Rison MHP is a smaller 10-pad MHP in rural Rison, AR. It was purchased with the intention of being flipped by the current owner. As this group has not owned this park for very long, I have limited information on the park and it's infrastructure to share with you. There is currently one tenant living in the park. The tenant is living in a POH that is currently paying $295/month. The current owners believe that 2-5 other trailers on the property will need to be removed. The current owner has indicated that they have the titles to the POH's. They are unaware if the vacant pads need work prior to accepting new trailers. The park is on city water & city sewer! No gas meters to the pads. A few pads don't appear to have electrical pedestals. Those pads which have pedestals the amperage to each is unknown. The water/sewer pipe composition is not known. The road is gravel and is in "fair to poor" condition. Seller financing is NOT available for this property.
