The Retreat at Legacy Park is a popular, yet tranquil, community of substantial homes just off the US Highway 27, and minutes south of US Highway 192. There is choice of nearby stores and restaurants, both locations are less than a couple of miles away. Use either the local shops at Berry or those located at Cagans Crossing. The development is just a short drive from golf courses and other amenities.

Although conveniently close to the main road links, the house is positioned so as to retain its quite and peaceful charm .DISNEY is the closest attraction - about 10- 15 minutes drive - with Universal, Sea World and others, a little further away. I-4’s Exit 55 is just a few minutes away and provides quick and easy access to Busch Gardens and the beaches near Tampa on the West Coast, or the Space Coast beaches near Cocoa and Melbourne, and all of the Central Florida attractions.

Take the opportunity to enjoy your vacation/holiday in this very spacious two story vacation home. The home has had many recent upgrades and features two living rooms, two dining areas, 4 bedrooms, 3.5 bathrooms, and 4 TVs and a DVD player.

You enter the house to a large lounge and dining room, both of which are beautifully furnished. At the rear of the house is a spacious family room which includes a 48” flat screen TV, a well equipped kitchen with breakfast bar. There is also an indoor laundry room containing a full size washer and dryer, that leads through into the recently installed games room. The games room contains a 7 ft pool table, air hockey and Foosball . Access to the pool area is either direct through patio doors from the lounge or through the restroom.

Upstairs is a spacious master suite, containing a king size bed, huge walk in closet and bathroom which has double vanity, tub and a separate shower cubicle. This master bedroom is tastefully decorated and also has 28” flat screen TV. The second, smaller, master suite has a double bed, walk in closet, en suit bathroom with combined tub and shower and a 19” flat screen TV. The 3rd and 4th bedrooms each have twin beds, one of the rooms has a 19” TV; and these rooms share the family bathroom.

Other amenities include, cable TV, and free WiFi internet access so you can keep up with the latest information or check your e-mails. Outside the sunny pool deck has plenty of room for sunbathing and is not directly overlooked. The pool has a spa. The pool is heatable (extra charges apply). Here you can enjoy a day of sun, or relax after a day visiting the local attractions. Patio furniture includes 2 sun beds, table and chairs.

`COMMUNITY PARKING RULES: 4-car limit per house. The driveway fits two cars. The garage is unavailable for parking. Street parking is allowed within the Legacy Park Community.

GUEST RESPONSIBILITIES
♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge.
♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper).
♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards.
♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages.
♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account.
♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract.

TERMS AND CONDITIONS
These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter `Florida Spirit`).
1. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest`s use of the Premises.
2. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises.
3. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the `Premises`) for the purpose of reserving, renting and managing the use of the Premises.
4. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name.
5. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file.
6. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file.
7. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.
8. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest.
9. Furnishing and Linens. Furnishings of the Premises are subject to change without notice.

    Pool was cold, when I called to complain, I was told that I have to pay a 40 fee to heat up the pool even though it was included in the pre payment. I decided to pay because we were already there and the pool remained cold regardless... I would suggest a little more of transparency when advertising the property... Everything else was just fine ...

Reviewer Comments: As our experience Florida Spirit is the best when it comes to renting the perfect home to enjoy your family vacation.The house was amazing and clean just as we expected. The only thing we did not like about the pool are was that there is no light outside, so when there is no daylight we weren’t able to use the pool. It will be a good idea to have light install in the pool area or in the pool. House is close to major malls, Walmart, and the Disney world. Even though we couldn’t use the pool at night, we had a wonderful time.

Some of the bads mattresses are to old and it was impossible to sleep and the sheets were not properly washed. We found the washed towels in the dryer but only after 2 days and in my opinion in the kitchen would be nice to have more pots of different sizes. Some of the furniture around the pool need to be changed and the pool area was not cleaned before our arrival. We will not rent again this property in this condition.

Reviewer Comments: It was a spacious clean home but is very out dated and could use new clean furniture as well as new pillows in rooms the master shower has some serious mold issues the pool table had paper under one leg to balance it out the carpets are very light colored and could use a cleaning or new carpet the pool was lovely but cold and you have to pay Xtra to get it heated even the spa is cold
