River Rock Villa is a private resort in Fredericksburg, Virginia set on more than six wooded acres with direct access to over 4,000 acres of protected Rappahannock River conservation land.

Built into the landscape rather than imposed upon it, the property was designed around privacy, movement, water, and the changing rhythms of nature. Here, mornings begin with birdsong through open windows and evenings often end beneath waterfall light, quiet skies, and the distant sound of moving water through the trees.

Surrounded by mature hardwood forest, layered outdoor spaces, and protected land beyond, River Rock offers a sense of separation that has become increasingly rare.

POOL, SPA & OUTDOOR LIVING

At the center of River Rock Villa is a 40-foot infinity-edge pool finished in Black Pearl PebbleTec, selected to reflect surrounding stone, woods, and changing light throughout the day.

Wide limestone edges invite conversation, morning coffee, and bare feet warmed by the sun. Stone pathways, rough-cut granite terraces, and layered elevations connect gathering spaces designed equally for celebration and stillness.

Infinity-edge waterfalls spill over natural stone edges into lower basins below during scheduled feature hours, creating movement, sound, and visual drama while helping maintain exceptional water clarity. Elevated spa spillways descend dramatically into the pool environment below while the raised spa overlooks terraces, woods, and gathering spaces.

Oversized natural stone outcroppings overlook the deep end, creating places to gather, watch, jump, and linger.

Beneath the terrace sits the shaded grotto, one of the resort’s most memorable spaces. Naturally cooler during warmer months, it offers billiards, seating, and retreat from the summer sun. Soft sand underfoot invites bare feet and slower moments.

The home was designed around flow, natural light, and connection to the outdoors.

The two-story foyer creates an immediate sense of arrival with layered elevations, receiving spaces, fireplaces, shuttered windows, and access to the covered wraparound porch.

The great room rises nearly twenty feet with grand piano, fireplace, expansive windows, and direct access to pool terraces. Multiple seating areas encourage conversation while natural light and changing views become part of the experience.

Stone paths, circular movement, and layered levels create few dead ends, encouraging exploration and gathering throughout the home.

KITCHEN & DINING

The kitchen was designed for extended stays and shared meals.
