Our beautiful estate boasts indoor living space & plenty of outdoor living space. Perfect for families & groups. Our home is very spacious & bedding accommodates 10 easily. Incredible views and lots of potential for venue hosting separately for example. Parking enough for 10 cars or small RV

Our mission is simple, create a 5 star resort experience where family & friends can relax, have fun & enjoy each others company without ever wanting to leave. Once you experience our retreat, you will come back.

Our oasis includes heated pool, gazebo & plenty of space for relaxation. Charcoal grill on premises.

There is a heated pool feature. We are constantly expanding & seek to provide the ultimate in Florida hospitality. We are always looking for ways to improve guest experience.

Once you easily utilize our keyless entry through the front door, you will walk in to our spacious living room with grand views of the pool & river. Beautiful, Cherry floors are notable through the entire home. Board games, large dining room table are inviting. The area also includes a brand new sleeper sofa & flat screen Roku TV. WiFi access is included.

The tour continues to the right with a beautiful kitchen sitting area/nook, perfect for morning coffee or intimate conversations over dinner. Spacious, chef's dream kitchen is fully equipped with the following:

Plates, cups ,utensils

The lucky quests getting to occupy the first floor bedroom(full sized bed)will be delighted to be close to all the action. First floor includes a full sized bathroom with beautiful a ocean blue ambiance.

Some bathrooms include hair dryer & iron

Continue up the steps to the second floor where a massive ceiling with plenty of windows allows natural Florida golden sunshine to stream through. The area includes a brand new sleeper sofa, & flat screen Roku TV. Turn to the left where the second bedroom is located which is great for everyone, especially children. The bedroom includes a bunk bed that can accommodate a good number of people; twin up top & trundle on bottom (the trundle is best reserved for children or lighter weight guests).Right outside the bedroom is a full sized bathroom with sink & tub.

Just outside the sliding glass doors on the second floor family room area is the massive wrap around deck with mesmerizing views of the river. A dedicated sitting space, sun loungers & large table are included for your enjoyment. Back inside, straight ahead will lead you to the master bedroom. The master bedroom is the ultimate private oasis & includes a King sized bed to enjoy coffee or a good book. En suite full bathroom with jetted tub & large walk in closets are among the highlights of the bathroom space. Amenities of this master bedroom are plenty, & also include custom glass sliding doors that lead out to the spacious deck & a sitting area right outside to take in the best that nature has to offer. Also located on the second floor in a laundry room with washer and dryer.

Continuing the tour will take you to Beautiful views of the trees & front lawn are impressive. Other amenities include a large walk in closet, sitting space to read or meditate with stunning views of the river.

The outdoor amenities are innumerable. Our estate is fenced & located on a plot of land that is a little less than acre, situated on the river. Lush with green trees, flora & grass. Most exciting is being here in the spring and picking and eating the fruit off the grapefruit trees--Yum! If you haven't experienced this, you should! The home boasts a massive wrap around deck on the second floor with many sitting areas as noted above. The outside on the first floor includes a heated pool & gazebo. The yard is fenced & accessed by an electronic gate.

Please read & acknowledge the rules & other things to note below prior to booking a stay. Our rules are simple & are meant to detract those looking to utilize our home for parties. They are meant to preserve our beautiful estate so that we may continue to invite &host families/groups for many years. Our estate is close to I-4, I-75, 275. We are located minutes from Busch Gardens, USF, Moffit. Less than 30 minutes to airport. About an hour to beaches & Disney.

***OTHER THINGS TO NOTE***

**Please read & acknowledge the “House Rules” section. Requests for reservation will only be granted with written acknowledgement of the rules.

** A digital rental agreement will be required to sign and complete after the property is booked

** Puppies may be accommodated on a case by case basis and there is a $100 per pup fee/per stay. If we do approve a pup request, we kindly request that they remain in common areas, off furniture and out of bedrooms. Please crate pups at night and while you are away. Please clean up after them and do not leave them unattended inside or outside.

**The fee for heated pool option is $150/7 day stay. Longer stays will incur additional pool heating fees.

**Please note that our estate is in Florida and on the river. As such, bugs and critters/pests are common. This is the reality of Florida living. Our house is very clean and we treat it regularly for unwanted pests.

***Tampa in particular, has a lush climate. As such, rain is very common. We can not possibly be responsible for the elements of nature.

**There is a four night minimum to rent our home.

**We inspect every area of the home prior to your arrival. We will do our best to make sure everything is functioning, in working order prior to your arrival. However, life happens. Should maintenance issues arise during your stay, we will do our best to get everything up & running as soon as possible. Thank you for your patience &understanding.

***RULES**

**Please note a strict no party rule. Guests found in violation will be trespassed by police, escorted out of our home & will receive no refund.

**The total number of guests allowed in the home at any one time is restricted to the number of persons scheduled & paid for at the time of booking. Please be forthright & sincere & we will do our best to accommodate you & your group. Should a group misrepresent themselves & arrive in numbers beyond the reservation count, a fee of $100 per guest/per night is required to be paid immediately or the group will be subject to denial of stay in the home without a refund.

**Our neighborhood is beautiful & tranquil. We seek to keep it this way. Please be respectful of our lovely neighbors and no trespassing on their properties. Please keep noise to a minimum between the hours of 10pm to 8am.

** Please keep house tidy at check out. This helps us keep house clean & tidy for all of our guests. It also serves to keep cleaning costs down.

**Please do not drive on lawn or park on lawn. Damage to lawn will incur damage fees.

**Please be mindful of waste disposal. All bathrooms are equipped with a garbage bin—feminine sanitary products, toiletries & wipes should be placed there (not the toilet). Damage incurred as a result will be subject to a $250 fine minimum.

** Please be aware of septic pump on land. Damage to the pump or surrounding equipment will incur damage fees.

**No smoking in the house permitted. Guests found in violation will be subject to extra cleaning charges.

**No illicit substances permitted on premises. Guests found in violation will be asked to leave.

**Please note pool safety enclosure for your safety. We will accept requests to remove enclosure on a case by case basis with advance notice.

**Minimum age for rental is 25

**The property does have outside security cameras for your security in the following locations:

-Front electronic gate

-Front of the house

Attempts to tamper with or disable the cameras will incur a $500 fine.
