The Space:
The property is just a 10-minute drive from the Central Business District. Experience a part of New Orleans' earliest history by staying at Factors Row, built in 1858 and renovated in 2016. Best of all each unit is complete with all the conveniences of home.
CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing at the time of booking.
ROOM ASSIGNMENT: We furnish all of our properties to a uniform standard, but individual units may differ slightly from the pictures shown. Exact unit is assigned at check-in. Views and square footage may vary slightly.

BATHROOMS: All the bathrooms are stocked with toiletries (shampoo, conditioner, and body wash), plush towels and washcloths, and a hair dryer.
KITCHEN & DINING: The kitchen is fully stocked (200-piece culinary set) and has a full line of new appliances (blender and drip coffee maker included). The dining area has seating for 4, along with all the necessary dinnerware, and more.
AMENITIES: This property includes a fully-equipped gym, a piano room and luggage storage (please be advised that this storage has no lock). The property also has a lobby and front desk.
PARKING:
There is a Loading Zone outside of Factors Row in front of the building that guests can use to load and unload their vehicles. Cars are only allowed to park here for a maximum of 10 minutes or they will get ticketed/towed.
If you're renting a car, we recommended parking at the O'Keefe Parking Garage located at 412 O'Keefe Avenue. The parking fee is not included in your room rate.
There is also metered parking along in front of the building and throughout downtown. Metered parking is available from 8:00 AM -7:00 PM from Monday through Saturday and is free on Sundays. Roami is not affiliated with this parking garage. If you have any questions you may call the garage directly.
WHAT'S INCLUDED : Iron and ironing board, steamer, washer/dryer, 1 pack-n-play crib, free WiFi (Up to a max 75 Mbps) and Smart TVs for your streaming apps like Netflix. Stair gates provided upon availability.

Surveillance Camera: For guest and property protection, A/V surveillance is present at the entrances and exits. No surveillance is located inside the property.
Luggage Storage: While we offer luggage storage, please note it is a shared luggage storage and open to all of our guests. Please refrain from leaving valuable items inside your luggage's. The management will not be held liable against any lost or damaged valuables.

We believe in personal space. Prior to your arrival, your unit will be professionally cleaned and your self guided check in process ensures easy arrival with no long lines. Should you need us, we're here 24/7 with our Guest Experience team and local folks on the ground. And if you don't need us, we'll stay out of your way. After all, this is your place in the city.
Loved this place. Would have loved to have enjoyed this property for a longer time. The rooftop outdoor space was huge! Clean! The common area was so nice. Games, piano, exercise room…you just can’t find properties this nice. A rare gem!
Overall awesome place for a New Orleans trip. Space is bigger than the pictures suggest and outside deck is huge. Perfect location to get to bourbon while also being short walk from the casino. Went with a group of buddies and had a blast - would definitely stay again.

Location awesome! Rooftop deck is huge and a perfect spot to relax. The building is quiet. I wanted to move in!! Very nice place to call home while in NOLA! Can't wait to stay again!
Our group had an amazing stay! We thoroughly enjoyed our experience and couldn't have asked for more. Place was clean and well kept and when we needed something there was someone to help. Would stay again in a heartbeat.
Located ideally between French Quarter and Warehouse District and close to Superdome/Smoothie King Centerfor games.
I booked through VRBO in a “Sextant Stays” property. The unit I booked online was not the one they gave me when we arrived. We didn’t have enough beds at the new property. Sextant was good to work with as they worked to rearrange our stay and get us into a bigger unit. It all worked out, after a few stressful hours and “moving in” twice with a bunch of kids! Sextant properties are clean and well-managed. They are new with nice finishes and good amenities. The buildings feel safe.
We ended up Sheltering in Place here for 18 days. It is very roomy with a huge deck. Nothing much to see but other be buildings, but it's outside. The kitchen is pretty well set up, the bed and furniture are comfortable. A human at the desk would be nice. Stay Alfred is a New Concept in lodging. Read fewer employees. Due to covid 19 it took a while to get a response to my texts, and phone hold times were long. Perhaps more employees would be of use here. The people I did talk to were working from home I think. All and all, this is a very comfortable place. There is a Rouses grocery and CVS 5 minutes walk.
Stay Alfred was very good. the photos of common area made it look like it was part of the apartment. But it was very nice.
