1. Check-In and Check-Out
• Check-in time: 4PM
• Check-out time: 11AM
• Early check-in or late check-out requests must be approved in advance.

2. Maximum Occupancy
• The maximum number of guests allowed is 8.
• No additional overnight guests are allowed without prior approval.

3. Noise and Quiet Hours
• Quiet hours are from 10PM to 8AM.
• Please respect the neighbors and avoid loud music, parties, or gatherings that could cause disturbances.

4. No Parties or Events
• Parties, events, and large gatherings are not permitted unless previously approved.
• Guests violating this rule may be asked to vacate without a refund.

5. No Smoking
• Smoking is not allowed inside the property.
• If you smoke outdoors, please dispose of cigarette butts responsibly.

6. Pet Policy
• Pets are not allowed ESA animals included due to Health issues.

7. Parking
• Guests may park in driveway spots only. Please do not block neighbors’ driveways or garages. Parking on the street in The City of Cape Coral is banned and may result in your vehicle being towed

8. Trash and Recycling
• Please dispose of trash and recycling in the bins provided.
• Ensure bins are properly closed to avoid attracting wildlife. If staying on Sunday evening, please bring bins to curb for Monday morning pick up.

9. Kitchen Use
• Feel free to use the kitchen, but please clean up after yourself.
• Wash all used dishes and put them away before check-out.

10. Energy Conservation
• Please turn off lights, fans, and other electronics when not in use.
• Help us conserve energy by setting the thermostat to a reasonable level. Thermostat can not be set below 68 as the equipment will freeze up


11. Security and Safety
• Lock all doors and windows when leaving the property.
• Do not tamper with smoke detectors, carbon monoxide detectors, or other safety devices.

12. No Unauthorized Filming or Photography
• No professional photo or video shoots, including adult content, are allowed on the property.

13. Damages and Accidents
• Report any damages, accidents, or issues promptly. We will give you more grace if you are honest rather than having to find out ourselves.
• Guests are responsible for any significant damage beyond normal wear and tear. Please note: all pool screen panels that are damaged are $100-$500 to replace, depending on size and will fall back on the guest.

14. Use of Amenities
• Follow specific guidelines for use of pool, fireplace, or other amenities.
• No glass containers in or around the pool area.
• No children unattended in pool area or near canal
• Children must wear lifejacket on the pier
• Pool Heating is $35 additional per day

15. Compliance with Local Laws
• Guests must comply with local ordinances and laws, including any noise or occupancy regulations.
