Our newly renovated bungalow is a short walk away from the newest section of the Atlanta Beltline. Our home features lots of style, technology, and comfort for your stay in Atlanta. Our home is located on a quiet, tree-filled street 5-10 minutes from downtown and 10-15 minutes from the airport. We are also less than 5 miles from Tyler Perry Studios. Our homewas recently renovated and designed. Our home features lots of great style and technology throughout the home like smart TVs, Amazon Alexa, a Sound Bar, and a record player. We recently added some outdoor seating on the front porch and back deck.

The front door opens into a roomy living/dining area which will become the main hang-out area. The living room has lots of seating and a 55-inch smart TV with Roku. The dining room has a large vinyl collection and a record player. The kitchen includes lots of cooking gear and a nice array of spices & oil. A coffee maker, filters, and coffee are provided. There are enough plates, glasses, bowls, and silverware to serve 6. There are three bedrooms and two bathrooms located in the home. 2 of the bedrooms feature queen beds and the master bedroom has a king bed with a private bathroom. 2 of the bedrooms feature a smart TV.

Bed Summary: We recently partnered with Serta to feature their brand new iComfort Hybrid mattress in each of our bedrooms. If you want to purchase after we have a special discount you can use! Our home features 1 King bed and 2 Queen beds.

Outdoor Space: This house has a huge back porch and a grill. We suggest enjoying a meal or beverage outside since the weather in Atlanta is pretty nice most of the year. We also have a 5-burner gas grill you can use that is on the back porch.

Parking: There is a driveway with 2 parking spots that you may use at all times. Additional cars will have no trouble finding free street parking.

Guests will have access to the entire home including the laundry room, driveway, and the large back porch

Accessibility details:
-The home is one level and there are not steps that need to be climbed to enter the home. Once inside, the house is quite accessible.

We live down the street and can be contacted through the VRBO app or our cell phone. Our property manager Michael has access to our VRBO messages and is available for anything you may need before or during your stay.

Our home is located 1.5 miles (20 minute walk) from the Marta West Lake Transit station. The Atlanta university Center is located 2 miles away and is about a 6 minute car ride. Uber and Lyfts are super cheap too because Mozley Park is really close to all the ITB (Inside the Beltine) neighborhoods, the airport, downtown, and midtown.

For example, if you plan on 6 people staying overnight and 2 people visiting during the day, the guest count is 8 people. City of Atlanta Short Term Rental Operating License Rules

1. It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property. Quiet hours start at 9 PM.

2. The maximum occupancy of this short-term rental unit is 2 adults per bedroom.

3. __2__parking spaces are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.

4. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city.

5. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund.

6. Guests must provide an unaltered copy of their Driver's License or Passport to host through VRBO message thread within 24 hours after booking so we can independently confirm your identity and finalize your reservation.

7. Events, weddings, parties, commercial video, and photography are prohibited unless approved prior to check in. If you have any questions, please reach out to us and explain what you are trying to do, and we can determine if it’s possible to host your event. Good communication is key.

8.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. If you smoke outside, please dispose of your smoking related trash.

9. Please remove makeup before getting in the beds. We provide makeup wipes and hand towels. If sheets or linens are stained, we will have to charge to replace.

10. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

11. Do not put food and cooking oil down the kitchen drain.

12. No glitter or confetti Our cleaning team will charge an additional $100 if they have to clean glitter or confetti.

13. Our cleaning team charges a $350 biohazard cleaning fee if they have to clean up vomit, blood, or any other bodily fluid.

14. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations between $20 and $25.

    Stayed in the area to visit with some friends. We really enjoyed this cute bungalow, which was nicely updated. Kitchen was adequately stocked to be able to prepare meals. The three bedrooms were nicely spacious, with a king size bed in the master bedroom, with a very comfortable mattress. Would definitely consider staying again if in the area in the future.

    Overall the stay was great!! Communication with the property manager was okay. I had to contact VRBO customer service the morning of my stay because I wasn’t hearing from Michael. But right after they reached out to him, he responded pretty quickly. The property was really clean!!! I will say, location wise we were not expecting it to be in the neighborhood it was in. However, it was fine!!!

    3.5 out of 5 - Our stay was pretty good, but there were a few things that could be improved. First of all, there have been some comments about the neighborhood. It really isn't bad at all. We never felt unsafe and the location was excellent. It was 10-15 min away from everywhere we went. The door and screen door had a deadbolt and there was a chain. Plus there is a security system, as well.It was easy to locate the key and get in when we arrived.Communication was not great. There was an issue with my card on file for the deposit. I messaged them back multiple times on VRBO, but they never answered. Luckily, they gave me their phone number. I ended up having to text them about the whole issue. What's worse is it was the day we were checking in, so we were traveling.Cleanliness could be improved. The floor had crumbs, there was hair in the shower drain and on one of the towels, the dishes from the previous renters were still in the dishwasher.It was not homey feeling. It seemed like it is only set up as a rental. The couch is very thin and uncomfortable. There were no dressers, only nightstands and a closet in each room. Water pressure was bad The beds were horrible on my back. They threw a memory foam mattress on a bed frame without a box spring. There is no support, so beware if that can effect you. Overall not a bad choice, but I don't think we would stay again.

    We came to Atlanta for a Braves Game, the proximity to the ballpark was perfect. It is an older home, some sloped floors, thin walls and whatnot. You can tell a lot of folks have passed thru this rental. It was not neccesarily unclean, but nowhere near as pristine as the photos appear. The beds were very comfortable and the hot water supply fantastic. Communication was excellent. We did have some issues with the AC, not sure if it was on a schedule but it would not cool below 71 during the day. Nights were cool and the 2 queen bedrooms have ceiling fans to keep you comfortable. Overall we were happy with our stay.

    What a great place to stay when visiting Atlanta. It was centrally located and easy to get to all of the tourist places throughout the city. We had good communication with the host and everything was just as described. Would definitely recommend!

    Our experience and stay was outstanding. A slight hiccup just prior to our stay (24 hours before check-in) as the heat went out at this residence. Michael (host) was immediately on top of issue and opened up another property so we did not have to miss our business convention. The new property was exactly as advertised and very clean. With that being said, if the property that we originally booked was anything like the one we stayed in ( and I am sure that it was), then I am positive it would be nothing less than excellent. Thank you Michael for being an awesome host and having great properties available.
