It is a beautiful waterfront community with some of the most sought-after property in the state. The exclusive neighborhood appears to have taken its name after the Matheson family, which donated land for the creation of the Miami-Dade County Park. The family had made the donation in exchange for commitment that what is now known as Rickenbauer Causeway would be constructed to link Key Biscayne to Miami. The causeway was built in 1947 to connect Virginia to Miami.

Like the rest of Key Biscayne, the community has a larger number of condos. The area has since significant increase in condominium developments in recent years to cater to those seeking to live in the beautiful area. These have even led to a slight bit of controversy on control of these developments. Majority of the homes in Matheson are built waterfront with the community's location close to water body.
The community lies in the proximity of several places where residents can while away time. One of these is the Miami-Dade County Park which is known as Crandon Park.
