** Maximum occupancy is 4. If there are more than 4 people at any time, a valid & verified noise complaint or more than 2 vehicle at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.

We follow and abide by all rules by the city of Tucson, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.

** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars, you are subject to forfeit your entire reservation.

** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

Please note that due to merchant processing costs, if you qualify for a full refund upon cancellation, the maximum refundable amount will be 95% of the total price paid. Additionally, refund processing times may vary depending on your bank, typically taking 10-15 business days to reflect in your account.
- We’ve partnered with Know Your Guest (Superhog) to ensure a safe and enjoyable experience for all our guests, while also complying with Arizona law. Rest assured, your data is handled securely with them.

Before your stay, please complete a quick verification and choose one of the following options:
a) Damage Waiver (non-refundable): $25 + transaction fee.
b) Security Deposit (refundable): $200 + transaction fee (refund processing takes 5–10 business days).

While these options provide added peace of mind, we kindly ask that you care for the property as if it were your own. Leaving excessive trash or causing avoidable damage is discouraged to avoid any additional fee and maintain a welcoming space for everyone.

- Any stays approved for 28 days or longer will require the guest to sign a formal lease agreement and/or complete process with affiliated Arizona Real Estate Brokerage or property owner. This ensures the protection of both parties for extended stays.

- A propane grill and tank are provided and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at the Circle K or Walmart. We Personally like to go here and the exchange of tanks is about $14. (3435 E Broadway Blvd, Tucson, AZ 85716). Firewood for the Fire Pit falls under the same situation.

- Pest Control comes every 3rd or 4th Thursday of the month to spray outside and Inside of the unit . They will knock on the door to say if it`s okay to do interior.

- We provide a `Starter pack` of toilet paper and paper towels. For longer stays (3 or more days), please expect a possibility of supplementing these items on your own.

- There is no smoking in the unit or within 10 feet of any windows or doors. There will be a a minimum $500 fee for smoking in the unit , having a large gathering or party , or unauthorized / unapproved pet/s.

- We will accept 1 dog maximum with a non - refundable pet fee of $200 one time must be paid upfront. (You must bring a kennel to place dog in that way the pup is not roaming freely while you are gone. This is to minimize damage of furniture.

- (If) Emotional support animals will have a pet fee of $150.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- NO smoking on the premises. Violation fee: $750.

- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.

- This property is a duplex and both can be rented out for bigger parties. They each have their separate outdoor gate entrances but once inside there`s a smaller gate that has access to go between the two units. There are different front door locks for each property so there`s a chance you may see the other guests at some point if accessing the washer and dryer.

- By booking this airbnb you agree that at any time a house rule is broken the reservation is forfeited and there is no refund.

- Check out is at 11am - There is a fee of $150 dollars for every half hour that passes if you haven`t checked out. (unfortunately we needed to implement this due to many guests not leaving on time and backing up the cleaners and managers)

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

- We expect the place to be in outstanding condition upon your arrival; however, if something is not to your satisfaction please let us know and we will make sure to make it right. Please understand that we cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc.) but we do promise that we will act on it and get a service tech out within 24 hours of your notice. That being said we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

- This house may have a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it`s missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Early check-in is subject to approval and incurs a fee of $100 for every hour before the check-in time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- Return any physical keys to the lockbox (if you`ve received one) to avoid a $250 charge for a missing key.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.

- Please treat the unit as your home. Fees may be applied if there are any damages.

    I rented this location for the back yard area. It was perfect. WiFi never established making it necessary to NOT do business. I would recommend this spot to everyone!

    My husband and I stayed here for a long weekend visit to Tucson. The space was adequate for two people, clean and convenient to restaurants, retail and downtown.

    The place was nicely decorated, had high end appliances and had secure off street parking (important). It was perfect for our needs. Unfortunately, the place had not been cleaned since the previous guests (bedding, towels, kitchen). Project manager was very apologetic and promised to have it spotless quickly. We returned to find clean bedding and towels. However, discovered that the glassware, some dishes, flatware, utensils and pots and pans were not clean (smeared and smudged). We ran everything through the dishwasher and they were good. The wall heater/AC units had frequent error message (E8) throughout the 6 days we were there. We were also frustrated by the lack of a ‘guest information book’. We never did figure out the television. The lovely outdoor space was also not cleaned. Overall the unit was perfect for our needs. Might be time for a new cleaning crew…

    The property was not clean. The floors were filthy. I had to wear socks just to walk around they supply no cleaning products for me to clean the floors. I had to go out and buy cleaning products to wash the floors because the first day two pairs of my socks were black.

    Overall the stay was great. The rental was the perfect size for two people. We hung out outside on our second night for a few hours and it was a great experience. Place is cozy and we felt comfortable.
