The Space:

Step into a light‑filled living area with vaulted ceilings, oversized sofa and armchairs around a stone fireplace—perfect for game nights or movie marathons. The open kitchen is fully stocked with stainless appliances, granite counters and a coffee station. Sliding doors lead to a spacious deck where you can grill dinner or unwind around the fire pit after a day on the trails.



The primary bedroom features a king bed, smart TV, and en‑suite bath with direct deck access. The second bedroom offers two twin beds and a small desk. Both baths are stocked with plush towels and eco‑friendly toiletries.



High‑speed Wi‑Fi, smart TV with streaming, board games, washer/dryer and central HVAC ensure comfort in all seasons.



Guest Access:

- Self check‑in via smart lock; code sent 24 hours before arrival.

- ️ Parking & storage – driveway parking plus locked garage for bikes/equipment.

- Outdoor spaces – private deck, fire pit area, & yard leading to the trail.

The Neighborhood:

You’ll stay in a peaceful, tree‑lined community minutes from Tanyard Creek Nature Trail, Lake Avalon, and Crystal Bridges Museum. Restaurants, coffee shops, and grocery stores are within a 10‑minute drive in Bentonville.



Getting Around:

A car is recommended for exploring Bella Vista and Bentonville. You’re about 15–20 minutes from attractions and shopping. The nearest airport is Northwest Arkansas National Airport (XNA), roughly a 35‑minute drive.



Other Things to Note:

 Pet policy: Up to 2 dogs allowed with pet fee; no cats; pets must be house‑trained and stay off furniture.

 No smoking/vaping anywhere on the property.

 No parties/events or unregistered guests.

 Quiet hours 8 PM–8 AM; please respect neighbors.
