We strive to maintain a welcoming and comfortable environment for all guests. To ensure the property remains in excellent condition for future guests, we have the following guidelines regarding lost or damaged items and late checkout;

1. Lost or Missing Items:

If any items (e.g., keys, towels, kitchenware, electronics, furniture, etc.) are lost or missing during your stay, you will be responsible for the full replacement cost.
Guests must notify the host immediately if an item is lost or damaged during their stay.

2. Replacement Fees:

A detailed list of replacement fees will be provided in the event of lost or damaged items.
Fees will be charged at the actual replacement cost, including any shipping or handling fees.
If an item is discontinued or no longer available, a similar replacement item will be chosen, and any price difference will be added to the replacement fee.

3. Damaged Items:

Please refrain from washing towels with colored clothing to prevent staining.

Any items that are damaged beyond repair will be subject to a replacement fee, which will include repair or replacement costs as deemed necessary.
Minor damage (e.g., small stains or scratches) may incur a partial replacement fee, at the host`s discretion.

4. Key Replacement:

Lost keys or fobs will incur a replacement fee to cover the cost of rekeying and/or new fobs.

Parking Pass- $150

5. Final Notice:

If any replacement fees are applicable, guests will be notified.
Payment for lost or damaged items will be processed through Airbnb’s resolution center.

6. Approved late checkouts are available until 1:00 PM for a $35 fee (unless otherwise agreed upon). Guests who remain past 1:00 PM will be charged a $50 fee or an additional nightly rate.

    We had a great stay! There was plenty of room in the home and two separate bathrooms which was great. My only recommendation is that bed sheets and pillows be made available for the sleeper couch in the living room and maybe some backup supplies (such as paper towels and tissues) be somewhere for use in case the provided amount runs out. Overall, we enjoyed our stay and will look to stay here again in the future!

    Easy access off I35, and about 2 miles east of TCU campus. Bed space for 8, plus pull out couch for 2 more people.

    This property is adorable. It is just as it looks in the pictures. Manny was very easy to work with and quick to respond to a couple questions. The beds were comfortable, the house very clean, and the a/c awesome!

    Very clean and spacious property, only minutes from highway and downtown Fort Worth. Upon first impression, neighborhood did not look to appealing, but no issues or complaints of neighbors throughout the stay, felt very safe. Will definitely recommend to family & friends and looking forward to stay at this location again in the future. Thanks Emmanuel for the assistance & fast communication.
