If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.
Parking notes: There is free parking available for 6 vehicles.
Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

In poor shape. Carpet was filthy, and the home was only marginally clean when we arrived. Not sure it was vacuumed. Incredibly difficult layout. Had to walk outside and up stairs off the deck to access some upstairs rooms without walking through bedrooms. The shower in the downstairs bath was tiny and the shower head was not movable so it blasted you in the face. The oven was difficult to use and the oven settings were worn off. The refers were both dirty. The garbage can outside was almost full when we arrived and I called to find out instructions for, and the day of garbage pick-up and never got a call back from our property manager. All this for over $1000/night. Not a pleasant stay.
A beautiful large home accommodating 3 families with kids. Basketball hoop and bunk room great for the kids. Easy access to golf and pools!
This home and guest host Shannon were great. Our upsetting experience was with the owner themselves. We were set to arrive on December 27 and stay through January 2. My trip includes several adult children of my own with their little ones. The weather was saying lots of snow and questionable driving conditions. I emailed VRBO to inquire about refund policy with road conditions. I was not asking for a refund nor a cancellation. No one answered my emails. Finally I contacted the host who works for Evolve. She was amazing and said she was going to ask owners about the cancellation policies. After talking to family and still waiting to hear back what Shannon had heard from owners, we decided to move forward with our trip. On the day we were to get into the home and after cars were packed with small little ones excited to head to our favorite place, we were told the owner was in the house and decided to stay not allowing us into our rental. It was the most bizarre rental experience we have ever had in all our 28 years of enjoying and visiting Black Butte Ranch. There was deceit within saying we were cancelled and refunded which was not true at all. We ended up getting in on the 28 finally. Even upon check in we were delayed getting into the home until after 4 and when we did it was at the hospitality of Shannon who was still cleaning up after owner. With our three families with small children trying to pass time after a long drive our start to the trip was off to a rocky start. I am thankful for Shannon allowing us to get into the house shortly after 4 while she continued to clean. Will not use this home again.
The property itself is rather old which was a surprise given the photos. Overall it was clean except for the oven that had not been cleaned in what looked like years! Hence we could do any cooking in the oven and it was raining and cold outside so couldn’t use the grill. The property manager should be more transparent with hidden fees. We had to pay $9/person/day to enter Black Butte ($90). The location was very convenient and it was quiet making it enjoyable to get away.
Nice and spacious, but could have been cleaner and more well stocked with bathroom essentials, such as Kleenex, soap and some extra towels. Priced way too high for what we got, but we had a very nice time.
We had a great time at this house. There are quite a few things that are outdated, but for the price, it was great. There were new towels and sheets and the beds were pretty comfortable. There is only one bathtub, and only one shower that was large enough for one of our group who was over 6'. The layout is a little odd- the only way to get to the upstairs living room, queen bedroom and big shower was through another bedroom, or outside. We made it work for our group. The hot tub was a nice feature, and we loved the big living room above the garage with all the windows. We were able to see a small herd of deer nearly every dawn and dusk of our stay, and we even spotted a coyote on our last evening. Black Butte Ranch is a fantastic place and we were busy with swimming, hiking, biking, and horseback riding every day.
