Welcome to our family Cape house. Our home is located in a private setting within New Seabury. A 15 minute walk to the beach and an 8 minute walk to Fells Pond, a tranquil sand bottom pond that's perfect for kids.
The whole family can fit! There are 2 Full bedrooms on the 2nd floor, a Queen master suite with walk in closet and master bathroom on the 1st floor and a bunk room with sleeping for 6 in the finished basement. There is a full bathroom on the 2nd floor and a half bath off of the kitchen on the 1st floor. The master bath has a huge luxury shower that features a rain shower head and body jets. The main floor has a large living room with a comfy sectional and a 65-inch smart TV over the gas fireplace. The living room opens to the dining space, where there is a dining table for 6. There are also 3 dining stools at the kitchen peninsula. The kitchen has a gas stove, dish washer and all the essential kitchen appliances and tools. Outside there is a very large and very private deck with outdoor seating and a grill. Home also has central air, 2 sky lights, washer/dryer, wireless internet and parking for 3 vehicles.
Our family rented this property for 5 years and loved it so much that we purchased it! We have already made several updates to the property but have even more planned, including paint and finishings. Hope you love it as much as we do!
Perfect location for hosting a family vacation. The home is immaculate, in a private setting and is equipped with everything needed to host a group.
The house was accommodating for our whole family, it was very clean, updated, and well stocked. The area was good, my nephew caught a five pound large mouth bass in the pond across from the ocean. Overall a great place to stay.
Highly recommend this property. House is beautifully furnished with plenty of room for our party of 6. Only a 10-15 minute walk to the Popponesset Marketplace, always a highlight for our kids. Deck is wonderful for outdoor meals. So happy to have found this gem!

Cozy place but very clean and well appointed. Well located just minutes away from Rt 28, shopping plazas, and the beach. Would be happy to stay here again.
The house is in great shape, spacious, well-furnished, attractively decorated, and very comfortable. The master on the main with its incredible shower was especially enjoyable. The quiet location and wooded surroundings provided great privacy and a relaxing setting. It served the four of us, all senior adults, very well. Thanks for sharing it with us!
Property was excellent for the this family visit to Cape Cod. There were a few items that caused a little confusion such as having internal doors that needed keys to unlock. The lock on the door to the basement got locked by error and it was necessary to contact the owner to sort out the issue. The owner is extremely responsive to the small issues that we had. The one item that I could describe as missing would be details as to how to get to the pond or beach from the property as described in the listing.
We had a great stay at Fells Pond. The house had everything we needed and we were able to comfortably cook meals most days and lots of space to spread out. Modern amenities and very clean. We attended a wedding at the Popponesset Inn which was a short drive. Our teenagers walked back and forth to the market place on several occasions and each had a couple of friends stay with us later in the week - the layout of the house was perfect for this, especially with the bunk room on the lower level. Great week, would definitely rent again.
We had a great week at this property with two families (5 adults and 4 kids). We walked to the marketplace for ice cream, mini golf and live music three nights. We went to three different beaches all within 20 minutes of the house. We spent a day in Martha’s Vineyard biking around the island. Overall the house had all the kitchen necessities needed. The air conditioning was perfect on the hot days. The only downside is there was no yard for the little guys to run around in. But overall, a great spot!
My family and I just came back from a week's vacation on the Cape and we were all glad we chose this home for our stay. The house is roomy. We are a family of 5 and probably could have brought several others to join us. The basement itself was like an island of its own. The kitchen is clean, large and has everything you need. The back deck was a wonderful place to grill and also enjoy a dinner outside or your morning coffee. The hosts could not have been more helpful and pleasant. Probably my favorite part of the house was the shower in the guest room. This trip is going to cost me more because now I have to change my own bathroom to be just like this one! There is a small pond down the street that you can visit for a swim. It's never overly crowded, usually one other person or family. It's not a far drive from the ocean. It felt like we were in a cozy neighborhood and I could see myself living there. In fact, my 14 year old daughter said after the first night of being there, I'm going to buy this place. Keep saving the pennies, kid. :) This place will not disappoint. It is definitely 5 out of 5.
We had the most wonderful vacation in New Seabury. The house is as perfect as it looks in the photos – super clean and with all of the comforts and conveniences of home. Our family of four vacationed here with my sister’s family of four and there was plenty of space for both families to spread out and relax. The four girls (ranging from 3-11 yrs) enjoyed having their own bunk room and often used it as their own separate place to play throughout the day as well. The deck and overall surroundings of the house are really lovely – so quiet and serene – we found the deck a wonderful place to wake up with a cup of coffee, play a game of cards, work on a crossword or even have dinner. All of the New Seabury grounds are gorgeous – with beautifully maintained flowers and landscaping. Such a nice area for morning or early evening walks. The location of the home is also incredible. It’s walking distance from a clear bottom pond with a little sandy beach – that we often had completely to ourselves. A short 8 minute drive brings you to South Cape Beach, which we found to be one of the nicest we’ve experienced on the Cape: soft, clean sand, not too busy, small waves, gradual entry (great for little ones) and clear water. We also enjoyed walking from the cottage to the nearby Poppy Market – which has a toy store, candy story, ice cream, mini golf and other souvenir shops. One night we watched the fireworks from there and another night we enjoyed dinner al fresco while listening to live music and watching our kids danced on the little stage – so lovely! Jeff is incredibly responsive – even proactively reaching out in advance of our stay to answer any questions, share recommendations, etc. Always nice to have attentive owners! We would definitely stay here again in the future. The only thing we missed was having a backyard for the girls to burn off some energy but we did take advantage of the house being on a quiet dead end street for scootering/biking, chalk drawing and other fun. Overall, we would highly recommend it to anyone!
