LIVING AREA
A gas fireplace with stone surround and soaring ceilings create an upscale lodge ambience in the welcoming living room. Relax on the plush sectional and stream favorite shows on the flat-screen smart TV.
The second living area includes a sleeper sectional, a smart TV, and a wet bar with a microwave and a mini-fridge. Play board games around the table for four.
The office area is furnished with a desk for two.
KITCHEN & DINING

BED & BATH
This three-story home sleeps 10 guests between the four bedrooms and a queen-size sleeper sectional in the second living area.
Sleep soundly on a king bed in the master bedroom. Stream movies on the smart TV or step out to the balcony for fresh air. The en-suite bathroom boasts a double vanity and a large walk-in shower.
The second bedroom holds two full-over-full bunk beds, and the second bathroom is configured with a walk-in shower.
The third bedroom is furnished with a king bed, while the fourth bedroom has a queen bed. Both bedrooms have a flat-screen TV. An adjacent bathroom offers a walk-in shower.
A half bath provides added convenience.
OUTDOOR AREA & AMENITIES
Kick back in the Adirondack chairs and admire the gorgeous scenery on the back deck. Prepare tasty meals on the gas grill, then dine alfresco at the table for six. The sparkling private hot tub invites you to unwind into vacation mode.
The large yard offers plenty of space for family fun. On clear nights, roast marshmallows over the wood-burning firepit.

This rental does not have air-conditioning. All-wheel-drive vehicles are recommended for winter access.
THE LOCATION
Drive 7 miles to Breckenridge Resort to carve powdery slopes in the winter and hike lush trails in the summer. Visit Main Street to find local eateries and unique shops.
Nearby hiking trails include Quandry Peak Trailhead (3 miles), Spruce Creek Trail (4 miles), and Burro Trailhead (6 miles).
If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.
Parking notes: There is free parking available for 4 vehicles.
Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Had 2 common areas we never used, but if you need family space it's there! Secluded back into the woods and connected to national forest path.
Great location - very private area - very nice hottub …
We loved this place. Only 10 minutes away from town, but felt like it was tucked away in the woods. Great space for our group of eight, could have comfortably fit even more if needed. We enjoyed the hiking/walking trails that are super accessible and close by, as well as the hot tub, being able to bring the family dog, and the frequent visits from a moose right outside the windows! Tastefully designed too--a beautiful retreat we plan to revisit!
This place was beautiful inside and out! It was very nicely furnished, with lots to do (movies in the den, private hot tubbing, fire pit, close to Blue Lake hiking trails, great kitchen for cooking and dining). It’s also less than 10 minutes from Breckinridge so spending time in town was easy, as was getting down to Mount Lincoln for a couple more intense hikes. We saw a red fox, a couple moose, and tons of pretty blue birds. The only things we had challenges with was figuring out the security system and having to run to the store to get our own coffee.
This is a great property with easy access to the highway and lots of space! There are 3 living spaces so if you have more than one family, each can have their own place to hang out and watch TV, one on each level. Not far from downtown Breck and all the activities. Highly recommend and would stay again!
Overall we really liked this property. The location was nice because you are just a short drive to Breckenridge, hiking and all of Summit County. The house is set back from the road so it was pretty quite. The house backs right up to the mountain and a trail head, so hikes were really easy. The house did have a few issue, but nothing major. The kitchen was missing a few essentials that made cooking a little challenging, but again, nothing we couldn't work through. We had a good size group and there is lots of space to spread out. The living room is small for the size of the house, but we made it work. I would stay there again in the future.
The home is beautiful as advertised, unfortunately it is being run down by lack of general maintenance. Basis little things like broken coffee pots, missing light bulbs, areas of the property not shoveled creating dangerous conditions. Cleaning crew doing the absolute minimum. I could go on and on. Bottom line I thought we would make this an annual trip to this home which is truly beautiful, but we will go elsewhere and it would be with a property managed by Vacasa!
We enjoyed our time in Blue River. The home and location was excellent. Short drive to Breck for events or shopping. The home was well equipped and offered plenty of room for our family We did have an issue with the snow plow service. According to the home information provided by Vacasa, the home includes snow plow service in the event 2-4 of snow. The snow plow service did a no show on our day of checkout which happened to have 6 of snow over night. The property has a steep long s-curve drive way that is about 1/4 acer in length. The downside of Vacasa (over a local property manager) is that they were helpless in getting the local service out to the property after calling multiple times. The property had a single snow shovel. It took over 2 hours for us to use a single shovel to clear a steep 1/4 acer driveway with 6 inches of snow with high existing snow banks. The drive was also iced. I should note we have a high clearance van, with true 4x4 and snow tires. After hours of snow shoveling, we still had to chain up to get down the drive. All due to the local service doing a no show and Vacasa failing to get them to show up after hours of waiting. While we enjoyed the property. Not sure I would Vacasa again for Breck vs a local property company.
The house itself is beautiful with a fantastic deck and quiet location. Moose came through the property while we were there. Plenty of space for our crew to spread out and lots of different places to hang out - it was awesome. The living room and kitchen area are smaller and watching tv in the living room means your head is basically straight up but you have the downstairs space and all the bedrooms to watch TV as well. The heating system is either freezing cold or so hot and by the time it cools off in the rooms, it’s time to warm it up again; wasn’t super user friendly. The house itself needs a good deep cleaning especially because it’s an animal friendly home. The primary bedroom comforter smelled so heavily of animals and had hair all over it - we didn’t even end up sleeping in it. On the surface at our arrival the house appeared clean but there were dust bunnies everywhere and cobwebs we cleaned up, we had to do a couple loads of linens because they hadn’t been washed from the previous people (make up on pillow cases). Bottom line we will stay at hotels and are done using VRBOs now.
Cleanliness, tastefully decorated. Wonderful layout for a group. Peaceful/quiet.
Lovely home in great location. Cozy feel but plenty of space for large group. Deck/hot tub is perfect spot to enjoy the beauty of the area. We frequent this area and I will definitely book this home again. Thanks so much ?
