Quiet Hours: We love our neighbors and in order to stay in good standing with them quiet hours are strictly enforced, 10pm to 8am.
Age Requirement: Must be at least 25 years old to rent.
No Smoking / No Parties: Strictly enforced to maintain our peaceful setting.
Security Deposit: $500 deposit and guest agreement are required.
Pet Fee: $125/pet (Maximum 2 dogs only)

For an optimal experience for us both, we’ve spelled out some house rules. Thank you in advance. We truly appreciate you staying with us.

• Your safety is our main concern and our insurance will only allow a MAXIMUM OF 12 GUESTS, including infants and toddlers.
• Pets are allowed (Maximum 2 dogs - Pet fee applies)
• Please turn down the AC/heat when you’re away.
• No parties or events, an extra $500 cleaning fee will be applied if a party is thrown.
• Check-in is at 4 PM or after by Smartlock and check-out is at 10 AM.
• Please observe quiet hours from 10 pm-8 am out of respect for our neighbors.
• There is absolutely no smoking or vaping in the house or garage. If you smoke outside, please pick up the butts and dispose of them safely.
• There are security cameras present on the exterior for security and guest safety. Do not move or tamper with them.
• The base cleaning fee covers basic cleaning. Additional fees may apply if anything is damaged by more than “normal wear and tear” by dirt, spills, bodily fluids, etc. for using extra cleaning methods.
• For your convenience, we have left detergent for both the dishwasher and washing machine. Please take all bags of trash out to the outside trash bin.
• Please only flush toilet paper. Feminine Hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls, etc. need to be disposed of in the wastebasket.
• No video productions without written consent from the property owner.
• If anything is broken or damaged or simply isn't working properly, please report it to us ASAP.

It is always recommended that you get travel insurance for unforeseen circumstances.

Please adhere to the following pool and hot tub rules and warnings to ensure a pleasant experience for everyone:

Hot Tub Rules
- Please shower before and after using the hot tub to protect linens.
- Use at your own risk. No lifeguard on duty. We are not responsible for accidents or injury.
- Local ordinances require the hot tub cover be replaced and securely strapped when not in use to prevent entry by young children and to keep it heated.
- Spa cover is not designed to support weight. Please do not stand or sit on hot tub cover.
- Do not enter if the temperature is above 104 F
- No glass in or near hot tub
- No jumping, diving or pets
- Limit your hot tub time to 15 min and cool off before using again. Long exposure may result in nausea, dizziness or fainting.
- Please do not use hot tub if you have diarrhea or any disease transmittable by water.
- Do not use under the influence of alcohol or narcotics.
- No children under the age of 12 should use the hot tub, they are much more prone to overheating.
- Children must be supervised by an adult at all times.
Warning: Please consult a physician before using if you are elderly, pregnant, have diabetes, heart disease, high or low blood pressure, any illness or if taking prescription medications.

Pool Rules
- No lifeguard on duty – Swim at your own risk.
- Children must be supervised by an adult at all times in and around the pool, including the backyard.
- No running, pushing, or rough play in or around the pool area.
- No diving or jumping into the pool.
- No glass containers in the pool area – Use plastic or shatterproof alternatives.
- Pool hours: 8:00 AM to 10:00 PM – No swimming outside of these hours.
- Proper swimwear is required – No cut-offs, jeans, or street clothes.
- Please shower before entering the pool to remove lotions, oils, and sunscreen.
- No pets allowed in the pool or pool area.
- Keep the pool area clean – Dispose of trash in designated receptacles.
- No smoking in or around the pool area.
- No excessive noise or loud music – Be considerate neighbors.
- Maximum occupancy of 8 in the pool area must be observed.
- In case of emergency, call 911 and notify the property manager immediately.

By following these rules and guidelines, you'll help ensure a safe and enjoyable pool experience for everyone

Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice.

The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith. Except as stated herein, the Guests are renting the premises in its As-Is condition upon check-in date and agrees to take good care of said premises.
