The home has 2 bedrooms, 2 bathrooms and is 960 sqft. This is a 4 story townhome (including the rooftop) with no step at the entrance.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• Cancellation — Policy is upheld strictly. Extensions welcome based on availability. Shortened stays and date changes are subject to our cancellation policy. Travel insurance is strongly recommended.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

**Additional Info About the Home**
• This is a townhome and is not handicap friendly. Guests have to be very comfortable with stairs as there are multiple stories. See above for the floor-by-floor layout.
• Parking: the home does not have dedicated parking. We provide a city-issued guest parking permit for free street parking. Do note that Capitol Hill is a densely populated area so street parking is first-come-first-served and can be hard to find depending on the time of day. Paid public parking is available nearby.

**About Fees & Pricing**
• The regular nightly rate covers 4 guests. Additional guest fees are $25 per person per night, up to a maximum of 5 guests. Please indicate an accurate number of guests.
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing.
• Pet fee: Well-trained pets are welcome; We charge $50/night for your pet(s) which have already been included in your invoice if you have selected pets on your reservation.

**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

    Only issue I had was dead. The top bathroom was plugged, but was able to contact owner and it be addressed right away. an excellent place to stay using lift without any issues.

    My daughter, husband and I stayed over Thanksgiving week. This was an excellent spot for us. The house is clean, furnished with everything we needed, and very comfortable. The location was easy for us to get around and the parking pass made having a car very easy. The hosts were excellent about staying in touch and they also allowed us to extend our stay by two days without much prior notice. We would definitely stay here again.

    Yes the host was very welcoming and responded to our query promptly. The rental was clean, comfortable and well furnished and situated in a quiet neighborhood- and walkable.All amenities were excellent except for the washing machine.

    The space had exactly what was promoted. The neighborhood was outstanding. I was visiting my daughter who lived nearby but I wanted my own space. The rooftop view was amazing. When I walked into the heated bathroom floor it felt awesome! I don't mind climbing stairs so note there is no first floor bathroom. Beautifully decorated. Walking distance to everything including a giant food store and amazing coffee shops right on Broadway. The unit has 2 types of coffee makers so I was covered!

    All as expected. All as described.Air condition on second floor bedroom did not work or just was too weak. Sleeping was difficult due to extreme hot weather and humidity the AC could not handle. Needed to use a fan at night. Disappointing given the price paid for this place.3rd floor AC was excellent.Otherwise, location, parking, and ease of use of amenities and overall comfort were all very good.

    View from the rooftop is better in person. Great location to surrounding restaurants and easy access in and out of the city. Modern 3 story townhome even had coffee for us :) great host ! Would definitely book again

    What a fabulous home with all you need for home base while exploring the city! From the rooftop down the steps to the bottom floor, all amenities were ideal. Beds were comfortable, baths were spacious, and late-night conversations up on the rooftop did not disappoint. Morning walks among the spring flowers with pup were also a highlight!

    Walkable yet tucked away. Easy to get to lots of different neighborhoods from this spot. Comfy beds. We were always able to find parking within a few blocks. Excellent coffee nearby, then again it's Seattle ;-) . We would definitely stay again.

    Cozy, well appointed townhouse located in nice quiet neighborhood with easy access to downtown Seattle. Very comfortable beds. Thanks to owner/management for having the heat on when we arrived, the bottled water and treats. Thank you. We will be back.

    First time to Seattle and the rental didn’t disappoint. This place was great. The unit was exactly as advertised, and the neighborhood was perfect if you like to walk to places. Short trip to downtown as well. There was plenty of restaurants, shopping, and site seeing about a five-minute walk away. The view from the roof top deck was amazing. We would definitely stay here again. Comfy bed also!

    I would love to give 5 stars, but there was just a couple of negatives. Let me explain: Check in was SO EASY! The location was great, it was close to restaurants and stores, we even could walk to The Paramount for our show. The rooftop was great and has a view of the Space Needle, but it’s not very practical as the only way to get there is three flights of stairs and through the primary bedroom. The bathrooms and kitchen were beautifully appointed and felt high end. However, there were not any regular sized glasses, there wasn’t a broom available and only two rolls of toilet paper for each bathroom for a week stay. The beds were extremely comfortable (so much so that I’m trying to find them for my own!) The couch is very uncomfortable and way too small which means there’s not much seating. Ostensibly, a two bedroom townhouse could accommodate a family, but not the furniture. I had family members sitting in the floor which wasn’t comfortable at all and with no broom or vacuum available, got quite dirty. The bedrooms also lacked someplace to put clothes and such (no dressers), the one bedroom had no nightstands or lamps. Overall, we were satisfied, just mentioning that there are many improvements that could be made. Seating being the main thing. As I said, great, quiet location and the neighbourhood coffee shop is fantastic! My kids live up there and I would definitely consider staying there again!! Checking out was a BREEZE!
