Fenice is a traditional Tuscan villa set among rolling hills, olive groves and open countryside, offering space, privacy and beautiful panoramic views. The villa sits within extensive private grounds and features a large swimming pool measuring 12m x 5.5m, with both shallow and deep ends, suitable for adults and children alike. The outdoor areas are designed for easy holiday living and include a covered BBQ and outdoor dining area, wide lawns, a children's play area, a ping-pong table and a hammock, making it easy to spend long summer days outdoors.

Inside, Fenice is welcoming and comfortable, with generous living spaces, a fully equipped kitchen and several areas where everyone can relax together. The bedrooms are spacious and simply furnished, offering a cool and restful place to unwind after days exploring the region. Air conditioning is available in the bedrooms to ensure comfortable sleeping during the warmer summer months.

Note that 2 of the 4 bedrooms are set on the first floor, and 2 on the second floor, making property ideal for two families. Note due to layout the second floor is ideal for either a family or a group of children rather than 2 couples.

Despite its peaceful rural setting, Fenice has the rare advantage of a local pizzeria and small shop within walking distance. A wider choice of restaurants, villages and amenities can be reached within a short drive. The villa is well located for visiting Castiglion Fiorentino, Cortona and Arezzo, making it an excellent base for discovering this part of Tuscany.

Fenice is particularly well suited to guests who enjoy exploring by car, with easy access to the Valdichiana and surrounding towns. A local train station is also 10 minutes by car, providing a convenient option for day trips without driving.

Location and exploring:
Please note that automated distance information can be misleading in rural areas. Although some places may appear close “as the crow flies,” walking routes are often impractical.

Fenice is well positioned for exploring some of Tuscany's most beautiful and well-known destinations. It sits between Perugia, Siena and Arezzo, with other nearby places to visit including Cortona, Lake Trasimeno, the Val d'Orcia, Monteriggioni and Bagno Vignoni.

The closest airport is Florence, approximately a 90-minute drive away, with Pisa also an option at around two hours by car. Even Rome can be visited as a long day trip, taking around two and a half hours by car.

For guests who prefer not to drive every day, a local train station is within a 10 minute drive, making city visits far more relaxed.

Golf enthusiasts will also find several golf courses within approximately 30 minutes' drive.

Closer to home, there is a pizzeria and a small local shop just 100 metres away. Another well-regarded restaurant is around 2 km away, with a wider choice of restaurants and amenities available in the local village, approximately a 5 km drive.

    Very friendly and accommodating hosts. The meal they cook was excellent. The location was beautiful and the pool area was kept immaculate. It was a characterful and spacious property but some of the furnishings were a little tired and wobbly. The spa bath did not work and neither did the plug in the bath. The plug in the kitchen sink also did not work and some of the cabinets were in need of repair. Overall it was a beautiful place to holiday and I would have no reservations about recommending it to others.

    In the hills above the charming town of Castiglion Fiorentino, this villa was a delightful spot for our week in Tuscany. The owner was very helpful and the food she cooked for us was delicious. We spent several lazy days enjoying the pool and walking around the area, mixed with more active days: taking the train to Florence, driving to Arezzo and Cortona. It was a lovely spot.

    Fenice truly exceeded all expectations. The villa was perfectly appointed, everything from the monogrammed linens to the high quality glass and dishware. The bedrooms had picture-perfect views of the incredible Tuscan landscape.It was so spacious that our party of 7 adults could easily share in communal events, like breakfast off the kitchen terrace or drinks and dinner at poolside, while having absolute privacy in our respective bedrooms. The grounds offered quintessential views of the Tuscan hillsides in every direction you looked! The infinity pool was set into this view. The town of Castiglion Fiorentino was as authentic as a hill town could get! Delicious food, reasonably priced, and lots of history to discover. The hosts, Linda and Jaime, were amazing. We loved learning about the 500 year history of Linda’s family in this villa and enjoyed a delicious meal prepared by them. Honestly, I have only positive things to say about my experience here and would heartily recommend!!

    We are traveling with 6 persons through Italy. This villa was a wonderful change of pace to the crowded streets of the cities. Beauty, clean, and well stocked. A little off the grid but worth the train rides and car rental.

    From the moment we arrived we were greeted with warm, rustic charm that Tuscany is famous for. The villa is surrounded by breathtaking landscapes of olive groves, vineyards and picturesque rolling hills. The host met us when we arrived and was attentive to our needs during our stay. The villa was spacious and clean and the outdoor space was a true haven. You will need access to a car or limo/tour guide if you want to explore Siena or Florence which we highly recommend.

    We could not have asked for a more amazing experience. We loved everything about this property… amazing views, great hosts, picturesque city and delicious food and wine. Linda was always available to answer any questions and we would highly recommend the delicious meals they offer on request. The accommodations were like stepping back in time while still enjoying modern amenities (including an ice machine in the fridge). Thank you Linda for such a great experience!

    La Fenice was a perfect example of a traditional tuscan hideaway with nothing but hills and trees to gaze upon. The villa was spacious enough for us all - two families or four with kids under 12 and the grandparents! The bedrooms, bathrooms and kitchen were all perfectly clean and comfortable (with aircon in every bedroom which was a welcome relief from the august heat) and the pool area was just beautiful with plenty of seating and grassy areas for the children to play. There are a lot of steps so wouldn't be suitable for someone who struggles with their mobility. No shops nearby on foot but plenty of choices of restaurants, cafes, gelaterias and supermarkets 10mins drive in nearby Castiglion Fiorentino. I'd recommend to anyone looking for a relaxing and peaceful holiday but with nearby tuscan towns and villages in easy reach, it's a great base for exploring the wider area as well.

    The house is over 500 years old and well kept. It has hardwood floors, floors made of stone, and tiled floors. Ceilings with big beams, old fireplaces, and walls that have heard many a secret. It is easy to imagine all the history it has witnessed. The view is breathtaking, with rolling hills of green, olive groves, grapefields and more. During our stay of 2 weeks we spent some time doing nothing, except relaxing by the pool, and playing with the children in the pool. However, the location is good as a base for exploring and visiting old medieval villages, such as Cortona, Arezzo, Siena, and of course Castiglion Fiorentino. We also had 2 day trips to Florence by train. We booked a wine tasting and lunch at the winery «Buccelletti» down the road, a five minute walk from the house. Beautiful place and a lovely experience. Linda’s family has been there for generations, and she and her husband takes great pride in making your stay as comfortable as possible. There is air-conditioning in 3 of the spacious bedrooms. My daughter and I stayed in the bedroom with no air-conditioning, and it was fine due to the thick walls of the house. It was nice and cool inside, even though it was up to 38 degrees C outside. If you are looking for a place to stay with your family in Tuscany, I do not hesitate to recommend this place. If you book La Fenice you can have a nice, adventurous and relaxing holiday - all at the same time!

    We had a great time. Linda and Jamie were amazing. The house was very comfortable. The different levels were different for us, but worked out. Especially with multi families for privacy. The grounds were beautiful. There were a lot of ants, bees, bugs in general around the pool so it was hard at times to use. Especially could not enjoy meals outside, but overall the grounds were just beautiful. Linda went out of her way to accommodate extra family in their private unit. Great way to end our month vacation around Italy.

    Absolutely superb hosts. Nothing was too much trouble. We had two delicious meals cooked by Linda and we left with her homemade limoncello and olive oil. Peaceful, beautiful grounds with wonderful walks straight from the house. Tennis club 5 min drive away, and a local train station that whisked us off to Florence for the day. Don't miss Snoopy's gelato in the local town. This holiday was a 5* experience.
