This home is tucked within a magnificent medley of aspen, spruce, and ponderosa trees. Leave your worries at home and immerse yourself in the relaxing beauty of life at 7000 ft. Sip your coffee in the mornings, pour yourself a glass of wine in the evenings, and enjoy on the terraceas you listen to the quaking aspen leaves rustle in the breeze. After a day of adventure, cozy up by the fireplace or soak away your worries in the indulgent full bath, before drifting off to sleep in plush bedding, provided on every bed.

The Backyard: The covered terrace is the crown jewel of the house. In addition to the huge 8-person outdoor dining table, the patio boasts several places to lounge and be immersed in nature. Whether it be the comfortable egg-shaped hammock chair, the oversized lounger, or outdoor sofa, you are sure to find the perfect place to enjoy a coffee, lose yourself in your favorite book, or just unwind with your favorite cocktail at the end of the day. The patio also has a Weber grill perfect for all your grilling needs. In addition, there is a propane tower heater for those chilly evenings.

Kitchen: The home has a well-equipped kitchen that will cater to your inner chef. The granite counter tops provide ample space to prepare your meal, and double basin inlaid sink makes cleaning up a breeze. Cooking on the four-burner gas range allows you to get your high heat applications seared to perfection. The home also has an under-sink RO machine so that you know you are drinking only the most pure water.

Dining Area: Located conveniently close to the kitchen is the dining table with seating for six people. There is also room for an additional two diners at the nearby bar. While there is a dining area inside, most choose to eat their meals at the large 8-person table on the covered terrace.

Main Living Room: Kick back and watch TV on the 65 inch television set while sitting in the zero-gravity reclining leather sofa. The reclining aspect of the leather sofa is motor operated for your convenience. There is also seating for two more in the plush oversized leather chairs.

Great Room: The days of having to agree on what to watch as a family are over! In addition to the living room in the front of the house, this home also has an extremely large add on great room. This huge room is surrounded in windows that let lots of natural light in. In addition to a large sectional and TV, the room has two oversized chairs that can be converted to beds for two additional guests. Since guests staying in this room need to walk through the master bedroom to access the bathroom, it is best suited for children that parents would like to keep an eye on. The room also has a sliding glass door which gives direct access to the covered terrace.

Bedroom 1, King Suite: You will sleep well in the ultra-comfortable king-sized Beauty Rest mattress. The adjustable (head or leg incline option) bed is surrounded by a gorgeous hand painted artist wall mural of a mountain range. Attached is a full bathroom with a double sink vanity and an enormous walk-in closet. In addition, the room is equipped with a large six-shelf dresser. Note: Due to an addition that was built on, this room does not have dedicated windows and natural light comes in through the doors to the great-room.

Bedroom 2: This room is equipped with a comfortable queen-sized Sleep Number bed. The room lets in ample natural light through the large windows during the day, and the blinds keep it nice and dark at night.

Bedroom 3: This room has two XL Twin beds perfect for two children, while also well suited for teens or adults. There is a blackout shade that is perfect for those that like to sleep in after a full day of fun or for those little kiddos whose bedtime is before sundown.

As is the case with most mountain homes, this home does not have air conditioning. It does however stay cooler than most homes in the neighborhood due to being south facing and being built on a concrete slab. There are also many fans throughout the house.

Except for a few off-limits areas, guests will have the entire home to themselves.

Accessibility: Whether entering from the garage or front door, there are two steps to enter the house. Guests do not have to navigate any other stairs to access the whole house nor the patio. There are four steps to walk into the backyard.

We provide space to our guests, and are available when needed. We will check with you a couple times in the beginning of your stay to make sure everything is well. You can get a hold of us via Vrbo messaging , text, or call.

We have a hard-working team, but in an effort to give them and us time with our families, we ask that you be patient with responses between the hours of 7pm and 8:30am.

Ponderosa Trails is one of Flagstaff’s premier neighborhoods with mostly newer construction single family homes. The neighborhood has convenient access to restaurants, groceries, Historic Downtown, and NAU. There is plenty of natural wooded spaces and trails to explore right out your front door in Ponderosa Trails, as well as Ponderosa Park. This neighborhood is great for families that just want to get away, relax, and not do much driving. Ponderosa Trails is also perfect for the guests that will be on the move because you can easily access big trails, major highways and the airport.

Ponderosa Trails is located in the South East portion of Flagstaff, convenient to Flagstaff Pulliam Airport, both the I17 (Highway to/from Phoenix) and I40 (west to Williams and the Grand Canyon, and east to Winslow), Highway 89 (South to Sedona and Verde Valley, North to Sunset Crater, Lake Powell, North Rim of Grand Canyon), as well as Highway 180 to Snowbowl. NAU campus lies just to the North of Ponderosa Trails. Fort Tuthill County Park (Flagstaff Extreme Adventure Course, Bike Park, Pepsi Amphitheater, Overland Expo, Rodeo, County Fair, etc.) is located to the west, just on the other side of I40.

When you stay here, you will want a vehicle to get around. Guests will be able to park in the garage and there are two additional off-street parking spaces in the drive-way. There are off-street parking spaces available, but please try to utilize the driveway and garage only. This helps keep the streets clear for easy navigation by residents.

City of Flagstaff does not allow street parking during winter time; November 1st through April 1st.

After booking you will be sent a link to your guest registration page. This is though us directly. Guest registration must be completed to receive information to access property. However, property access information is not available earlier than 5 days prior to check-in.

Cleaning fee will be an additional $50 for stays 10 days or longer. This is to make sure we are providing the utmost cleanliness experience for all of our guests.

#1 – Shoes Off
• We ask that you please do not wear shoes while inside the house. Thank you so much!

#2 – Pets
• For the consideration and safety of our cleaners and future guests with allergies please do not bring pets onto the property. We reserve the right to charge a fee for any clean up or remediation.

#3 – No Smoking, No Vaping, No Recreational Drug Use
• Our house is a drug-free, smoke-free, and vape-free property. This means no smoking, no vaping, or recreational drugs inside or outside of the home. We reserve the right to charge a fee for any clean up or remediation.

#4 - Number of Guests
• Ensure total guests matches that on your booking. If you have more guests than what you have booked for, you will not be covered under insurance coverage of the platform you used to book, and you may be charged an extra fee. This is bad for everyone!

#5 – No Parties
• Please respect our neighbors. This is a residential working neighborhood that is quiet in the evenings. Noise levels must be minimal after 9PM. There is a noise level ordinance and we do not want any complaints. Violation of this will result in one or more of the following; termination of your reservation, forfeiting security deposit, and/or a possible fee. We must respect the peace of the community. Thank you for understanding!

#6 - Please Clean Up Dishes
• If you use any dishes during your stay, the cleaning team would be extremely grateful if you would clean them. This would be of great help. Please make sure not to put away dirty dishes. Future guests will be very appreciative!

#7 - Check Out is 10AM
• Our cleaning team will arrive shortly after 10AM to clean the property. We can’t stop them, they are a cleaning machine! (You may request a late check-out. Please submit your request no later than 24 hours before your check-out time. The fee for this accommodation is $25 and would allow you to check out up until 12pm.

#8 - Lights and Electronics
• We would really appreciate if you could turn off all lights and electronics when you leave the house each day, and upon check out.

    This is a great home in what looks to be a newer suburban neighborhood in Flagstaff. Its got a ton of space and even has a game room off the master which we didn't realize when booking but was a very pleasant surprise. We travelled with four adults and two kids and there was plenty of space. The back patio is huge and a nice spot to have some coffee in the morning. We were blessed with morning snowfall so it was awesome. The home is new so its very clean and the owners have thoughtfully prepared the home with all the fine details for travelers. Great spot for exploring Flagstaff, especially if you are with a larger group. Will definitely look towards staying here again next time we are in Flagstaff.
