HOME TRUTHS:

- The Haus is on a septic system.

- The outdoor space (pool and fire pit) is shared with Cottage guests.



Guest Access:

You'll have access to the entire house, shared front and back yard spaces including pool and fire pit that are shared with the cottage. When both spaces are rented, we ask that you kindly give each other privacy and respect.



The Neighborhood:

Located in the heart of town.



Getting Around:

The Kobza Haus is perfect for walking around Round Top. Coffee, dining and shopping are easy walk from the Haus.



If you plan to explore outside of Round Top city limits, you'll need a vehicle to get to the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, generally aren't available in this rural area.



Other Things to Note:

-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. Must be 22+ to book.



- Each additional guest over the maximum is $35 per guest. Any guest count above the maximum must be approved by the host.



- When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



- CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



- Please note the pool and fire pit are shared between the Haus and Cottage. There could be guests staying at the cottage during your stay.



- The pool is not fenced and cannot be heated.



-OPTIONAL FEES - We offer additional services that may be available for an additional fee (must be pre-approved by the host, non-refundable):

-Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
