Failure to comply with the following rules may result in partial or total deduction of the security deposit:

• Damage caused by misuse or negligence.

• Smoking inside the property.

• Presence of guests not included in the reservation.

• Parties, excessive noise or breach of quiet hours between 23:00 and 07:00.

• Security call-out due to excessive noise, removal or attempted tampering with the decibel meter.

• Incorrect use of the parasol/awning, which must be closed when not in use.

• Failure to comply with check-out time, which is 10:00 by default.

• An extra cleaning fee will be charged if the house is left with excessive dirt and/or excessive rubbish on the property.

• Key left inside the lock.

• Use of glass objects in the swimming pool, where applicable.



The amenities provided upon arrival are not replenished during the stay. Access to the house is conditional upon completing online check-in, blocking the security deposit and paying the tourist tax.

    Property is showing signs of wear and tear,you have to do a full inventory upon arrival ( parsol was blown over upon our arrival so we placed it under the shelter and didn’t use it during our stay we have been charged €70 for this ?) the outside area was terrible pool was disgusting the neighbours have a chicken coop at the side which didn’t impact noise wise too much the smell definitely did, it’s not as rural or quiet as the previous reviews stated the property description states access from the bedrooms to terraces and well maintained garden to enjoy, neither is true, we had people parking on the property to work in the adjoining plot which impacted the privacy somewhat , very poor.

    Great little house in rural location with stunning views across the valley. A good place to visit other areas and the coast line. Super restaurent 10 mins away at Raizes. Excellent food shopping / supermarkets 10-15 mins away at main town. We don't eat out much and cook in and the Kitchen has everything we needed, main beds very comfortable and linen & towels excellent. This is not an area with nightlife or heaps of people so if you want to get away from it all it's a perfect location. The only bit I don't like is that it is a managed property so you do not get that direct chat with the owner, and a deposit is taken and you do not get an answer on if they will charge you until 7 days after you have holidayed. However even that would not put us off booking again as the house pool and sunshine were terrific.

    We had a lovely stay, the villa was very clean and well equipped. The pool is a great size. Perfect location if you look for peace and privacy. We hired some bikes for a week which is overall good to get around but the roads up to the villa are quite steep. Car is recommended, next village is about 1 hour to walk but there is a path all the way down.
