Quiet Hours:
• Please observe quiet hours between 10pm and 8am.

Non-Smoking Residence:
• We are a non-smoking property. Smoking of any kind is not permitted inside our home. Smoking is permitted outside and away from the house only. If evidence of smoking in the unit has occurred, you will be fined. Please clean up any leftover waste material left on the premises.

Pets:
• We kindly ask guests to note that there is a pet fee of $100.00 per stay, allowing for a maximum of 1 pet. This fee ensures the comfort of all guests and covers the additional cleaning required for pet-friendly accommodations. Your understanding is greatly appreciated as we strive to maintain a welcoming environment for all visitors.

BBQ Grill:
• Located next to the hot tub area.
• You MUST pull the grill away from the house at least 18 inches.
• If the ignitor does not work, the battery for the ignitor would need to be replaced. It runs on a propane tank.
• You MUST clean the grill and patio after use, or you will be charged an additional fee.
• Shut the grill off immediately after use.
• Do NOT try to burn off things you should otherwise clean.

Gas Fireplace (living room):
• Both are controlled by individual remote controls located next to each.
• You can set it to ON and the flame and heat will set automatically, or you can use the flame and heat setting to set it to your preference.
• Please do not leave on continuously or while you’re not there.

Gas Fire Stove (pool room) Instructions:
• ON button located on the stove.

Pool Table:
• Please do not sit or stand on the pool table.
• Please do not place any food or beverage on the pool table.
• Pool cues should be kept on the pool table or against it. Please avoid leaning them on the walls.

• Child Safety:
• Our home is NOT childproofed. Children must not be left unattended on the property at any time. It is the responsibility of our guests to always supervise the activities of all minor children on the property.
• The home comes with a child safety gate, pack n play and a highchair for your convenience.
Lights:
• Please turn off all lights when you leave the home each time.

Hot Tub:
1. The chlorine level was tested prior to your arrival. The chlorine level should be at least 3.0 or above. The floating chlorinator device in the tub must have chlorine tablets in it and always remain in the tub. *This is necessary to maintain sanitized water for your safety.
2. Check the water temperature before entering the tub. The water temperature should not exceed 104.0 F. If the temperature exceeds 104.0 F DO NOT GET INTO THE TUB. Call H20 Specialists.
3. The water level must be kept at least 6 inches from the top of the tub. If water level is not maintained accordingly the heater and filter will not operate properly. The tub can be filled with a hose. If a hose is not present at the house, please contact us. Always unscrew the hose from the faucet during freezing weather.
4. When the tub is not in use: Set jets on low speed, replace the cover and lock it down. If the tub has a blower, turn it off. If the “High Jets” are left on for more than 1 hour, the tub may overheat and become dangerously hot and cause damage

    The grill/BBQ was filthy and would not light. It was finally replaced but was replaced 2 days into the trip. - advertised as multiple TVs. Only 1 smart TV in house and it didn't work. The remote was missing. D.S. (Host/owner?) promised new remote: made excuses, never delivered!- owner made no true effort to resolve the living room TV. Went without the entire week. -No TVs in bedrooms or upstairs loft are functioning. Every one was 100% dead. Total misrepresentation in listing. - kitchen chairs were to low for the table. Had to put pillows on them to be usable.- several light bulbs out or totally missing: no spares in the house. - coffee maker leaks (keurig). “Guest book gave wrong phone number for help. Outdated! We’ve vacationed in Sunriver more than 15 years and NEVER experienced poorer accommodations than this! We have also had problems in the past, but never experienced the treatment we received here!!! We have shared this experience with several folks who have had rental properties, and we have been advised that we should expect at least a partial or complete refund.

    Great property and worked well for two families (4 kids under 5). House itself has basically everything you could need. Lots of space to play and we loved being on the circle so the kids could bike and run around! My only one note is you’re pretty close to a train track and the trains are loud.

    We had a wonderful stay at this home! It was the perfect warm and inviting retreat for my family. Nestled in nature, it provided a serene atmosphere while being just a quick drive to town. The added bonus of pool passes allowed us to enjoy some fun in the sun together. We highly recommend this place for a memorable family getaway!Dave, the owner, was quick to assist us when we needed help learning the house on day one.

    Our family, including grandparents and dog, had a fantastic spring break week in this house. The house was well stocked with everything we needed. The SHARC passes were very handy. Nice quiet neighborhood. The train was pleasant and intermittent.

    We are very familiar with Sunriver and have stayed at numerous properties over the years. Unfortunately, this was one of our most disappointing stays. Upon arrival the overall cleanliness of the property was not ideal, very dusty. None of the bathrooms had been cleaned, toilets, floors and tubs were still dirty from the previous stay. The master shower had scum marks around the edges and had a major clog in it. The downstairs bathroom had pink mold round the jets of the shower/tub. We notified the owner and he attempted to get a cleaning crew out but was unable to due to a shortage of staffing. We were unable to unclog the shower and we cleaned the bathrooms ourself. This was not ideal for a “vacation”. The linens in the house are due to be replaced as they are faded, stained and worn. I suggested to the owner that they may want to do a thorough walk through of the rental to get an idea of what type of job the cleaners have been doing. Also, we knew it was located near the train tracks so that was not a surprise. However, it’s right on the train tracks and each night a train went by around 3am or so and sounded like it was coming straight through the house. The owner did refund our cleaning fee which was much appreciated. We expressed we felt a larger refund should have been issued due to the conditions of the house and the inconveniences we encountered. Overall it was not a great experience and I would hesitate to recommend staying there based on the lack of cleanliness, need for updates and the location.

    Everything was great! The rooms were comfy, the back yard was beautiful. Watching the train go by was AWESOME! It wasn’t too loud and it was a safe distance. We really enjoyed the house. Only weird one was the master bathroom smelled like someone sprayed a bunch of axe before leaving.. and it stuck the whole week lol and I think the towels needs to be updated. Someone rudely used the white towels for make up remover. Rude! That’s all though. We are planning on going back next year. We brought our two dogs. We had to leave a day early because of one of our dogs. It was his last trip with us. Super sad but I’m glad he got such beautiful scenery his last day. I can’t wait to go back. No air conditioner in any of the houses but I was very surprised how cool the house stayed. Really very pleased

    There was a pool pass missing. Appliance electrical went out and we couldn’t reach the owner. Had to figure it out finally coushions on couch and dining room chairs worn out.
