated. Very nice yard and the river in the back was perfect.
We had a great stay at this cabin. You could feel the love that generations before have poured into the walls. The pics make the cabin look more updated than it is, but it is extremely cozy, clean enough and was great for our family with 3 younger children. It is a hike to get down (and back up lol) from the river (and be sure to bring river shoes as it is very rocky and hard on the feet) but absolutely a perfect spot for the littles to safely enjoy swimming or wading in the water. This is the first cabin that we've taken our kids to that had everything we needed for a safe, peaceful, relaxing, waterfront vacation that we plan to return to!! That's big! I did want to give a little feedback on communications. The management team did great and checked in on us shortly after we arrived.... Answered our questions and guided us where we were lacking however - there was a big party tent with tables and chairs in the yard when we arrived on Sunday. On Tuesday a couple of guys came and took the tent down, collected the tables etc. We wish we would've had a heads up that this was going to happen. It's not a big deal and won't stop us from returning but with our kids in tow we are very protective and weary of strangers just showing up! Also, right after we arrived a maintenence worker pulled up and had to go inside to grab payment for himself....this was not communicated to us either and surprised us. Again, not a deal breaker but wish we would've had a heads up. We can't wait to return. We were all a bit salty that we had to come home! Lol

The property is beautiful and very relaxing. There was a lot of people that were passing through there going to a HANG OUT SPOT so expect to see other people walking or driving up the hill going to the river. We really enjoyed the property and especially the noise of the water sitting on the deck.

The house is dated, but very comfortable and bathrooms have been updated. The property itself is absolutely amazing. The river, the old barns, the yard and the rhododendrons...gorgeous! Would stay here again. P.S. the bald eagle flying over the river while sitting on the observation deck...unbelievable ❤️
