“The Islander” is a fantastic double-storey family & pet friendly home near Berry's Beach, just a comfortable walk from the beach and a short drive to the supermarkets, restaurants & cafés of Cowes. Some of the many features of this stunning home are detailed below:

Indoor Areas

Upstairs is an open plan living (with 75 Smart TV, soundbar & Coonara-style wood heater) and Dining area with stunning views of the rural setting down to the water at Berry's Beach, and is open to the great sized Kitchen - perfect for entertaining (with large walk in pantry). Recently updated with stylish coastal touches throughout, the home now features new All Seasons quilts and soft stonewash quilt covers, updated bedside tables and bed bases, comfortable pillowtop mattresses and feature artwork that creates an instant holiday feel. The spacious upstairs Living area offers multiple places to unwind, including a huge leather sofa with electric recliners positioned perfectly by the Coonara-style wood heater, ideal for cosy movie nights, board games, morning coffees or simply soaking in the expansive grassland and ocean views beyond. The Master bedroom features its own stunning views and an Ensuite (with shower, toilet and double vanity), while Bedroom 2 features its own balcony overlooking the beautiful surrounding landscape, plus access to a separate Toilet upstairs.

Downstairs features an open Living space with access on one side to the private covered rear BBQ area and on the other side, to the fabulous swimming pool and spa. Also downstairs is a fantastic converted triple Garage/Games/Gym room to keep you entertained - Bedroom 7 is accessed off the Games room as well as a Bathroom (with shower & toilet). The downstairs Living area features a bar (with bar fridge) & a large TV, and provides another great Living Space plus access to Bedrooms 3, 4, 5 & 6 (each with BIR). A second shared Bathroom downstairs (with shower, bath & toilet) caters to large groups. The fully equipped Laundry (with washing machine & clothes dryer) is located downstairs and also provides access to the downstairs Living area.

Outdoor Areas

This rural setting provides great options for families and large groups. The large enclosed grassed area at the front of the property is perfect for watching native wildlife and birds, or having a game of cricket and is next to the solar-heated lagoon style pool, as well as the 8-seater electric-heated spa. There is also a sheltered rear BBQ area with an 8 seater outdoor setting. There is parking for many cars, trailers and boats either in one of the two driveways or on the road in front of the home. There is a pond in front of the home that is not for swimming.

Kitchen

The fully appointed upstairs Kitchen is equipped with a large WIP, cooking utensils, crockery, cutlery, microwave, Aldi pod coffee machine, toaster, kettle, etc. plus a double sink, 2 large fridges (and another bar fridge downstairs), dishwasher, electric oven and 5-burner gas cook top. Providing plenty of space to connect over family meals, serious catering, or cocktails with friends, the Kitchen is perfectly designed for entertaining large groups. Downstairs, the convenient bar/kitchenette area offers added flexibility for guests enjoying the lower level, whether preparing a simple breakfast or cooking up a feast in the adjacent undercover BBQ area.

Heating/Cooling Systems

The home has 5 wall mounted reverse cycle air-conditioners (one in the Master bedroom, one in Bedroom 2, two in the upstairs Living/Dining, and one in the downstairs Living room). There is also a coonara style wood heater in the upstairs Living room that is available for guests to use (wood is not provided).

Bedding Configuration

This home has 15 beds, accommodating up to 20 guests:

Please note that bedroom 7 is accessed via the converted garage/games room.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods and Check in Times

Please note check in time at this home is dependant on cleaning requirements, especially with back to back stays. Therefore check in will be available from between 2pm and 4pm. Guests should be aware when booking that check in may therefore be potentially from 4pm. Please also note that if you avail of the optional linen hire at this home, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.

    Great property, had no issues with checking in/out House was clean. Garage has a pool table and table tennis which was funIf I had to pick on things to improve in the future: - wish there was a heater in the backyard - little essentials were not in available (paper towels/oil) so factor that in when you’re booking Other than that, perfect place for a weekend away

    Having read some reviews, I was worried coming in. But honestly, the place was lovely. Even with a big group, we still had loads of space. The kids loved the games area and had their own little retreat. Sure, the place was a little worn, but that had zero impact on our time there. We still enjoyed games of pool and table tennis. Everything was in working order, the kitchen was well supplied with everything we needed. All in all, we had a great time there. The only thing I'd recommend is taking some extra bedding if you're staying in winter, the downstairs bedrooms got quite cold overnight. But I would recommend this place for large groups and families, it's got something for everyone.

    The property was as described with the all amenities on the property. However the cooking and dining equipment and utensils were all dirty. Furthermore there was a leak coming from a locked cupboard near the washing machine. It was needed to be mopped everyday. The table tennis equipment were in tatters and requires replacement. Otherwise everything was as described and ok.

    Our family really enjoyed our stay here. Great spaces to really spread out for the 20 of us ranging in age from 18 months to 90. Each room had a lovely look out to the surrounding landscape. A 10-15 minute drive to Cowes was great for supplies. The oven needs a good clean but when everything else was so good, its a minor issue. I would definitely recommend staying here and would go again myself. Thanks guys.

    I am writing this to express my extreme disappointment with this property that my family and I recently stayed at. Despite our hopes for a relaxing and enjoyable stay, we were met with a number of issues that made our short stay incredibly unpleasant & embarrassing. First and foremost, the lack of basic amenities such as hot water and gas for one night out of two was unacceptable. This was particularly frustrating as we had seniors and children in our group who require special attention to their needs. The fact that these issues were not addressed in a timely manner only added to our frustration. Furthermore, the cleanliness of the property was severely lacking. The property was not cleaned to a satisfactory standard, with dirt and grime present in many areas of the property. This is simply not acceptable and shows a lack of respect for guests who expect a clean and hygienic environment. Despite our attempts to report these issues to the property management team, we found them to be unhelpful and unresponsive. We were left feeling unsupported and ignored, which only compounded the stress and discomfort of our stay. As a result of these issues, I cannot recommend this property to anyone seeking a relaxing and enjoyable stay. The lack of basic amenities, poor cleanliness, and unresponsive property management team have left a lasting negative impression. I urge all future guests to be aware of these shortcomings.

    Very pleased when we drove up to the property, large open space with lots of privacy and short walk to an awesome surf beach and walking trail. Soooo much space for the kids to spread out and enjoy themselves in downstairs living and games room, as well as the spa, bbq area and pool. Freezing weather and winds didn’t stop the kids jumping in the pool, it’s a walk-in pool great for toddlers to safely splash about. Upstairs living area had seats for all 20 of us comfortably. Kitchen equipped with everything we needed including 2 fridges and walk in pantry. Yes a bit of dirt and a few grotty pots and pans here and there but all as expected for this type of family-friendly, well-loved holiday house. Nothing that put us off returning that’s for sure. Enjoyed an impromptu lunch at the Phillip island winery, walkable distance or a 5 min drive, highly recommend the Pinot noir and pizzas. Thoroughly enjoyed our stay and would recommend for large groups/families. ☺️

    Spectacular location and facilities which require some maintenance. We prioritized booking a property with a pool table, so were very disappointed to find rocks on the table and no cues! We also set off the smoke alarm and filled the house with smoke by cooking a lasagna! The oven was so dirty it wouldn't have mattered what we cook. With a deep clean and some small fixes, the property would easily be worthy of 5 stars.

    Great house for four families to catch up for a reunion. We needed plenty of space for all age groups and seven bedrooms. So it was to be an expensive accommodation option to find a place big enough for us all but it was suitable for this occasion. The Home was Casual and homely.

    We stayed here with a group of 13 friends over the Easter holiday. All in all, the house left a lot to be desired. One of the 'pools' was nothing more than swamp, and the other was full of bugs. We saw several mice running around the house. Many parts of the kitchen and bathroom were broken or falling apart. The kitchen did not have the basic pots and pans that would be required to feed 13 people, and was instead full of old junk, clearly left from the last 20 groups who stayed. In several of the bedrooms the wardrobes didn't have drawers or even a rail to hand clothes from. The ice maker in the fridge was not connected, and the fridge was warm while the bar fridge was too cold, with the freezer so frosted over that it couldn't close. There weren't enough chairs for our group. The baby gate supplied to make the upstairs area baby proof was missing some key parts so that it was impossible to install it corrently, making it quite unsafe. The owners need to take the time to make a visit and even try staying there for a night. They must have spent a million dollars at least on the house and land, now they just need to spend another $5000 fixing these little problems, doing a proper clean of the pools, and stocking out the kitchen with a set of IKEA pots, pans and utensils so that it is actually usable.
