There's a wet-weather pond just a short walk away, and wildlife like deer frequently walk through the backyard.
From the studio's shelves of knick-knacks and the cottage's rustic soda-themed decorations and the ranch home's warm fireplace and gorgeous stonework walls, every home has a unique atmosphere - but all of them welcome you in! Relax on plush, comfortable sofas and armchairs with your family and friends. Full WiFi makes planning excursions and keeping on schedule a breeze, but don't forget about entertainment - a grand total of 10 flatscreen TVs adorn this property. Between those equipped with DVD players and a DVD library and those that can stream your personal Netflix account, your home entertainment setup is better than ever!
Each home's kitchen has all the basic appliances you need (or, in the case of the ranch house, stainless steel appliances) for cooking, and an outdoor kitchen by the pool offers you all these as well as a grill! Whip up an amazing meal to enjoy at the indoor tables or right by the pool. Don't worry about cleaning up - the dishwasher has you covered.

Known as the wedding capital of Texas, the small-town atmosphere of Dripping Springs is perfect for tying the knot - but there are plenty of other things to do, too! Get in touch with your natural side by visiting Pedernales Falls State Park for some hikes 20 miles south and admiring a sky full of stars on the way back. Don't forget about shopping - visit the weekly farmer's market every Wednesday, or make the 10-mile drive to Austin for many, many more options.

Parking notes: There is free parking available for 10 vehicles.
Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

This was the perfect location for 16 guys from around the country to meet up and send off the last of the group to get married. We loved the local breweries and distilleries. When things got too hot, we had the pool. We did have some issues finding enough blankets for all of the extra beds and futons but we made it work. Excellent location, with great facilities. Thank you!
We loved this spacious retreat that was easily able to house our family of +10 with everyone having their own space but also having a large enough central space to entertain the full group together!
We hosted my son’s rehearsal dinner at the home. It was an outdoor dinner for the immediate families. The property was perfectly suited with long bar, and kitchen. Lighting was excellent and plenty of parking for 15 cars. Great property
The pool was phenomenal and the backyard area was perfect for entertaining. Everything was fully stocked from the kitchens and bathrooms to the garage and backyard. Endless entertainment. No need to worry about a thing here. We will definitely be back!
Property was perfect for our large family. Loved having the 3 separate houses so we had plenty of room for everyone! Pool is awesome along with the outdoor amenities. Would stay here again!
There was a total of 20 of us (10 adults and 10 kids) and we all fir nicely in the 3 houses. We loved the pool and the outdoor bar and fridge. The houses were all rustic and charming. We had a great time and would recommend. However, I didn't need to speak to the home owner or manager for any issues ,but found the company they use to manage the listing (vacasa) to be slow to respond or downright unresponsive for general questions, i.e early check-in, etc. I shudder to think what would've happened should we have had a real issue. Other than that, it was a perfect place for a family reunion. One note on the main house kitchen- an island, even a portable one would be very handy in that space. Just a suggestion. Thank you!
Overall my family reunion group had a lot of fun at this VRBO. The grounds are absolutely beautiful, and the per night rate is reasonable. I think ultimately you get what you pay for when it comes to renting VRBOs. But, given the total amount spent, multiplied by how many weeks per year this place seems to be rented, there should be more than enough funds to take care of what feels like easy must-haves for a family rental of this size. I gave this rental only 3 stars because of these detractors: - Wobbly fans: Basically every fan in all houses were wobbly. This should be fixable by a handyman without much fuss. - Uncomfortable mattresses: Across all of the homes, the mattresses were uncomfortable. We're not asking for Purple mattresses here, but if you're renting your home of this size, you should be providing suitable beds. - Old pull out sofas: Similar to the mattresses, if you're counting fold out sofas as beds for listing purposes, these shouldn't be old and uncomfortable. Buy some new pull out sofas. - Counting pool bathroom as full bathroom: This shouldn't be counted as a full bathroom in the listing, although I'm sure it is because then it appears like there are more bathrooms than there are. In reality, no one is going outside from one of the homes to use the pool toilet or shower. - Understocked kitchen (blenders missing tops, no trash bags, no ziplocks, etc): This was the most frustrating of all. Trash bags, ziplocs, etc should be standard items provided in a VRBO of this size. Likewise for small appliances like blenders, we had trouble finding matching tops for the 5 blender bases littered throughout. - Deeper cleaning necessary: This place needs a deep cleaning beyond the couple of hours cleaning in between stays. - Gas leak at bbq (smell gas): Dangerous thing that perhaps the property managers aren't aware of, you can smell gas at the outdoor bbq. You should get someone to take a look at this.
Overall great property, although the listing doesn't make it very clear that the twin beds are rollout cots that have to be put out in the living rooms. A few ant problems, but otherwise cleanliness wasn't an issue. Then communication was great to start but as the trip got closer, it took weeks to hear back.
Close to wedding venue. Well designed property. Loved the pool. Lacked utensils in main house, linens in main house. Looked around all the houses and found them there a little too late.
House was clean and spacious, great for groups. We enjoyed our stay. Thank you!
