Home Truths:
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Due to extreme wildfire risk the outdoor fire pit at this home is not available from June to October
- This home does not have AC.
- This home has limited exterior lighting due to neighborhood light pollution restrictions.
- The hot tub is only accessible through bedrooms 2 & 3.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- As a ski town, many construction projects happen around town all summer. Working hours are 7am-9pm.

Park City Fire Code Official Dave Thacker has issued an open fire and fireworks ban effective immediately within Park City limits.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce.     The property was wonderful and fit the needs of our group well. With the various staircases the group started naming the various regions with Hogwarts names. The place met our last minute needs as we were informed two days before arrival the initial place we booked had a gas leak so we able to find something the meet our crew’s need. The grandkids from AZ really enjoy the snow falling on the last day.

    If you are going to have people enter through the garage vacuum the carpet on the steps and wash the dirt off the walls. It did not make a very good first impression. All of the outside patio furniture was useless because it was filthy and stained. 2 propane tanks scattered on the deck for no reason. Home smelled dusty and musty like the carpets needed a good cleaning. Dishwasher rack would not stay on the track. I have stayed at many Park City properties and this was not up to par for cost.

    Friendly and responsive team coordinating logistics. The Deer Valley Snow Park shuttle actually came to the house even though that feature wasn’t listed. Great hot tub and great layout. Only minor shortcomings were the tiny tvs in the bedrooms and the tv in the living room. Also, for such a nice (and expensive) property, we were expecting higher quality pillows. But overall,it was a great rental and would recommend it!

    The house was as-advertised, the property managers were incredibly responsive (above and beyond most VRBO rentals), and the location was perfect. This multi-level home is cut into the side of a mountain. There are lots of various nooks/hangout places for different sub-groups to congregate. However, if stairs present an obstacle to anyone in your group, this is not the right house for you.We were a group of 15, and did not feel crowded. We spent a lot of time in the main family room/kitchen & there was room for everyone. The bar area above the family room is a particular gem.There were a few hiccups during our stay (e.g. entry code didn't work), but the property managers were incredibly responsive. I would recommend that the managers supply some basic cleaning supplies (like some spray cleanser for sticky spills), more ice melt, and better shovels for the driveway, and note that the dishwasher is the kind where you have to handwash before using. They offer a mid-stay clean, which I highly recommend if you are a large group.It snowed during our stay, and while this is at the top of a cul-de-sac, a plowing company came & we didn't have trouble getting in/out. You do have to shovel the driveway out -- fortunately, I had kids for that task :) I kind of regret forgoing the pricey private chef meal drop-off add-on service. We ordered door-dash a few times and were not so impressed with the local restaurants.Overall, the house was perfect for our family vacation.

    We booked to stay at Mason's (Luxurious modern masterpiece ) home well, that was what it said on the about the property page! It was nothing like luxurious, modern or masterpiece!! From entering the home, it looks tired, old, rundown, unkept, unloved, the lounge was full of old scruffy unmatched furniture, black smoke covered the stone fire place making it feel dirty, there was even loose stones to the fire place, the dishwasher was dangerous, the top shelf pulled right out and with heavy glasses nearly caused an accident, plus it would take 2 cycles to clean, all the pots and pans we had to wash by hand, hand rail on stove was loose, the faucet was loose, which they did manage to fix, all the other issues in the kitchen we had to live with. Then they had to replace a faucet in one of the bathrooms because it didn't work, that took 3 days. The BBQ was nasty, not cleaned in a while, that's was cleaned 4 days later, one bedroom couldn't even put clothes in the closet because it was full of unused items, they did clear it 4 days later, loose stones on the steps leading from the front door outside, the fire pit on the balcony was painted and peeling, plus the deck boards were lifting making trip hazards, there are many, many more things we found to be wrong too many to put here , but cheap, cheap comes to mind!! VRBO should not allow this home to be advertised as it is, it's not worth the money you are expected to pay. The management gave us $750 equal to 10%

    The home was excellent with multiple bedrooms and en-suites. Four families stayed without any issue, and all the kids had plenty of room to play and enjoy. No issues at all with the home, and it was 2 mins from Deer Valley. We stay yearly at DV, and this was the best home we have stayed at! Highly recommend!

    The house size worked well for us with a large group. Everyone had their own space. The layout is a bit odd and there lots of levels of stairs. The house is fully stocked with everything you need. The floors were pretty dirty upon our arrival but otherwise everything else seemed clean. We filled the flat bike tires in the garage, the propane needs to be filled for the barbecue and the front lock gave a bit of a problem but nothing major. The cleaners did show up a few min before checkout. Great location, close to everything we needed and very quiet.
