GUEST RENTAL POLICY

Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.

Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.

Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.

BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

    The house was very spacious and nicely decorated. This was a great location if you wanted to spend time in The Gulch, on Broadway or visit 12 South. It was very easy to get an Uber and a short ride to each of these locations. The host was very responsive prior to our visit and with any questions I had.

    Parking area great. Clean. Balcony was nice. Spacious. There were a few things that were not working/missing, elevator, ice maker, hair dryer but we made due without them. The hose was extremely responsive.

    Stayed here for 4 nights with family for my wife's 50th birthday. The place was just as described and we could not have been happier. The location was great as we were able to walk to shops and restaurants nearby and Broadway if you don't mind walking a bit. Neighborhood was orderly and did not feel unsafe at any time even walking back later. The elevator was fantastic as we had as my inlaws stayed on 3rd floor and didn't need to traverse the steps. Having access to a garage was also very nice. The host was very responsive. Would stay again and recommend.

    Everything about this property was perfect for our family trip to Nashville. A short walk to the Gulch and Uber rides to all Nashville attractions. The home was very clean and we enjoyed the rooftop for a night cap. Will definitely rebook next time we come to town.

    Community areas were outstanding - high ceilings and extra large main living room made our stay very enjoyable.Double couches were great for lounging and recovering when not out in Nashville.

    This property is gorgeous. It has a great layout that's very spacious. The upper balconies give great views of the city and surrounding neighborhoods. The rooms are large and extremely modern. The bathrooms are huge. Very happy to be able to stay somewhere that is truly within walking distance of some of the best spots in Nashville; Vanderbilt, Music Row, the Gulch and it's about 30 mintue walk to the beginning of Broadway.

    The home was perfect for our large group. Many great features from all the spacious gather rooms to the amazing roof top deck. Large kitchen for entertaining and food prep. Great bedroom and bathroom spaces. Little walk to any activities but weather was good so the walk was nice! Definitely 5star! Would stay again

    Property is at a great location and has adequate space for hanging out and sleeping. The wifi was spotty and there was an ant problem (but likely seasonal due to the rain/spring weather). Luckily we were eating much at the house, but the one time we got takeout the ants were out like crazy.
