We are taking the recommended steps as presented by the Center for Disease Control and Prevention (CDC) for cleaning, disinfecting and preparing our properties for your arrival. We are following the protocols laid out by the CDC and using the EPA-approved disinfectants for Hard (non-porous) Surfaces, Soft (Porous) Surfaces and Electronics. The linens, towels, bed sheets, etc. are washed per manufacturers` guidelines.

Breckenridge is a Colorado town at the base of the Rocky Mountains’ Tenmile Range. It`s known for its ski resort, year-round alpine activities and Gold Rush history. The Victorian core of this former mining town is preserved as the Breckenridge National Historic District, running primarily along Main Street, with colorfully painted buildings from the 1880s and `90s housing shops, galleries and restaurants. This property is a quick walk to Breckenridge Main Street and the Gondola.

There is a free bus in the County called the Summit Stage that will take you anywhere (Keystone, Dillon, Silverthorne, Frisco, Breckenridge, Blue River, Copper)

We want you to enjoy your vacation but please remember at all times that this is somebody`s home and we expect you to treat it as if it were your own. No smoking. Please remove shoes and ski boots upon entering the home.

1. Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.

2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.

3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.

4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.

5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.

6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.

7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age.
c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices. If for any reason law enforcement is called
due to disturbances emanating from the property or grounds there will be a minimum of $250 charged to your credit card per incident. If the short term rental disturbance line is called for any violation of these terms during your stay you may be subject to immediate eviction.
8. Hot tub and Patios: Guest hereby acknowledges that, if the property they have reserved includes a hot-tub, they are fully aware that a hot-tub and the surrounding patio / deck can be dangerous. The deck / patio can be slippery when wet and that injury is likely to occur to anyone who is careless. Guests should observe and adhere to all rules and policies posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.

9. Pets: 5 Diamond Lodging does not allow pets at any of the properties unless the property is designated as “Pet-Friendly”. Additional cleaning charges or Deposits will apply on a case-by- case basis.

10. Smoking: All . Smoking of any kind in the property will result in additional cleaning charges to the credit card on file or will be deducted from your security deposit.

11. What we supply: The property is equipped and set up as fully-furnished, including linens, blankets, pillows, and towels as well as a fully equipped kitchen, TVs, and furnishings.

    Good location.Room could be updated (carpet, as well as general all areas). Lack of dishwasher is sad, when most of all these units typically come with one.No ice/freezer area in the fridge is a major setback. If you plan on having food come/go with you and need freeze packs cold, you are out of luck. There is not access to a patio to set outside to freeze. Even getting ice is difficult, since we visited multiple ice machines on several levels and all were out or did not work. In general it was an okay room. Nothing overly amazing, but not awful. Very mid range.

    Location is the best part of this place! The room was really nice too! Parking was pricey considering you already paid for the room and had no choice but to park there! But that’s not the condo owners fault. We had a great stay!!

    No issue with check in. We got there very early and were able to store our bags. The room is located in Bldg 4. I may be biased, but this is where the lockers were and we loved it! Not to mention how convenient the room is to any amenity you could ask for - the hot tubs, heated pool, and just a quick walk through the skywalk - the game room, Spencer’s restaurant(pricey but convenient), market store, and so on! And if you wanted to explore Breckenridge, highly recommend using the resort shuttles. Downtown Breckenridge is pretty busy and you don’t want to get stuck in traffic or have to pay for parking (Ubers are pricey for such a short distance, too) The shuttles use a handy app to track them so you can coordinate when to meet them at designated stops. (They’re also great resources for restaurant recommendations - whether it’s the driver or other passengers!)

    This place is clutch for skiing. When leaving, the Beaver Run lift is very close. When returning, you can ski right of the run to the locker room doors. Leave your gear in a locker and take the elevator up to the unit. The resort property was great for the family. The shuttle to the main streets of Breck was great. The unit was nice but a bit cramped for a family of 4. Its also feels a little outdated. The shower is great and the bed was comfortable.

    Room albeit in a nice location, is very very old. Smelled of old cigarettes upon arrival along with a multitude of stains on the carpet. TV barely worked due to internet not connecting to it. Would not recommend this room at all.

    We stayed for a long weekend with our young kids and dog. The unit is as described. Truly a ski in and ski out. The ski locker was nice to have. Check in was seamless. The shuttle was convenient and dog friendly as well. We took it to main street where we attended the parade and took the shuttle back to the building. Parking garage is a bit of a walk to the unit but all indoors. Outdoor parking at building 4 is tight and very limited. We used the pool and it was so fun for the kids. The unit was very clean, with hotel style sheets. The carpet was worn and stained but Understandable as this is a pet friendly unit. The unit is small and fairly dated but was perfect for our needs. Note the unit doesn’t have a balcony.

    Room was very accessible to several lifts, and only a short 7-8 minute walk to downtown. Staff was very nice, and helpful when needed. Several hot tubs to choose from, sauna & fitness center were perfect for combatting soreness from playing on the slopes.

    Stayed in the rental with my fiancé and our dog. I think building four is the pet friendly building and we saw a good amount of owners with their dogs. The building is located right by the ski lift and perfect walking area for our dogs. The checkin and checkout was through the resort. There was a line to check-in and check-out. I believe it’s because check-in and check-out is the same for all the people renting.

    Beaver Run is close to everything! We stayed at peak aspen season in the fall and every view was beautiful. Although Beaver Run itself is a bit dated - it has everything you need. The store in the complex has a lot of coffee and food options. The shuttle service was exceptional and easy to get to and from town. As far as the unit - it had everything we needed. Kitchen was well supplied. It got a bit stuffy without AC but there were plenty of fans. It is not 5 star, but it was perfectly comfortable and easy to access. An overall great stay!!

    This property was well sized for two people and a dog. The building backs up to a ski run, which made taking the dog out (during summer) very convenient. Was just a short walk to main street.

    When we checked in with the front desk, our information was not properly entered into the Beaver Run Resort system and it took us about 40 minutes to get everything right. Also, the stay itself is not very satisfactory because no extra towels are provided and we are only given a starter kit (shampoo, etc.) and was asked to purchase by ourselves.
