We have put a lot of effort into making this into a lovely space to be enjoyed by our guests.brbrWe hope you have lots of laughter and fun times during your stay, however, this property is located in a residential area, and we would really appreciate it if you can be mindful of our neighbours and keep noise to a minimum during night time hours (9pm to 7am). Parties or events are not allowed in the accommodation. Please inform us as soon as possible of any accidental damage.brbrIf anything is unclear in this guide please contact us and we will be happy to explain in further detail to avoid any misunderstandings.brbrCheck-inbrbrCheck-in is possible after 3 pm. For your convenience there is a lock box at the property for self check in. If you arrive early, there may be opportunity to access the property ahead of 3pm or potentially to drop off bags at the property for safe keeping. Please contact us and we will accommodate if at all possible.brbrCheck-outbrbrOn the day of departure we ask that you vacate the property at 10 am at the latest, in order that we can prepare for the next guests. One of the biggest advantages of staying in our apartment is our fully furnished kitchen. It’s perfect for rustling up tasty breakfasts, leisurely lunches and delicious dinners for all the family to enjoy.brbrPlease note the kitchen has a QUARTZ SINK and NO BLEACH PRODUCTS should be used. For this reason there are no cleaning products containing bleach kept within the apartment but suitable natural alternatives are supplied. We kindly ask that you do not bring bleach based products into the apartment.brbrWe provide basics such as cooking oil (Scottish rapeseed oil), salt and pepper.brbrKitchen cleaning products are kept under the sink. We do our best to ensure everything is stocked and ready for your stay but in the event that any products run out during your stay please let us know and we can replace them.brbrWe kindly ask you not to put metal objects into the microwave and place the plastic lid provided over the food you will be cooking in the microwave. Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.brbrThe Tap water is safe to drink.brbrInventory and SuppliesbrbrWe have provided dish soap, hand soap and some toiletries for your use. We do our best to ensure everything is stocked and ready for your stay but in the event that any products run out during your stay please let us know and we can replace them.brbrAppliances and UtilitiesbrbrWe hope you’ll find all the electrical appliances you need for a comfortable stay at our home. Please use them responsibly and ask other members of your party to do the same. brbrThere is a washing machine provided for your convenience. Please do not overload the washing machine and wash on a low temperature where possible.brbrPlease make sure you switch off all the lights/small electrical appliances when you go out.brbrThe electric panel is located within the first cupboard (nearest the door leading to the staircase). In the unlikely case of a power outage please contact ourselves for advice in the first instance.brbrIn case of any water leakage emergency the stop cock (to turn the water supply off) is located at the bottom of the staircase behind the square removable panel on the wall near to the bottom stair.brbrChildren & SafetybrbrWe try to keep our home as child friendly as possible. If you find anything to be unsafe or that requires attention at the property, please contact us at your earliest convenience so we can address the issue.brbrTo maintain the safety of any children we ask that you:brbr• Guests are responsible for the safety and security of their children at all times, including for any disturbance caused to other residents in the neighbourhood.br• Never leave children without adult supervision.br• Please note all blind cords have been tied at height so that they cannot create a hazard for young children – we kindly ask you to draw the curtains to gain privacy rather than operate the blinds/untie blind cords, however if you do wish to raise/rotate the blinds we ask that you take care of any loose cords. br• Please note there are child safety catches on the cupboard under the sink in the kitchen and on the under sink unit in the bathroom. Please take care when opening these cupboards and release the child safety catches where necessary to avoid breakage.br• Please keep the door to the stairs closed whilst not using the stairs and maintain supervision of any young children using the stairs.br brParkingbrbrThere is a designated parking space for the property marked ‘23’ in the small car park located at the front of the property. Spaces with no markings (2 located in car park) are available for visitors. In the event of having more than one vehicle and no parking spaces, please park in a suitable place in the street/nearby streets. Please note in Scotland it is illegal to park on the pavement and to block another persons access to their driveway. brbrWe kindly ask that you show due consideration when parking.

Kirktoun is a delightful cottage, situated on the edge of Duffus village, on family run Duffus Estate. Originally built for the Estate's housekeeper and gardener, Kirktoun is now perfect for couples or families. It is an ideal haven to escape to with open country views. Within walking distance of Duffus with its shop and play park, you can be as relaxed or active as you feel. brKirktoun is a surprisingly spacious cottage. The bright sitting room has a lovely restored open fire (with complementary logs from the Estate), perfect for cosy evenings in. It has a large window with a beautiful open westerly outlook. There is a separate dining room - ideal for long, leisurely dinners with friends or family. The well appointed bathroom is downstairs and has a shower above the bath. The two cosy bedrooms can be found upstairs. One is a king sized double with views into the Estate woodland and the good sized twin bedroom has a view across open fields. Kirktoun has a good sized, private garden; part of which is enclosed - useful for containing children or the dog! The patio area is great for summer BBQs or sipping wine on those long, light filled summer evenings we are blessed to get up here in Moray. There is also a fire bowl for our guests to use to keep them warm whilst perhaps watching the stars or having a wee nightcap. Duffus Estate has a network of paths, which guests are welcome to explore. Whilst you are out you might be lucky enough to spot some shy roe deer, a cheeky red squirrel or even some of our abundant birdlife. Our woods are also home to a host of wild flowers. Spring time is especially impressive due to the grand displays of snowdrops followed by daffodils, primroses and bluebells. Close by are the glorious beaches of the Moray Firth with its resident dolphin population, golf courses galore, cliff top and forest walks, the Speyside whisky trail and many historic castles such as Brodie Castle and Cawdor Castle - this oft overlooked area of Scotland really has plenty for everyone.

This small village attracts many visitors due to the fact it boasts two sandy beaches, East Beach and West Beach, as well as an idyllic harbour used mainly now for leisure crafts. The East Beach boasts a line of beach huts, all individually decorated, along with a small pavilion. The main street has a number of small shops and a popular tearoom but nowadays the main venue for a big shop is the town of Elgin which has 24-hour Asda and Tesco supermarkets. Elgin sits between Inverness and Aberdeen and is home to the historical Elgin Cathedral. The Moray Firth is home to many dolphins and stretches of stunning coastline with many whisky distilleries, forest walks, cycle paths and little harbours. Outside the village is the popular town of Inverness, where you can find further attractions and amenities such as Infinity Trampoline Park and Inverness Golf Club.
