Welcome to The Modernista, located in one of Miami’s oldest neighborhoods. Built only in 2022, this Coconut Grove property is a triumph of striking design and no-holds-barred luxury. The home itself is dominated by clean lines, smart technology and huge windows that let in copious amounts of Floridian sunshine. The kitchen is the sort of thing that chefs dream about and there's a backyard pool that is simply perfect. However, despite this, it's the inside that really steals the show.

Miami is a global host city, with fan festivals, cultural activations, and major events happening throughout downtown and nearby neighborhoods. Enjoy the convenience of being close to it all, while having a refined, comfortable space to return to after the excitement.



LOCATION: Please note our proeprty is in a family friendly residential neighborhood called Coconut Grove. The Grove packs in a whole lot of charm, history and culture into a relatively little area along Biscayne Bay. Mixed in with the bohemian bungalows, independent book shops and locally owned cafes. CocoWalk and the heart of Coconut Grove are less than a 3-minute drive or a 15-minute walk. We ask that you please be mindful of our neighbors and keep noise to a minimum, especially after 10pm. The home is equipped with noise monitoring devices but most importantly our neighbors are quick to report any loud noises that is problematic to the community.



CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing a few days before check in for availability.



MASTER BEDROOM: Featuring king bed, small balcony overlooking pool, ensuite bathroom and Smart TV.



SECOND BEDROOM: Featuring a queen size bed, ensuite bathroom and Smart TV.



THIRD BEDROOM: Featuring a queen size bed, ensuite bathroom and Smart TV.



FOURTH BEDROOM: Located on the first floor, featuring a queen size bed and Smart TV.



WORK DEN: Located on the upstairs hallway between bedroom, this is a perfect workspace, with seating and even a TV.



LIVING ROOM: Spacious living room with a ample seating and Smart TV. Washer and dryer in laundry room located off the living room and next to the garage



KITCHEN: Fully stocked kitchen with updated appliances, dishwasher, coffee maker, toaster and everything you'd need to cook at home during your stay.



OUTDOOR SPACE: Private, non-heated pool and seating area. The pool is cleaned regularly. However, we sometimes experience strong, tropical winds that can cause debris from palm trees and other vegetation to fall into the pool. A pool net is provided for your convenience.



PET POLICY: This is a pet-friendly property. A non-refundable pet fee of $150 applies. Only one pet is allowed, with a maximum weight limit of 30 lbs. Please contact us with any questions regarding pet eligibility.



PACKAGE HANDLING POLICY: You can order packages to be left at the door. This is a standalone property. There is no front desk or doorman. Package retrieval and lost packages are the guest's responsibility.



PROVISIONS: We extend a welcome with various essentials for your convenience, such as an ironing set, laundry facilities, complimentary WiFi and Smart TVs catering to your favorite streaming platforms like Netflix. On display are toiletries, linens, and towels to enhance your comfort. However, we humbly point out that washcloths or kitchen towels do not form part of our linen service.



GUEST SCREENING: You may be required to follow a check in procedure for security and fraud prevention purposes that will verify your identity, payment method and booking prior to receiving your check in instructions. Once you pass the screening process your booking will be confirmed.



WHAT TO EXPECT: Aspiring to cultivate a wonderful stay we have anticipated your needs, stocking fresh linens, towels, essential toiletries, fundamental cooking utensils, and pantry basics (like olive oil, salt, etc.). If you intend to prepare a meal or require specific items, the House Guide stands by with further details, beneficial advice, and comprehensive protocols for guests.



WHAT TO DO WHILE YOU'RE HERE: We've assembled a list of our favorites in the House Guide, and we're happy to answer additional questions.



EXTRAS: We offer concierge services to our guests. Wishing to rent a boat, engage a chef, or book a massage Our concierge can arrange these and more upon your request. We would like to clarify that these local, third-party services are facilitated by the managing host and bear no connection with the property owner. The booking of any optional add-ons signifies the renter's agreement to absolve the property owner of any claims related to these third-party activities. We are pleased to arrange housekeeping during your stay, upon request, and at your cost. We reserve the right to assess fines for excessive cleaning, trash removal, and property damage.



SAFETY: We adhere to CDC cleaning and sanitation protocols, ensuring thorough disinfection. Surveillance cameras monitor the property's exterior for added security. Please note that the property has a groundskeeper that may access the pool for service, landscaping and other upkeep needs for exterior grounds.



OBSERVATIONS: We enforce a no-smoking policy on our premises, and we humbly request consideration for our neighbors by maintaining a low noise level post 10pm. Violation of house rules or noise complaints may result in a cancellation and no refund. Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property.



CLIMATE AND BIODIVERSITY: Our property nestles within a region offering year-round tropical conditions. Do remember to apply sunscreen and stay hydrated amidst the occasional bouts of tropical warmth and humidity, as well as potential rainstorms. We celebrate the rich biodiversity here, inclusive of diverse flora, reptiles, bugs, and more. Despite our frequent inspections and monthly pest control, you might encounter these native visitors. We assure you of our ongoing efforts to regulate and control their presence.

The Neighborhood:

Hugging the shoreline of Biscayne Bay, Coconut Grove is an upscale, leafy neighborhood with relaxed sidewalk cafes and chic shops in and around the CocoWalk mall. The area's several green spaces include bay-front Barnacle Historic State Park, home to a mangrove forest, and the iconic Vizcaya Museum and Gardens, centered on a lavish Italian-style villa.



Getting Around:

We recommend a car as a good way to get around or uber as an alternative.

    Wow! Perfect in every detail. The location was incredible, with shopping and every restaurant imaginable within less than a mile. The home was very spacious and expertly constructed. I travel frequently, and this is easily the nicest property I have stayed at. The host was immediately responsive and proactively offered help with anything we needed.
