The main guest booking the reservation is responsible for keeping the house tidy, taking care of the furniture and belongings. Our expectation is that the house is left to a reasonable level of cleanliness. If excessive cleaning is required, extra cleaning fees will be charged back to the guest. It is also their responsibility to ensure all guests are familiar with the house rules. During this time, we are not allowing any additional quests other than those staying overnight. Exceptions may be considered upon request.

We rent to families, couples and visitors from all over the world. We do not cater to party groups whatsoever. This is a tranquil and quiet area, and we wish to host guests who are low-key and respectful of our house rules and neighbors. If you are looking to party, then sadly, we are not the right fit.

Please be mindful of our neighbors during your stay. Although we live in a rural area, voices and sounds still carry. Our property’s quiet hours are in place to ensure that everyone can enjoy a peaceful night’s sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our ‘house rules’ during your stay.

We are a STRICT non party house. We want to host guests who are low-key and respectful of our house rules and neighbors. If you are looking for a party or to have a hot tub party, then sadly, we are not the right fit. Any inclination of party like activities will reserve us the right to immediately terminate your stay.

The use of the hot tub is completely at your own risk. We do test the water regularly. Please take adequate safety precautions for yourself, family members and friends when they are in the hot tub.

Hot Tub Guidelines-
• To remove cover, you MUST first unclip the 2 cover clips. If the clips are not unclipped first they will break off causing damage.
• Once clips are unclipped fold the side of cover closest to the ocean in half. Then lift the 2 halves upwards towards the bar. The bar will hold the cover upright during use.
• To maintain water quality please only wear swim gear in the hot tub. Regular clothes hold excessive detergent, causing the water to foam up.
• To maintain water quality, please no food or drinks in the water.
• Always leave the chemical float in the water.
• Please do not adjust the temperature. It is auto set at 104.
• Please only use the BLUE hot tub towels located in the lower bathroom shelf.
• The COVER must be kept on when not in use to keep debris out. We get high winds off the ocean, so the cover MUST always be clipped back down securely. Failure to secure the cover after use will result in damages charged back to the guest.

Guests are welcome to use our BBQ, we kindly ask to clean the grill after each use and ensure the BBQ covers is placed back on once cooled and secured with the bungy cord.

Please be aware that we do live in the wilderness, and you may occasionally see animals roaming the property, so be mindful. Garbage must always be secure in the bear proof garbage cans and lids locked.

If you wish to make the spare sofa bed, there is a mattress topper and linens provided in the lower level closet. The sofa pulls out underneath like a drawer and lifts up to form a queen-size bed. The foam mattress adds extra comfort to the sofa bed. Please use the linens provided.

Our house is a forty minute drive from Victoria and twenty-four minutes from the hub of Sooke. The closet pub is the Seventeen Mile Pub.

Location is beautiful. The sounds of the BC coastline are all around you and the large balcony and firepit area provide great views of the inlet, sunrise and sunset. Unfortunately there is no access to the water. There is comfortable sleeping for 6, but the rooms are quite cozy. Two full living areas allow you to spread out a bit if need be. The kitchen seats 4 comfortably, so we always had 1 person in the living area for their meal. Kitchen utensils and cookwear should be updated, but were still usable, and the refrigerator was a great size with water and ice. There is only 1 full bathroom, but the half bath is a nice bonus, especially on the lower floor when you are spending time outside. The driveway into the property is quite long and steep, but we made the best of it and hiked it every day for a good cardio challenge. There are no pathways or parks within walking distance, but BC parks are within driving distance. Downtown Sooke is about 20 to 25 minutes, so I would recommend getting groceries on your way in, though there is a local country store just a few quick minutes away by car. All in all this secluded property is a great place to get away from it all and unwind. Owner was quick to respond to all inquiries.

Nice and quiet location with a perfect setup for a small get together. Great views. Resposive and helpful host. Highly recommend for a quick and close but remote and peaceful getaway.

The view speaks for itself! The surroundings are beautiful and serene. As for the house itself, it is clean, well-maintained and comfortable. Brent is communicative and friendly. My family and I were very pleased with our experience.

Jaw dropping views from the moment you turn onto the driveway until the morning you have to sadly say goodbye. The property is private and provides relaxing amenities like the hot tub and a fire pit. I was here with a group of friends for a girls weekend and we couldn’t stop smiling. Comfortable sleeping, great kitchen and bathrooms. A short drive to East Sooke Regional Park provided an unforgettable beach day with starfish, eagles, stunning meadows and forest. I will likely be looking to book again. 10/10 recommend this for a relaxing getaway.

Happy our family booked this accommodation. Property manager Brent was quick to respond to any inquiry. Beautiful location with ocean/bay front view. Beds and living room were comfortable, tv's were a good size. We loved the hot tub and walked the steep path down to the water frequently. Loved sitting on the deck in the mornings with a cup of coffee or evenings with a glass of wine. Was great having a BBQ right out the kitchen door on the deck. As mentioned in past reviews, the driveway is steep - we had a 3/4 ton and had to put it in 4x4 to drive up the hill, although our daughters car had no problem. The bedrooms are quite tight, so no good place to put a suitcase. Loved the 8 minute drive to the Pike Road Trail to walk to Iron Mine Bay.We would book again if back in East Sooke.

The house provided the amenities stated and all were in good shape. The hot tub was hot, the beds were comfy but maybe a little too big for the rooms they were in. For a family of 4, this is a great place. We were a group of 7 and found the square footage a little crowded for anything more than a couple nights stay.

Family reunion. The perfect place to relax and reconnect. House was clean and well equipped. Hot tub, firepit and access to the ocean, exactly what we hoped for. View was spectacular. Location may be a bit remote for some, but we loved it!

This property met all our needs. Surpassed expectations with view and trail with access to the water. Great view from especially the hot tub, and from inside the house. Was a little more snug than anticipated from the pictures but very adequate. If six stay two more dining table chairs are needed. Would have loved to have used the fire pit but it was too wet outside.

We had three generations aging from 17-87 and we all really enjoyed staying at the property. The view and location were great in the woods overlooking the water. The windows facing the water provided an outstanding view to relax. All the beds were very comfortable and the hot tub provided a great view of the water. The location provided plenty of hiking and exploring opportunities for all levels of hikers. Brent was very responsive to any questions we had and even worked with us to figure out how to watch the March Madness basketball games on the TV.
