Use is allowed only in designated outdoor areas.brNo drug use (including recreational marijuana or illegal substances) is permitted.br$300 penalty for evidence of indoor smoking/vaping or use in non-designated areas.br7. CLEANLINESSbrGuests are expected to leave the property tidy.brExcessive mess will incur additional cleaning fees.brTrash must be sorted and disposed of in designated bins according to provided instructions.br8. PROPERTY RESPECT & DAMAGEbrDo not move, remove, or damage furniture or items.brAll items (excluding consumables) are the homeowner’s property and must remain onsite.brMissing or damaged items will be charged, with lost remotes or keys incurring $150 per item.brTheft will be reported to authoritiesbr9. USE OF PREMISESbrThe property is to be used solely for temporary, personal lodging by the registered Guest(s).brGuest acknowledges that this is a license agreement and not a lease, and does not create a landlord-tenant relationship.brThe Host retains the right to access the property for emergencies, maintenance, or inspections with reasonable notice.br10. REMOVAL FROM PREMISES & ILLEGAL EXTENSIONSbrThe Host may terminate this Agreement and remove the Guest immediately if any of the following occur:brViolation of house rulesbrDisturbance to neighborsbrProperty damagebrUnauthorized occupancy beyond approved guest countbrRefusal to vacate after check-outbrIllegal extension of stay without Host’s written consentbrThe Guest waives any right to remain on the premises beyond the agreed check-out time unless explicitly extended in writing.brNo refunds will be issued if removal is due to Guest`s misconduct.brIn the event of continued overstaying and refusal to vacate the Property, the Host reserves the right to pursue legal action to recover possession of the Property and seek damages for any losses incurred.br11. FILMING. No professional photography or videography is permitted on the premises without prior written consent from the host. This restriction is in place to ensure the security, privacy, and quiet enjoyment of the property and neighborhood.brbr12. NO PARTIES OR EVENTSbrParties, large gatherings, or events of any kind are strictly prohibited on the property, unless expressly approved in writing by the Host prior to check-in. A $500 fee may apply for gatherings.brUnauthorized parties or events will result in immediate termination of the stay without refund, and may incur additional cleaning, damage, and disturbance fees.brbr13. EXTRA GUESTSbrOnly the number of guests listed in the reservation is allowed to stay overnight.brAdditional daytime or overnight guests must be requested and approved in writing before arrival. PARKINGbrEach property offers private parking, typically including a gated driveway and a garage.brStreet parking is not permitted.brGuests are responsible for any towing fees resulting from parking violations.br3.
