The Space:
Tahoe Woods Villa is bar none one of the best condo’s in the Tahoe Woods complex. What makes this complex so unique is its location. It’s walking distance to everything including Lakeside beach, the casinos, the gondola and more. You won’t even need your car! This condo has 3 bedrooms, 3 full bathroom that sleeps 10 people total. There is assigned parking for 2 cars (one in the garage and one on the driveway) and then plenty of first come, first serve parking located throughout the complex. This is a fully updated and luxury condo that is sure to please!

HOME NUISANCES
- NO AC: This home does not have AC.
- LAKESIDE BEACH ACCESS: The closest beach charges a daily rate for each person. Tahoe woods is not affiliated with this beach so we don’t have beach passes to give out nor do we control how much they charge. There are plenty of free beaches on the South Shore.
- LOWER LEVEL: This home is on the lower level so up one flight of stairs to reach the front door. No elevators were built at Tahoe woods. There is another unit above this one and as a result there will be noise from the upstairs guests walking around. While we do our best to mitigate this, the above unit is managed by another company. This condo is not recommended for light sleepers or work-from-home people that need a perfectly quiet condo.
- NO POOL/HOT TUB: Tahoe Woods was not built with a pool or hot tub so there are no HOA amenities available.

TAHOE RENTAL ORDINANCE
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come! :)
1. The hot tub cannot be used after 10pm (if this home has one)
2. 10pm - 8am is the county quiet time for all rentals.
3. Trash cannot be left outside and must go into the bear box.
4. We cannot host extra people or allow parties.
5. We cannot accomodate extra cars, parking on the street or dirt.
PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit, we reserve the right to ask guests to leave if this happens.

IMPORTANT INFO
- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your understanding!
- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.
- REVIEWS: We kindly ask for understanding and compassion when sharing feedback about this home, just as we strive to approach responding to reviews with empathy. - TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snow storms, road closures, etc. 
- WINTER TRAVEL ADVISORY: After the historic Winter of 2023, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Emphasis on snow tires. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
- BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shovelled during the Winter but if you can dig it out and there is propane - feel free to use!
- LATE CHECK OUT: Please let us know 24 hours prior to check out, if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans.
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes :)
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings.

You will check in by going right to the home using our keyless entry system. Your door code is the last 4 digits of your booking phone number followed by the check mark button that will activate at 4pm. Make sure to pull the door toward you when you put the code in to ensure the deadbolt is aligned. We have a 24 hour customer care team and a local team available during business hours.

    Second visit to this property in 4 years. It’s a perfect walk to the beach or town. The property itself is in need of some TLC with dishes and glasses either missing or chipped. We also had a heat issue but management responded right away the first day.

    Took the family to Tahoe on our yearly vacation. We booked this property at the last minute and WOW!!! Did it click all the boxes. Property was amazing clean, roomy, and perfect location. Plus not to mention very private location without the private prices. My family had an amazing time and look forward to coming again in the near future.

    Excellent location to everything in Heavenly Village. I truly appreciated the management’s response when we had questions and when we needed some extra towels. They were very helpful and quick to bring over what we needed. I do wish that we had a few more things in the kitchen that would have been helpful with our food prep, like measuring cups but other than that I enjoyed our stay and would love to visit again.

    If you are looking for a **SMELLY, DIRTY** place with what looks like mold in the baths, this is the place to be! Filthy carpets that stunk and were stained all over, worn area rugs, foul smelling bedding in the bunk bed room, badly scratched up pans that NO ONE should be using (See teflon coating mostly gone) - all these greeted us when we checked in last week. I immediately called guest relations who sent a cleaning crew to investigate. They came by, saw the stains and smelled the dirty carpets and bedding, said they were going to return with cleaning supplies, fresh comforters and NEVER returned. I spent 2 hours on the phone repeatedly calling and was assured every single time that someone would return ASAP to address the situation. I stayed in the home all evening, afraid to leave, in case the cleaning crew returned. I finally got an email and text late in the evening stating that they spoke to their cleaning crew who insisted they had cleaned the home and no further cleaning was necessary. Our family of 5 with my 88 yr old mother-in-law had to endure the filth (see detailed pictures below) for 2 days. They refused to refund our rental, or credit us for the inconvenience. It was too late to find another place for just a 2 nights. SO I got cleaning supplies, sprayed the carpet, avoided the shower with the smelly curtain (black spots) did not use the lower bunk beds. NO A/C btw, and it gets hot! Dirty balcony, stained cushions, dusty sofas. No part of the home was 'CLEAN'!

    We had a fantastic stay at this condo! It was perfect for a weekend girls getaway. The location is perfect—just a short walk to the beach and close to the casinos, making it convenient for both relaxation and entertainment. The added excitement of seeing a bear when we first arrived, added to the Tahoe charm The condo itself was comfortable and offered some fun extras, like shuffleboard and a classic video game unit, which made our time indoors just as enjoyable. The only suggestion I would make is to add a few more glasses to the kitchen and upgrade the blender, but overall, it was a wonderful experience. Highly recommend and would definitely stay here again!

    Overall, this rental extremely convenient and met the needs of our entire family. The kids especially loved the bunk beds. My father especially loved the short walking distance to the casinos. My sister and niece especially loved the nearby shopping. It was the perfect place to celebrate my uncle and nieces birthdays and end of summer vacation.

    The condo/townhome was very nice. Clean, had everything you would possibly need for a vacation home. Was aesthetically very nice. And it’s a great location if you want to be close to everything. Unfortunately, we did not have a gate code to get inside of the complex had to wait 40 minutes for that then when we got to the front door, we didn’t succeed with the code that was given to us. After calling the one 800 number they said I was gonna have to go with a generic code that they sent me which was fine, but we were standing outside for another 20 minutes. Honestly found no issues with the townhome itself. I don’t have anything bad to say about this day. We were very comfortable and felt safe in our surroundings, etc. Whomever is overseen this property as far as management needs to step it up . There is a note inside on the wall laminated with all of the rules that says we cannot use the hot tub past 10 PM. There was no hot tub. Second of all the mishap with the gate in the door was a little offputting and they weren’t very kind about it , customer service almost seemed a little irritated. But for me, the last straw on the customer service side was I had been trying to reach out since Thursday to ask for a simple late check out. Considering you get there Friday, you cannot check in till 4 PM then you have to check out by 10 AM on Sunday seems a little ridiculous considering the amount of money you’re spending I feel it should be noon to noon. Anyhow, not happy w/ Management.
