Bright and fresh Geneva home with 1200 sf, 3 gorgeous bedrooms, huge primary bedroom with doors to Patio, fully equipped kitchen, and a beautiful private back yard oasis fith huge purnished patio. Nearly everything is brand new or newer, including all beds, bedding, furniture, and flooring. Bright eat-in kitchen with an Italian flair, including a vintage Italian table and Italian themed artwork. Washer and Dryer, driveway and street parking. If you value a truly clean and bright place to stay, this is it. Enjoy everything that Geneva / Geneva-on-the-Lake (GOTL) has to offer. Central AC, free WiFi, Keurig coffee maker plus regular coffee brewer, and 2 large screen smart TVs in the living room and primary bedroom. Enjoy morning coffee on the rear patio or a glass of wine in the evening. Hit all the attractions by day, and enjoy returning to luxe beds and comfy couches in the evening. PRIMARY BEDROOM: Very BIG, spacious room with new King bed, smart TV, walk-in closet with two luggage racks, and sliding doors to the fabulous furnished, private patio. Extra pillows. Ceiling fan. The King bed has a 3” memory mattress topper to sink in perfect luxury!

SECOND BEDROOM: *Everything* in the room is brand new: Bed, bedding, pillows, lamp, luggage rack, mirror, and cool nightstand with charging station and LED night light strip with numerous settings. (Note, there is a shade on the window even though the picture does not show it.)

THIRD BEDROOM: An ‘Evening in Paris' themed bedroom with all new bed and bedding, a desk for work or cosmetics, large mirror, dresser and luggage rack.

KITCHEN: In addition to the above, we have toaster, electric can opener, full size fridge, stove & oven, microwave, dish soap, washer detergent and dryer sheets, spices and condiments. Complimentary water bottles, coffee, tea and creamers.

BATHROOM: Ample towels and wash cloths, tub/shower combo with hand-held or stationary shower head, two-setting exhaust fan, a roomy pedestal sink, and blow dryer.

LIVING ROOM: Stylish and comfortable couch, loveseat, and chair set, modern and nice. Two throws, big Screen Smart TV, WiFi, books, local attraction magazines and flyers, and a ceiling fan.

DINING ROOM: Large table for dinners in, board games (we have lots of them) or cards, or to set up your laptop.

PATIO: Wow! This is a great one. Bistro table and chairs, freshly painted, vintage shiny red glider also freshly painted, three comfortable chairs with a side table, and 2 big, bright red umbrellas. Large yard with two producing apple trees. Private! Accessible from the side door off the kitchen and the primary bedroom. NOTE, there is no grill. The one in the photo is a smoker and has been removed.

GUEST RULES and CHECK-INS:

1. A local agent of the owners will meet you and point out a few things in the home, and give you your keys. **Please call AND text** when 30 minutes away, and the agent will meet you promptly.

Check-in time is 2 PM - 10 PM (we will gladly check you in earlier if the place is ready); and check-out time is 11 AM.

2. The guest whose name is on the contract must show VALID State-issued ID or passport at time of check-in.

3. Shoes are not permitted to be worn in the home. Please remove your shoes when entering. A large shoe rack has been placed by the front door for your convenience. The carpeting is new, and the area rugs are light colors. We thank you in advance for honoring this.

4. Sorry, NO pets, and NO smoking of *anything* in the house or on the property.

5. Open flame is not permitted in the home. No candles, incense burning, etc. No fireworks.

6. This is a quiet residential street. No gatherings or loud music past 10 PM.

7. Only those registered to stay in the home may be on the premises overnight. Daytime guests are permitted.

8. Help yourself to spices, condiments, water bottles, Keurig coffee pods, creamers, tea bags, and sugar. You should be able to wake up in the morning and have all you need for that first cup of coffee or tea. :)

9. There are smoke alarms and CO2 detectors throughout the home, a fire extinguisher in the kitchen at the coffee station, and a first-aid kit, for your safety and convenience.

10. Come on in, relax, and HAVE FUN! You’ll love this place, we promise.

Finally, here are some things to do and see in Geneva / Geneva-On-The-Lake area:

1. THE STRIP: A full mile running parallel along the Lake Erie shoreline! Shopping, dining, bars, bands, bikes, nightclubs, arcades, ziplining and mini-golf. Home of ‘Thunder on the Strip’, and other annual events.

2. SPIRES Academy and World-class Sports Complex: Many local, national, and world athletic competitions and events are held here. Our place is perfect for visiting families of the athletes! Future site of some of the Olympic events Rumor has it ... we’ll see. :). SPIRES will host the 2025 Women's Decathalon World Championship.

3. Wineries, wineries, and more wineries! DeBonne Vineyards, Ferrante Winery & Ristorante, Vincent William Winery on the lake (recommended!), Benny Vino Urban Winery, Old Mill Winery, M Cellars & Grand River Cellars are just a few in the area. The annual Grape Jamboree draws thousands to the area in September. If you are a wine aficionado, you’re in the right place!

4. LAKE LIFE! Stroll, swim, tan, boat, fish, and hike on the shoreline, in the water, and off a boat. SO much to do if you love the water!

5. Art festivals and theater, pub crawls, restaurants, Monster Run, Holidays in the Village, and SO many other events make this small area ripe with adventure and things to do.

6. Random tip: For the BEST BURGER in the area, and possibly in the world, go to ‘The Boot’ bar & restaurant at 3750 North Broadway, and order the mushroom & Swiss burger with the parmesan mayo. OMG!!! Best burger ever.

    House was very comfy! Perfect for a girls weekend. Located about 8 minutes from the strip and beach which was amazing, but also close for heading the opposite direction towards most the wineries. Beds were comfy with lots of pillows and sheets were very clean, and the kitchen well stocked. Loved having games sprinkled throughout the house, our host was very accommodating to an early check in and even left us a bottle of wine! Our only major gripe was the house definitely has had dogs in the past and it is evident by the strong smell of dog in the house, and there was dog hair on the couch. We had one of our group with dog allergies and it was definitely an issue, so if you have a pet allergy this is NOT the home for you. Other than that, we were happy with the stay!
