The Space:
Outside, this luxury villa in Tuscany boasts a salt water swimming pool (7 x 14 metres and depth 1.4 metres) whichoverlooks the valley and is surrounded by a spacious sun terrace furnished with loungers. The pool can be heated on request for an additional fee. A large terrace provides the perfect spot to relax over dinner with friends and a BBQ area is provided for al fresco dining.

Guests who like to exercise during their stay can make use of the gym and relaxation area equipped with exercise bike, treadmill and sauna. There is also a separate WC and shower here.

The accommodation at this luxury villa in Tuscany is divided into a more classic styled five bedroom villa and more contemporary three bedroom villa opposite.

Inside the main villa, there is a well equipped kitchen and a dining area which comfortably seats up to 18 guests and enjoys wonderful views over the valley. Also on the ground floor are two lounge areas and a WC. Upstairs, there are five well appointed bedrooms, each with ensuite shower room, each equipped with safe, minibar and satellite TV and each enjoying views over the Tuscan countryside. Whilst two of the bedrooms have double beds, two can be laid out as either double or twin rooms whilst the last bedroom in this part of the property has three single beds.

Inside the converted barn are two further double bedrooms on the ground floor, one of which can be arranged as single beds if you prefer, as well as a triple bedroom on the first floor. Once again, all bedrooms have their own bathrooms.

The Neighborhood:
This luxury villa in Tuscany is situated in Regello in the heart of the Tuscan countryside and is ideally located for those wishing to visit the main tourist attractions in this wonderful area including Florence (accessible by car within 30 minutes), (35 km), Chianti, Montepulciano, Siena and San Gimignano (78 km). It's also just 2 kilometres from the shopping outlet 'The Mall' where you can buy designer goods for a fraction of the normal rates, and is 1 km from the nearest restaurant and 3 km from Leccio where you will find the nearest grocery stores. The nearest train station is approximately 12 km away.

Towels are changed mid way through your stay at this luxury villa in Tuscany. Electricity is included up to 250 KW per week. After that, any additional consumption must be paid for at a rate of 0.45 euros per KW. Heating is also an additional cost based on consumption - GPL (1.20 euros per litre) as is air conditioning at 0.70 euros per KW. There is also a final cleaning fee of 350 euros. Should guests wish to heat the pool, they will be charged based on consumption. This typically costs between 500 and 1000 euros per week. A local tourist tax of 1.5 euros per person (excluding children under 12) is payable in cash on arrival.
