Please note that due to merchant processing costs, if you qualify for a full refund upon cancellation, the maximum refundable amount will be 95% of the total price paid. Additionally, refund processing times may vary depending on your bank, typically taking 10-15 business days to reflect in your account.
House Rules and Important Information:

In compliance with City and State regulations and to preserve the integrity of the neighborhood, we do not allow large gatherings or parties. Any unauthorized or unregistered vehicles or guests will result in immediate eviction, with no refund of the stay, and a complete ban from booking on the channel through which the reservation was made.

We have partnered with Truvi or Know Your Guest ( formerly Superhog) to ensure a safe and enjoyable experience for all our guests while adhering to Arizona law. Rest assured, your personal data is handled securely.

Before your stay, please complete a quick verification process and choose one of the following options:

a) Damage Waiver (non-refundable): $25 + minimal non-refundable transaction fee

b) Security Deposit (refundable): $200 + minimal non-refundable transaction fee (Refund processing takes 5–10 business days)

- Any stays approved for 28 days or longer will require the guest to sign a formal lease agreement and/or complete process with affiliated Arizona Real Estate Brokerage or property owner. This ensures the protection of both parties for extended stays.

For liability purposes, guests are not permitted to use the treehouse. Please inform your party, especially children, and ensure supervision as guests assume all liability in this regard.

While these options provide added peace of mind, we kindly ask that you care for the property as if it were your own. Leaving excessive trash or causing avoidable damage may result in additional fees and help us maintain a welcoming space for future guests.

Security Cameras & Noise Sensors: For the safety and comfort of all guests, security cameras are installed at entrances and exits, and noise sensors are present throughout the property. Any valid noise complaints from neighbors or the detection of disruptive behavior may result in immediate eviction, with no refund. Violators will also be banned from booking through the platform used for the reservation.

Why do we use Noise Aware Sensors

Safety First: We prioritize the safety of our guests and neighbors.

Protection without Intrusion: Our noise sensors monitor sound levels but do not record any audio. They are designed to detect noise disturbances in real-time to ensure a peaceful environment for everyone.

General Rules:
Maximum Occupancy: The maximum number of guests is 10. Exceeding this number or having more than 3 vehicles on the property will result in the forfeiture of your reservation with no refund and immediate eviction.

Quiet Hours: Quiet hours are from 9:00 PM onward. We ask that you respect our neighbors and avoid disturbances.

Fireplace: The indoor fireplace is decorative only and cannot be used for insurance reasons.

Fire Pit: The outdoor firepit is available for use, but please ensure safety measures are in place.

Treehouse: For liability reasons, do not climb the treehouse. Children should be supervised at all times. Adults should use caution when accessing the treehouse, especially if consuming alcohol.

Parties & Gatherings:
No Parties or Large Gatherings: In compliance with Arizona State Law (Bill 1350), parties or large gatherings are strictly prohibited.

Guest Approval: All guests must be approved, and you must provide a valid driver’s license or ID for the person making the reservation. This person is responsible for the entire group.

HVAC & Pool Rules:
HVAC System: The minimum temperature for the HVAC system is 72°F to prevent damage.

Pool: The pool is not heated.

Pool Maintenance: Please do not remove the vacuum from the pool, as doing so may cause damage to the pool pump. You will be charged for replacement if necessary.

Check-in & Check-out Policies:
Check-in: The standard check-in time is 4:00 PM. Please note that you may not be able to select an earlier check-in time on the booking platform, so plan accordingly.

Late Check-out Fee: A $100 fee will apply for any late check-out beyond the designated time. An additional $50 per half-hour will be charged thereafter.

Pet Policy:
Pet Fee: We accept one dog with a $200 pet fee. You must bring a kennel to avoid any damage to the property. If additional cleaning is required due to your pet, an extra charge will apply.

Emotional Support Animals: A $150 pet fee will apply for emotional support animals.

No Other Animals: No other animals are permitted on the property.

Additional Information:
Deliveries: We cannot accept deliveries on your behalf as we do not have secure receiving facilities.

Housekeeping & BBQ: If you plan to use the BBQ grill, please clean it after use. We provide a cleaning brush, and if it’s missing, kindly purchase one, and we will reimburse you.
