When you walk in our home you will find our open concept living room, kitchen, and dining space that creates the perfect space for memorable gatherings. The living room features a Smart TV with all your favorite streaming channels, along with seating and a cozy gas fireplace. Whether you're preparing delicious meals in the fully equipped kitchen or enjoying a board game at the dining table, the seamless flow of this space ensures everyone can be part of the fun.



Spend time outside in the private fully fenced in back yard with lounge seating.



When it is time to turn in for the night, choose from one of our three private bedrooms:

(1) Primary bedroom - King size bed, Smart TV, and an attached private bathroom with a shower and large jacuzzi tub.

(2) Second bedroom - Queen size bed, desk & chair, and a nearby bathroom

(3) Third bedroom - Queen size bed, Smart TV, and a nearby bathroom.

*There is also a pull-out futon couch in the living room to sleep two.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. There is a ring doorbell camera at the property for security purposes.

Getting Around:

Walk, drive, or easily ride your bike to access all the amenities downtown Bentonville has to offer!



Other Things to Note:

House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Please no dogs on the furniture.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.

    Overall this was a nice property for our bike fest weekend. It was clean on the surface but needs a deep cleaning, beds were comfortable & location was good. Multiple smoke alarms had no batteries but we came to an agreement with the property management quickly to resolve the issue. Nothing extra here that made the property fun or memorable but nothing very bad either. Rating is 8 out of 10. Thanks for hosting my family!

    Overall, we enjoyed our stay in the first 4 days as the place was nice, and in a good location. The kitchen was not well stocked and there were some maintenance issues we identified initially but nothing major. With 2 days left of our stay, the kitchen sink drain backed up making the kitchen unsanitary and unusable. Maintenance workers sent to remedy the blockage had no success on the initial day of the blockage and no estimated time for resolution. The plumber informed us the blockage was well into the plumbing system and not a result of our negligence. The maint. works did not clean up the mess and no cleaning products were available for us as renters in the house to sanitize the kitchen. Since we had no way to clean the kitchen or cook, we had to eat out and add cost to our stay. Additionally, the plumbers indicated they were at this property for the same problem previously. Due to this issue, we had one day without the use of the kitchen and we left the Vrbo the morning after the initial blockage before 10am, one day early. Due to the mess after the attempt to clear the blockage, we did not feel comfortable living in the space for another day or care to spend extra money eating out for the remaining meals. Following our departure, we went back and forth with the property owner and VRBO about reimbursement for the day we could not use the kitchen and for the day we did not use the property. Ultimately, we were not fully reimbursed for the services we did not get.
