This charming home is located in the highly sought after area of Whale Bay, just a short 2 minute walk to Raglan`s famous surf breaks, Whale Bay and Indicators. With 4 bedrooms and 2 bathrooms, this spacious one level home is perfect for families and groups of friends.

Enjoy stunning sunsets from the large deck on the rooftop, which is easily accessible through French doors. For the avid surfers, the second bathroom is a wet room/bathroom, perfect for rinsing off after a day in the water, accessible from outside also.

The property also features a fully fenced section, ideal for kids to play, and off-road parking. Please note that we only accommodate mature guests 35+ years and over, families, and extended groups of friends. This is not a party venue, out of respect for the neighbours.

Please note the following requirements:
- 2 night minimum stay
- 3 night minimum stay over long weekends
- 5 night minimum stay over the Christmas and New Year period
- No parties or loud noise after 9 pm, out of respect for the neighbours
- 72 hours notice of any changes to your initial arrival date
- No pets allowed.

For your convenience, a lockbox has been provided for easy check-in at your leisure.

Whale Bay is a highly sought after area in Raglan, and a vehicle is recommended for your convenience. Please also note that there may be limited mobile coverage in this area, but internet is available for communication.

We would prefer to accommodate mature guests 30+ years and over, families and/or extended friends. Please note the following: 2 night minimum stay 3 night minimum stay over Easter and Labour weekends 5 night minimum stay over New Year period (tariff rate over this peak time is based on full occupancy), please enquire No party house, please keep noise to a minimum after 9pm, respecting thy neighbours.

Please note quotations are based on number of guests staying at property, no additional `visitors` or `additional guests` to stay without prior consent from property mananger.

TERMS OF CONDITIONS

Cancellation by OWNER/MANAGER:
If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.

Change of Dates:
If you wish to change your dates and you are within the 5 day cancellation policy period, you must do so 72hrs PRIOR to your original arrival date in order to receive full refund. If less than 72hrs, we will not refund due to last minute change.

Booking numbers:
Your booking has been `accepted` with the stated number of guests as per your enquiry. Please note number of guests applies to full duration of your stay, we do not allow for additional guests/visitors at any given time whilst staying at holiday home unless you have notified property manager prior to your arrival. Failure to do so may result in immediate termination of your stay, should this clause be breached. Numbers are placed on properties to ensure that the facilities are not stressed and the said property can cope with number of guests. If you could also please confirm whether couples or singles if you require linen, as this helps preparation of bedding configuration. Please note the guest name stated on enquiry is the person solely responsible for making enquiries, following through with emails and may not be transferable to another person at any given time.

Linen fee:
A $25 linen fee applies for stays up to 7 nights. For longer stays, the linen fee will be adjusted accordingly.

Pets Policy:
Sorry, we do not allow any pets across any of our properties (this includes visitors).

Noise:
We ask you are respectful of your neighbours and keep noise to a minimum after the hours of 9pm.

Strictly NO PARTY policy, we are very strict with this rule, if you breach this rule you may be asked to leave. Neighbours are very good at letting me know if noise levels are excessive through the night.

Smoking:
All of our properties have a non-smoking policy inside of holiday homes. We have supplied ashtrays under the kitchen sink to be taken outside. Please no open fires at any given time.

Safety:
We ask that children are supervised at all times across our properties. Our properties have either spas, ocean front, raised levels or are not children proof. Your children are your responsibility and we will not take any liability due to unforeseen acts of misconduct. PLEASE KEEP CHILDREN SAFE WHERE SPAS ARE IN PLACE.

Breakages:
If at any given time during your stay there is damage caused or any breakages PLEASE LET THE PROPERTY MANAGER know straight away. If you have broken an item from the kitchen please leave a koha towards replacement ie wine glass, if a platter please leave appropriate replacement cost. Should further structural damage occur to property, excessive cleaning on carpets we will ask you to pay for this.

BBQ`s:
All of our bbq`s/webbers are cleaned pre your arrival. We do ask you leave bbq`s in same condition as you found upon leaving property. If we find the bbq has not been cleaned pre your departure we will email you requesting $50 cleaning fee.

Linen:
All bookings include linen (this is quoted into nightly rental plus linen per person), including full bedding, towels, facecloths, hand towels, bathmats, tea towels and complimentary soap. Please note we DO NOT supply beach towels.

Rubbish/Recycling:
Raglan has a strong focus on waste and recycling, we ask you conduct your waste/recycling into categories:

• Prepaid blue bag = all rubbish from kitchen bin
• Green Caddy (on kitchen bench) = when full place into larger outdoor green caddy
• Green recycle bins = if you could separate your recycles please; glass in one, plastics separate; cans, tins, cardboard (no loo rolls) and paper in the other.

We appreciate your concerted effort to help out with regards to rubbish/recycling as it is not pleasant when we need to sift through your rubbish to sort recycling!

Upon leaving holiday accommodation:
You have paid a compulsory fee for cleaning, however we do ask guests leave holiday home as you found it, in particular wiping down kitchen benches. We ask beds are stripped of sheets and pillowcases and placed in laundry/bathroom areas and dishwasher (if provided) has been turned on before you depart.

    Epic spot in whale bay, walking distance to the waves. Big and cosy, and perfect for a surf trip. Comfortable and practical for post surf. Host is great on communication with clear instructions for everything.

    This house is a fantastic location if you are in Raglan to surf. The house was nice and clean, with plenty of space. Julls was a great host, giving us access a bit early as soon as the place was ready after the last guests, and quick with replies to any questions I had. Would happily stay here again.

    It was a lovely, clean and warm home, and large enough to lodge 12 adults. It is very close to the sea if you love surfing. Our only disappointment was that a hot tub is on the Bookabach description and there was no hot tub to be found.
