A creatively curated three-bedroom two-bathroom home, nestled into the hillside offering incredible lake and mountain views close to town. Spread across three levels ‘Swallowdale’ is named after a favourite book, which tells the story of childhood lakeside holiday adventures. The original homeowner was a writer and lover of books, there’s an enviable library, boardgames, chess set and even binoculars to watch the everchanging landscapes.

VIEWS:
From its elevated position overlooking Lake Wakatipu, Swallowdale offers uninterrupted views of the Remarkables Mountain range, the Kelvin Heights Peninsula, Cecil Peak and down the lake towards Walter Peak. The front deck is a great vantage point to while away the hours and enjoy the beauty of Queenstown in all seasons.

LOCATION:
This Queenstown Hill location on aptly named Panorama Terrace, offers a peaceful retreat yet is still just a 4-minute drive to the town centre. It’s a 25-minute walk along Frankton Road or the famous lakeside Frankton walking track, accessible via the reserve just outside. Supermarkets, Frankton shops, Five Mile, and the Queenstown Airport are all a 10-minute drive away. For winter guests, Coronet Peak ski field is an easy 26-minute drive away.

STYLE:
Designed by local architect Noel Tapp, and spread across three levels in a tiered style, Swallowdale offers the perfect mix of modern and vintage vibes. Best described as a treasure chest, this home has been lovingly renovated with modern technology, luxurious furnishings, and bright & cheerful artwork. The perfect alpine retreat to guarantee a memorable Queenstown holiday.

BEDROOMS & BATHROOMS:
Every bedroom has a view! Bedroom 1 located mid-level offers an outlook across the rose garden and neighbouring reserve towards the Remarkables Mountain range. It has a double bed, built in wardrobe, and a Jack and Jill style ensuite bathroom, which is shared with the main living area. Downstairs, Bedrooms 2 and 3 offer mountain and lake views. Both have built in wardrobes. There is a beautifully renovated shared bathroom on this level with both a shower and a bathtub. All bedrooms are fitted with wall mounted electric heaters and the tiled bathrooms have underfloor heating for the winter months. Luxurious linens, towels and Ashley & Co. toiletries are provided.

LIVING AREA:
This home boasts two living spaces both offering fantastic alpine views. Cosy up on the couch in front of the 55-inch Smart TV and Sonos sound system with speakers in the ceiling for Bluetooth music. Enjoy the multiple games, puzzles and books on offer. In winter, the large schist gas fireplace will keep you warm and toasty. If you want to get up close and personal with the views, the day bed / reading nook is a great spot to curl up with a good book. Upstairs on the mezzanine you’ll find ‘The Library’ a light and bright space looking across the lake towards the Remarkables. There’s a dedicated office space here with a desk, sofa, armchairs, and fantastic selection of books.

KITCHEN & DINING:
The kitchen has a wraparound bench top and is well equipped with a gas hob, double fridge / freezer, modern appliances, and the all-important Nespresso coffee machine. Keep your toes warm on those frosty winter mornings; Swallowdale features a unique heater system located at foot height in the kitchen. Swap holiday stories around the dining table for eight. This home has truly been created with love, attention, detail and thought.

THE GREAT OUTDOORS:
The front deck accessed from the main living area is a great spot to relax with a glass of Central Otago vino and soak in that fresh alpine air. Enjoy the outdoor courtyard with Weber BBQ, rose garden and neighbouring public green reserve, offering a shortcut to the Frankton Track and a nice flat space for the kids to have a play.

OTHER PRACTICALITIES:
Swallowdale has full laundry facilities and off-street parking for two medium sized cars. There is a floor mounted heat pump / air conditioning for year-round comfort in the main living area and portable fans for summer cooling.

RATES, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen and for a maximum of 6 guests. A seventh guest can be accommodated on the sofa bed with prior arrangement and is charged at NZ$50 per night. A departure clean fee of NZ$350 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for indicative $150 - $200 including GST). Minimum 3 night stay year-round, and 4-7 nights during peak periods.

PLEASE NOTE:
Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.

BOOKING TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.

- Swallowdale is a residential dwelling and no parties or events are to be held.

- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.

- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).

- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.

- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.

    It is beautiful and characteristic house with a great view. The facilities provided are more than enough except beds a little small for two. Relax It's done staff very helful and friendly. Strongly recommend this house.
