Spa heating operates on a 90-minute timer, controlled from the pool house. $100 each day.
→ Included with event packages or free if pool heat is paid

Pool heating: $400/day (operates 7am–10pm)
→ Requires 24-hour notice & 18 hours to fully heat
Do not tamper with pool/spa equipment — $1,000 fine

GUEST & PARTY POLICY
Max 16 overnight guests | 20 daytime guests without prior approval

No unapproved parties or events

Primary guest must be 25+

Every group is vetted to maintain a luxury experience

PARKING
Space for up to 20 cars (driveway & hill)

Larger events: use designated town center lot + carpooling required

PETS
Up to 3 dogs or cats for the pet fee

$500 fee if proper hygiene isn’t maintained

Damages charged at repair/replacement cost

SOUND SYSTEM
60+ speakers across 20+ zones, all controlled by smart home system

Free Pandora account only (no other log ins available)
