Rocky Mountain Cottage is a charming and sun-drenched weatherboard retreat tucked away in a quiet corner of Blackheath. Designed and built by a local craftsman, this free-standing home blends mountain character with comfort and spaceperfect for families, friends, or couples travelling together.

Inside, a dramatic floor-to-ceiling stone fireplace creates a warm and welcoming centrepiece. The open-plan living, dining, and kitchen areas are filled with natural light and flow seamlessly onto a generous north-facing deck, ideal for entertaining or enjoying peaceful mornings with coffee in hand. The expansive private backyard beyond the deck offers a tranquil space to unwind among the trees.

This home is thoughtfully equipped for all seasons. In winter, enjoy the cosy ambiance of the Jetmaster wood fire and ducted central heating. In the warmer months, ceiling fans and breezy indoor-outdoor living ensure a cool and comfortable stay.

Rocky Mountain Cottage is just 1.5 km from the heart of Blackheath village, known for its boutique cafs, delis, galleries, and antique stores. A short drive takes you to the regions most iconic sights, including Govetts Leap, the Three Sisters, and world-famous Blue Mountains bushwalks. Whether youre curling up by the fire or exploring the wild beauty of the escarpment, this much-loved mountain getaway offers the perfect balance of charm, privacy, and convenience.

FEES
The base tariff includes 4 people, and extra guests are charged an additional fee per person, per night.
Electric car charging is $20 per use, payable separately after booking.

ELECTRIC CAR CHARGING FEE
Please advise if you intend to use the house electricity for charging your electric car.
There is a fee of $20 per charge, which is charged separately.
Kindly inform us of the number of times you plan to charge your car during your stay.
⁠ There is no dedicated EV port at the property.
Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.

CLEANING FEE
The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.

FIREWOOD SEASON
1st May - 30th September.
During firewood season, a starter pack of firewood, kindling, firelighters, and matches are provided for your first night.
More firewood and supplies can be purchased locally from petrol stations.

TELEVISION
Please note that poor weather conditions may affect live free-to-air channels.
We cannot guarantee a consistent television signal.
On-demand channels and streaming apps are available through the Smart TV using your accounts.

9PM OUTDOOR NOISE RESTRICTION CURFEW
For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
We appreciate your cooperation in maintaining a quiet environment during these hours.

IN-HOUSE GUESTS ONLY
This property is exclusively for registered guests.
It cannot be used for gatherings or events, and no additional visitors are allowed without permission.

NO PARTY OR NOISE DISRUPTION POLICY
We enforce a strict no-party and no-noise disruption policy.
As this is a quiet residential area, any breach will result in immediate eviction without a refund.

PAYMENT POLICY
Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement.
Agreement: By making payments, you agree to our terms and conditions.
Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.
COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.

    The thing we enjoyed, most of all, was the incredible stone work open fireplace and the fact that wood was supplied. The house is spacious and the bedrooms are really nice with two bathrooms. We liked the dining room, which is large, and the deck right off it. all the appliances in the kitchen (and laundry) are very up to date and immaculate. The central heating is absolutely awesome, especially for the cold nights, & we were very impressed.

    We had a fantastic stay at the property! The home was exactly as described clean, spacious, and well-equipped with everything we needed for a comfortable visit with the fireplace being a standout. The beds were comfortable, the kitchen had all the essentials pus the extensive library of books, movies and board games were fantastic for a family vacation away. The house was perfectly located in a quiet street but close enough to Blackheath itself if you needed food or just to walk around and enjoy. Check-in was smooth and communication with the host was clear, quick and friendly throughout. Would return and highly recommend to anyone looking for a relaxing and well-appointed place to stay.

    Great location that was quiet and on the edge of the National Park. Birds and possums also came to visit. We appreciated the extra touches, such as extra towels, firewood and kitchen consumables. We will be back!

    The property is well equipped, warm and cosy. It was perfect for two old friends who like to have their own bedroom and bathroom. And the open fireplace is magnificent. This was our third time staying at Rocky Mountain Cottage and it won't be our last.

    My family and I just loved the property, it had everything we needed for a great stay. The kitchen was well equipped for making family meals. We all enjoyed sitting around the fireplace while our four year old granddaughter enjoyed playing with the toys, and books. The beds were very comfortable with quality linen. Also it was a pleasant walk down into Blackheath. I would highly recommend this property to anyone looking for a very peaceful and pleasant stay.

    The cottage was perfectly positioned in Blackheath, in amongst the quiet of the trees, but still close to the shops. We experienced 3 black cockatoos on the property, which was very exciting. The house was warm and cosy and the kitchen well equipped. My two teenage boys loved the house and surrounding areas and can’t wait to return.
