PRIME LOCATION:

You can access the Down Under Loop directly from the backyard.

The Little Sugar Trailhead is a simple 1-minute walk/ride from the front door.

The OZ Trails Bike Park is only 3 min drive (or~5 min downhill by bike) from the front door.

Private Spa: 5-person Hot Tub and 4-person Infrared Sauna to relax after a busy day.

Biker Setup: Double bike wash station and 5 secure indoor bike racks.

Games: Full-size Pool table and Ping Pong table and board games for a little friendly competition.

Entertainment: ROKU TV in the living room for all your streaming needs.

Ambiance: Unwind by the cozy gas fireplace in the living room or head outside to the firepit for an evening under the stars.

KITCHEN & DINING:

Seating for 12: Plenty of room for everyone between the main dining table (8) and the family-friendly breakfast nook (4).

Fully Equipped: Includes a 5 burner stove, large refrigerator with water and ice dispenser, dishwasher, toaster, and microwave.

Coffee Station: Start your morning with our drip coffee maker, French press, or electric kettle.

The Essentials: Quality cookware, dinnerware, glassware, kid-friendly plates/cups, and pantry basics like salt, pepper, and spices are provided.

Outdoor Cooking: Step out to the patio for the Blackstone Grill, perfect for large-scale breakfasts or post-ride burger nights.

SLEEPING ARRANGEMENTS:

2 King Suites (one with a Jacuzzi) + 1 Queen Room + 1 Twin Bunk room with a Trundle to sleep 3, and a Queen sized pull out couch in the sunroom.

Blackout curtains and fans in every bedroom for a perfect night's sleep.

Entry: Keyless entry via a secure smart lock. A unique code will be sent to you prior to check-in.

Guests will have full, private access to the entire home, including the hot tub, sauna, game room, and outdoor patio. Secure your bikes in our provided indoor racks at night!

Private driveway parking available (3 spots).

With the flat gravel driveway, we have plenty of room for those traveling with low sitting vehicles or bike racks/trailers.

PROXIMITY & CONVENIENCE:

Groceries: Allen’s Food Market is just a 5 minute drive, the best local spot for fresh supplies and a great deli.

Downtown Bentonville: Only 15 minutes (10 miles) to the Square for world-class dining, boutiques, and the Walmart Museum.

Nature & Hiking: Tanyard Creek Nature Trail (famous waterfalls and suspension bridge) is a quick 8-minute drive.

Art & Culture: Crystal Bridges Museum of American Art and The Momentary are approximately 18 minutes away.

Food Trucks & Brews: Visit the Gear Garden (8 mins away) for a post-ride beer and a cool cave breeze.

THINGS TO KNOW:

Quiet Hours: We are in a peaceful neighborhood; please respect our neighbors between 10 PM and 8 AM.

FOR THE RIDERS:
Post-Ride Clean: We provide dedicated bike towels so you can keep your gear clean without worry.

Tool Kit: A basic floor pump and a few essential tools are available for quick pre-ride adjustments.

Laundry: High-capacity washer and dryer on-site, essential for those multi-day trail sessions.

Trail Maps: We keep physical copies of the Bentonville & Bella Vista trail maps on the counter to help you plan your lines.

Gear Storage: Plenty of room in the garage for helmets, shoes, and hydration packs to dry out overnight.

OZ Bike Park: Opening Summer '26, this massive new attraction is just 3 min drive or ~5 min downhill by bike.
