A Fisherman's Paradise:

If you're an angler, you've just found your dream rental. The property offers private water frontage uniquely located at the mouth of the lower South Holston River as it flows into Boone Lake — one of the most dynamic fishing locations in East Tennessee. The charming waterfront cottage is also only 15 minutes from another world-class trout fishery, the Watauga River and within a 1 hour drive of countless mountain streams and lakes throughout Tennessee, Virginia, and western North Carolina.

Spring & Summer (May–Mid September): When Boone Lake reaches full summer pool, the property features stable lakefront access — perfect for launching your canoe or kayak, swimming from the bank, and fishing for trophy lake-run trout and striped bass.

Fall & Winter (Mid September–April): As TVA draws down Boone Lake, the river channel becomes exposed, revealing phenomenal wade fishing during low-water periods when South Holston Dam isn't generating.

Two nearby boat ramps:

1. Bluff City boat ramp on Boone Lake (~1 mile downriver)
2. J. Forrest Thomas access area on the South Holston River (~1 mile upriver).

Three nearby fly shops:

1. Tailwaters Fly Company (3 minute drive)
2. The Fly Box (15 minute drive)
3. South Holston River Fly Shop (15 minute drive)

Whether you're fly fishing for wild brown trout, targeting migrating striped bass, or introducing the kids to their first cast, this property delivers world-class access.

What’s Bluff City, TN all about

Bluff City is one of those quiet, tucked-away spots that feels like a mix of farmland, river life, and small-town charm. You’re right along the South Holston River, so fishing and water views are kind of part of everyday life here, and it’s not unusual to see folks heading out early with boats or just enjoying the calm. It’s definitely slower-paced, but you’re still just a short drive from the energy of Bristol Motor Speedway and the Bristol downtown area, so you get a nice balance of peaceful mornings and things to do when you want them.

⚠️ Important River Safety Note:

The South Holston River's water level fluctuates based on TVA's generation schedule at South Holston Dam. At low water, the river is calm and perfect for wading. During generation, flows rise several feet and become swift and powerful. Always check TVA's water release schedule (published the day before on the TVA website and app) before recreating on the river.

I don’t leave reviews bc I’m fairly lazy, but I had to on this one. It was absolutely amazing. Right on the river, beautiful setting, plenty of room, loved the deck. We only stayed one night en route to our vacation home but joked that we should’ve just stayed there! We’ve never been there but would go back, and the local BBQ was great!
