Your manor home unfolds amidst 11,500 square foot of welcoming luxury with nine designer bedrooms on three levels and full digital elevator service. You'll discover eight full bathrooms, two half baths, multiple living and dining areas, private digital theater, three professionally equipped full kitchens, office areas, staff quarters, & a recreational room with full-sized pool & regulation ping pong tables.
One of the nine bedrooms is a 600 square foot family-style suite featuring two queen beds, two twin over full sized bunk beds, and a family friendly entertainment area with gaming center featuring Xbox Series X . Other Estate bedrooms include five king suites, two suites with two queen beds in each room, and one suite with one queen bed and two twin beds. Your estate furnishings invite supplemental bedding features with three discrete pullout queen-sized sectional beds and four twin rollaway beds.
Beyond the doors of your estate home, you are greeted by pure Kentucky. Your aquatic oasis is anchored by a 20X40 architect-designed, heated inground pool with depths ranging from three to six feet & enhanced pool lighting. Relax with friends and family poolside on your ten chaise loungers and patio tables or watch the Bluegrass sunset from the comfort of your plush porch seating. Later, gather friends and family around the enhanced firepit for s'mores & a nightcap.
Your pool is OPEN year round and is heated for maximum seasonal comfort. You'll also enjoy daily complimentary pool refresh and cleaning by your personal, trained pool attendant who typically visits your Estate pool area early each morning.
Prior to your arrival, our planning concierge will reach out to you to assist you in selecting any of our optional catering and transportation amenities for your group's private estate rental. You'll also have a chance to book any optional housekeeping or security service amenities and to make reservations for our exclusive VIP tours of Bourbon Country in our four 14 passenger excursion vans.

This is a beautiful property. With a little more attention to maintenance and cleaning this would have been a fantastic experience. We hosted our son's rehearsal dinner on Friday night of our stay and the setting was beautiful.
Any text was quickly responded to by Candace and every thing worked out well. The pool was lovely, thanks to Beth. WiFi was slow but useable. Lots to do and see nearby!
The privacy was great and the view of the airplanes was one of the highlights overall a great place Beth was great to communicate with and very professional
My family (all 22, ages 85 - 8 months) loved The Thoroughbred Estate. The multiple living spaces is ideal for a loud game playing family! The large pool and pool deck was perfect for playing and relaxing. There were some minor maintenance issues and John (the outstanding property manager) took care of them very quickly! We are already planning to go back!
This was a great spot for our family of 34, approximately half of whom were 3-14 years of age. Surrounded by open fields of bluegrass, we didn't feel the need to be quiet, and we had plenty of space to play yard games and enjoy the outdoors. The pool was a hit, though a bit misleading in that I never saw anyone coming to clean the pool each morning as advertised. However, John was very attentive to our requests otherwise. We did have to ask for enough towels for each person in our group. The facility was well-stocked in the kitchen; there was plenty of space to gather as a large group (including the 3-car garage), and also plenty of space to spend some alone time when our group got to be too much. The pre-process was a bit confusing at times, with instructions to pay resulting in mixed messages (due dates of 60 days ahead of time, 30 days, upon arrival, etc.) However, when I had questions, The Farm was great about answering them! Overall, a great experience; our family had a blast!
More than enough room for 9 adults and 5 children to gather or spread out, if needed. Enjoyed the large kitchen and dining room. The theater room was a tremendous disappointment. The overhead projector needed a bulb, the internet was to weak to stream. There were movies but no blue ray, etc. The pool was a big hit, but extremely cold for most of us. The outside of the house and the landscaping needed some TLC.
Our stay was amazing from the moment we stepped in the property until we left. John was our house manager and was incredible. He was so accommodating and went above and beyond for our group of 18. Joe, our cook, made a delish breakfast and dinner for us. He was very personable and the cake he made for my husbands birthday, amazing!! The property is absolutely stunning from sunrise to sundown!
The house is in a good location - very close to Keeneland with easy access to distilleries and wineries.There is lots of room and John the caretaker was there every day to clean the pool and help in any way he could. Unfortunately the wi-fi/internet was unreliable most of the time. There were quite a few irritating little things like clocks not working, not enough comfortable chairs, lack of closet space, an elevator that didn't work correctly all the time and a broken ice maker.
I stayed with 12 friends and we had a blast. The house is so close to the airport and Keeneland which made our trip perfect for the event. Amazing sunsets, heated pool, lots of different areas to hang out. The catering packages were absolutely worth it. Chef Corey’s breakfasts were amazing and we had a great dinner for my birthday one night as well. Definitely look into the catering for your group for a great experience and convenience. Only great things to say on our end about the whole thing.
My family greatly enjoyed this chance to gather, cook, eat, share stories, make memories, swim in a heated pool, retreat to our own rooms, walk the estate grounds, pet the horses, relax, repeat. I highly recommend this property.
We rented this property for our annual Ladies weekend and it served our purpose well. There were some small inconveniences, but overall was great for a bunch of ladies who aren't getting younger as the years go by. Having an elevator in the house made moving people and luggage easier. It was easy to get around Lexington. We used their concierge service for a small bourbon trail tour day and it was easy to arrange. Our driver Carla was awesome to qork with and Chef Cody made us some very good food that day. I would highly recommend them if you need to arrange any tours in the area. The pool was lovely, though only the younger, heartier members of our group used it on this chilly January weekend. Jacob, Kayla and Candace were awesome to work with.

Our family stayed here for a week for our family reunion. The house was great! It was hard to tell what the layout of the house was from the listing but it was larger than I would have thought. We had 17 people and it never felt crowded at all. The master bed suite was amazing with a huge closet, washer/dryer, and sauna/shower. We spent a lot of time at the pool and there were a couple of horse farms next door. Our kids loved watching the horses trotting around the track. The staff was amazing at the house. They gave us a tour of the house when we arrived, contacted us through the week to see how things were going and were attentive when we had any issues. We would stay here again!
This is a lovely property and Candace was a great host! The pool is amazing and the property was private and very pretty. Some of the VRBO photos should be updated and we did find evidence here and there of the large young group there before us (chips in chair cushions, cigarette butts around the pool) but honestly these were minor and Candace quickly addressed any issues. We are coming back next summer!!
There were 34 of us ages 0-46. Plenty of room for everyone. Pool size and area was wonderful. Easy and quick communication with the managers.

The Thoroughbred Estate was a great space for our family reunion of 15 people. With multiple generations staying together, there was plenty of room. The outdoor pool and patio were the perfect place to gather and the inside dining table was large enough for all of us. We also took advantage of the concierge service and asked them to coordinate a private bourbon tour for us to visit a few local distilleries. It was nice to be driven to each in their passenger van and we enjoyed a catered lunch and special tour at Buffalo Trace. It was a great experience they pulled together for us! The estate is in a great location, easy to get to and close to a lot. Just be aware it's in the flight path of the nearby airport. The property description was slightly different from the actual room layouts. The local estate managers were very helpful and attentive, answering all of our questions and responding to any issues. The pool was cleaned daily. They provided many supplies for convenience, like paper towels, hand soap, dish liquid, dishwasher and laundry detergent. The check out process was simple, too. Overall, the perfect spot for a comfortable family gathering.
